My experience was great because it was easy to find a room for renting in relation with what I was looking for. The room and apartment details were very good and the photos were very nice. I had a support team from Spotahome who were assisting me during the booking progress. I thank it very much!
I applied to two properties through Spotahome since I wasn't sure which one I'd be accepted for. Before booking, I was assured IN WRITING that I would NOT be charged for applying to multiple properties — their team actually encouraged me to apply to more than one to increase my chances of getting accepted.
Both were approved and charged anyway — including two separate €651 "service fees." When I pushed back with the written assurance in hand, they pointed me to their Terms & Conditions, which said something completely different. So: written promise on one hand, contradicting fine print on the other — a clear bait-and-switch.
The two bookings also had overlapping dates, meaning I could never have used both properties. When I asked to cancel one and get the fee refunded, they refunded the rent but kept the €651 fee, citing "different dates" — despite 28 of 31 days overlapping.
Their support was fast and responsive while I was booking, then went completely silent as soon as I raised concerns about the fees. Their customer service is horrible and their practices are shady. Do not trust what their team tells you verbally or in chat — even written assurances didn't hold up. Book elsewhere.
Follow up to my previous review as Spotahome has not made efforts to resolve the issue with payment processing despite publicly stating that they would on this platform. I was also more thank willing to continue to use Spotahome’s services to find a suitable property but their lack of communication makes it hard to trust them. Awaiting close to £3,000 as a refund still owed to me… attempting recovery through my bank now
I reserved an apartment through Spotahome, but just two days before my scheduled move-in, the landlord cancelled the reservation by mistake. The cancellation happened because, instead of arranging a check-in with an agent for the apartment viewing, the landlord cancelled the booking.
I was informed that my money would be refunded within 5 business days, but until today I have still not received the refund. The amount involved is significant, and I am now left unsure whether I will get my money back.
I have tried contacting Spotahome support, but I have not received a proper response or solution. This lack of communication has made the situation even more stressful.
I hope Spotahome takes responsibility, improves its customer support, and resolves my refund issue as soon as possible.

The Apartment I first selected was declined by the owner. I received several alternatives from Spotahome. One I liked was not available on the dates I need. The second one was very nice fits my needs perfectly and I was accepted. I'm now ready for my stay in March of next year.

I have done a booking through spotahome in September, which ended in February 2026. We paid a deposit of 1900 euro. Unfortunately the landlord blocked me without explanation after the rental. I have been back and forth with spotahome for about 4+ months now. Still without any explanations. I keep getting the same email responses to wait, while nothing is being done. I have been asked 3 times to send the same proof. I used Spotahome for their deposit security, which is a big lie. Only go for Spotahome if it is your last bet to finding a place. I paid 440 something as a booking fee straight to Spotahome, but this service is horrible.

Survival Guide: Don’t Rent Through Spotahome
(Based on My Personal Experience)
Rule #1: Be obsessive with photos and videos.
Take hundreds of photos and close-up videos of every single wall, corner, cabinet, fixture, appliance, and millimeter of the apartment. When sides are taken, you'll need every scrap of proof—and even then, it might not be enough.
Rule #2: Record the entire handover.
My biggest mistake: my landlord said "Fine, fine, don't worry about cleaning" during our walkthrough and promised my deposit back. Once I left Italy, that suddenly became nearly €2,000 in fake damages. Record the entire walkthrough—a 5-minute video can save your skin.
Rule #3: Proof doesn't mean they'll look at it.
Don't assume having photos, WhatsApp chats, witnesses, invoices, police reports, and listings means anyone will care. You can spend months gathering rock-solid evidence only for them to take the landlord’s word anyway.
Rule #4: Screenshot listings before and after moving out.
Days before I left, my landlord (a real estate agent) sent a photographer to shoot the place while I was still set up. Right after I moved out, she claimed I caused €2,000 in damages—yet used those exact photos on Immobiliare as the model listing to market to new tenants. The place was simultaneously "trashed" and "picture-perfect." The second I pointed out this contradiction, the ad vanished. Screenshot everything.
Rule #5: Demand itemized breakdowns.
If hit with "You owe €480," ask "For what, exactly?" They lumped everything into one made-up number: an unknown-brand bidet, drain damage I reported months prior with photos of construction debris left in pipes, and a shower head (even though I used my own Amazon shower head all year and reinstalled the original). Spotahome accepted this total without individual costs, labor fees, or math. 🫠
Rule #6: Demand real explanations for penalty charges.
Two minor wall scuffs (one interior, one by the door) turned into a €1,632 charge. No square footage, paint details, labor breakdowns, or technical reports—just a random number on paper. Demand explanations, not just pulled-out-of-thin-air figures.
Rule #7: Spotahome ignores "normal wear and tear."
13 months of living became "major stains," a €250 deep clean fee, and charges for IKEA pots with normal bottom burn marks (was I supposed to cook on thin air?). Basic wear and tear means nothing to them.
Rule #8: Learn local tenant laws early.
Spotahome accepted a basic paper invoice and a bozza (draft invoice) to keep my deposit. When I demanded Italy's mandatory XML electronic invoice via the Sistema di Interscambio (SdI), Spotahome claimed a bank transfer screenshot was enough. Without SdI verification, an invoice is just a Word document PDF. Know your local tax rights before disputes start.
Rule #9: Foreign tenants are easy targets.
As an expat or international student, you’re far away and unfamiliar with local laws. The system wears you down until you give up. I paid over €32,000 through Spotahome, completed 13 months, and provided mountains of proof that were completely ignored while sketchy paperwork was accepted. Spotahome wasn't a neutral referee—they took the landlord's side and left me out to dry.
Rule #10: Spotahome’s "Deposit Guarantee" is marketing, not protection.
I booked for peace of mind, but the guarantee is total nonsense. They don't even allow public reviews on property listings after your stay to warn future tenants. The system exists to close cases, not help you. Protect yourself from day one.

STAY AWAY FROM SPOTAHOME – Zero support, false advertising, and wasted money
I booked an apartment that looked great in the photos, but the reality upon arrival was a total nightmare:
>Uninhabitable Conditions: There was a missing window pane, leaving the room completely exposed to the outside elements.
>Misleading Pictures: The walls were painted a dark color (unlike the photos), and the room was crammed with extra furniture, making it feel dark and claustrophobic.
>Filthy: The apartment was barely cleaned before my move-in. The common areas were also super disgusting and not clean at all.
I immediately contacted Spotahome to invoke their guarantee (which promises hotel placement and alternative accommodation if a place is uninhabitable). It took them nearly two weeks to reply, despite me sending multiple urgent updates.
When they finally responded, they brushed off a literally missing window as a mere "maintenance issue" and refused to take any action or offer support.
To make matters worse, the landlord informed me I had to vacate within a month anyway due to upcoming renovations. In the end, I paid Spotahome’s booking fee, received zero support, lived in an exposed, filthy room, and got kicked out after 30 days.
Never using Spotahome again.

It’s impossible to unsubscribe from their email newsletter. I’ve tried many times and they just keep spamming me with emails. In addition, there are additional fees that are not visible at first. So the prices aren’t actually that good.

Update 1: What a pathetic response below to suggest you are doing something for your reviews when you are not. What he received was an email stating that they were waiting for the landlord to respond. This is 2 weeks after the landlord already confirmed in writing the change in terms. And a week after you reached out to the landlord to reopen the booking on your front page, while still withholding his money. No penalty for the landlord or yourselves. To top it off he was offered inadequate alternatives that were 600-700 and do not provide the required registration. As you are ticking a box and purposely delaying. he has already stated he no longer wants to engage in a relocation process with you and has been demanding his refund in full and the 300 you should be paying him for his airbnb. He remains homeless for the school year thanks to you and his TIE is running out. How can he pay deposits when you are withholding 3000! If you really cared you would refund now. Instead he gets one email a week pretending that something is happening.
I am writing this as a parent deeply shocked by the bad business practices of Spotahome and their local agency partner in Madrid Grupo FYM.
My son booked and paid for an apartment in good faith for he and his partner for his upcoming studies. Once Spotahome took our money, the local agents completely changed the booking terms (outlined in the booking confirmation and in email correspondence from them). They removed the specific legal conditions my son absolutely required to secure his student visa (TIE), making the apartment totally useless.
Instead of protecting him from this clear breach of contract by the landlord, spotahome appears to being forcing him to cancel the booking himself so they can keep his money. Even worse we have hard evidence that Spotahome has already put the apartment back on their website. It is actively being re-advertised now for my son’s exact move in date. Can’t say they are busy if they found time to serve their own interests while my son continues to wait.
Essentially they are trying to double book the apartment while holding our funds hostage. We have kept timestamped screen shots of the active advertisement and all emails showing changed terms.
A Spotahome customer service rep responded to my son’s public review 4 days ago, reassuring him that they would sort this out and asking for patience. This was clearly a PR tactic. Spotahome has continued to ignore him and he continues to receive emails telling him to prepare for the move in date on Monday! They have clearly looked after their own financial interests and the landlords interests over his. The landlord could have canceled on their end but doing so would incur a penalty. So both are acting fraudulently at this point.
Consider yourself warned. Please look at the negative reviews. Those stories are what you should be concentrating on when you think about using Spotahome. Currently $3000 is being held hostage, more money now spent on an Airbnb and a very worried mother knowing my son has no place to stay when he arrives. Not worth it. Just horrible all around and they don’t care.
Please don’t patronize us with a thank you for your patience PR response. An agent should be addressing this immediately and reaching out directly at this point. We won’t hold our breath.

I am the parent of a student who went to Madrid and found a rental home via Spotahome and within a month the landlord decided the cut his ties with spotahome. The landlord then decided possibly to avoid rental tax that the student needed to pay him cash which increase the rental cost due to cash withdrawals fees each month. The rental is now finished and the landlord is refusing to refund the deposit and spotahome are doing nothing about. All they say is he is not returning our emails. As a company who advertises properties you have a duty towards your tenants and you should have legal resource to enforce deposit returns. I await your feedback here.

Despite the lovely flat we rented. The repercussions of deposit return and our landlord were disappointing. Without our full agreement we had to pay cash for our rent, our landlord has kept our deposit fraudulently and Spotahome has not done much to help us. The landlord was private and truely disrespectful. Ensure you triple check who you are renting with.
