Flatio is holding my money for a stay I never started – No support!
I booked an apartment through Flatio (Lease No. 2887673), but after issues arose prior to moving in, I was forced to cancel. Even though I never stepped foot in the property and the funds are currently held by Flatio, they refuse to process my refund or provide human support.
An agent named Monika completely stopped responding, and the platform has trapped me in an automated bot loop ever since. Flatio acts as a middleman to take your money, but when a dispute happens before move-in, they abandon all customer service responsibilities.
I am now filing an official complaint with the Czech Trade Inspection Authority (CTIA) against Flatio, s.r.o. and disputing the transaction with my bank. Avoid this platform!

Unreliable platform that profits from cancelled bookings while leaving guests stranded
Back in April, I booked two consecutive long-term stays in Greece through Flatio. The first stay went smoothly. However, just days before I was supposed to move to my second booking (Booking #47972484), the host unilaterally canceled without any valid contractual reason.
I was already in Greece with a dog, no car, and needed to stay in a specific area for commitments. Flatio refused to help me secure equivalent housing. I actually tried to use their offer to waive the service fee, but there were only two remaining listings on Flatio anywhere near my required area. One of them was 2300 EUR which I could not afford and the other one rejected me as it was already booked.
I was forced to book through Airbnb, where I had to beg a host to make an exception for my dog, as all other remaining properties were either miles away, prohibited pets strictly, or cost over €2,000.
Flatio refunded my original €900, but my new booking cost €1,800 (€900 direct financial loss). Flatio collects a 100% cancellation penalty from the host for this breach, yet they refused to use those funds to cover the price gap for my emergency replacement.
Flatio is fine when things go smoothly, but if a host cancels last minute, they will leave you stranded and out of pocket. I have filed an official complaint with the Czech Trade Inspection Authority (ČOI).
UPDATE 27. 8. 2026 After Flatio responded:
In their response, Flatio confirms the core problem: I, as the paying consumer who fulfilled 100% of my obligations, am the only party carrying the entire financial and logistical burden of this cancellation.
The Host faced zero consequences because Flatio voluntarily waived her cancellation penalty, citing interface/system confusion on their platform.
Flatio kept their standard business model intact and incurred no financial loss.
I, the consumer, was left stranded in a foreign country with a dog, forced to pay an additional €926.96 out-of-pocket for emergency replacement housing on Airbnb, as Flatio had no viable alternatives in the area.
Flatio's sole "solution" was waiving a service fee for listings that either didn't exist or were rejected, followed by an irrelevant suggestion to extend my current stay in a completely different location 1.5 hours away.
Flatio claims they cannot force hosts to honor bookings, but they systematically choose to absorb the host's fault while transferring 100% of the financial damage onto the guest. The case remains open with the Czech Trade Inspection Authority (ČOI).

I was a host on Flatio for a couple of years and every experience i had was worse than the previous one...until they tried to apply an extortionate charge (they call it a fine!), when i decided to leave altogether. Each booking was either a fake profile or some sort of dodgy profile. The first genuine one (and my last on this site!) Seemed ok until the issue with the website mulfunction and its flawed design caused confusion and left me and the guest in a very difficult situation. When asked to help, flatio was too quick to point to charges and completely ignored the points raised about the website flaws that lead to the situation. Let alone trying to take into consideration the difficult position i was put in by this confusion! I immediately requested to be removed from the site and i would like other potential hosts to think twice before signing up. The offer sounds too attractive to be true - and it is!!! You will be out of pocket sooner rather than later. Seek alternative, more eligible platforms!

After having a challenging time with the site and getting responses from those letting their apartments, I was able to locate what looks like a wonderful location in the center of Valencia. The host was responsive and friendly and made everything clear about the process.
The site is great, however some of the individuals with listings will reject you for no reason nor explanation, or not communicate back at all. That made for some frustration from the start.
I would suggest patience to find your spot. I would also ask Flatio to vet posters that do not represent their services well.

It's useless website - I completed my profile in 100% (picture, job description, debit card etc.) and have sent 5 booking requests, all of them were rejected without any reason or because the host didn't bother to answer. They have very strict rules to verify tenants but NONE for actually verifying if their hosts are serious people. Waste of time, go to airbnb or booking.com instead.
