Stay as far away from this property management company as possible. As renters, they blamed us for screws falling out of drawers and charged us for fixing it when screws falling out are listed as wear and tear. Under the Arizona Residential Landlord and Tenant Act, landlords are responsible for maintaining the property and cannot charge for "ordinary wear and tear". This means deterioration expected from everyday living. On top of that, they have failed to fix A/C issues in Arizona, with average temperature in the house being 85-90 Degrees or more, and we are going on 14 days now. They gave us a promise to reimburse us for two portable a/c units, which can cool two rooms, but still leaves the rest of the house hot. They basically have to be moved from bedrooms to offices everyday as we work from home. This was supposed to be a temporary fix, and its been 10 days since with no resolution. There is no way to contact them via phone and everything has to go through email. Just stay away, it's not worth the hassle.
Nothing but failure from day one. Application processors can't perform simple math. Inspectors lie about home condition. 25 different people involved in leasing, and none of them know anything. Any maintenance request goes through 15 layers before anything happens. Calling maintenance goes to some call center in India. Moved into home, day one, refrigerator didn't work, dishwasher full of mold. Took over a week to get replaced. One month in, AC stopped working. Currently 18 days in...no repairs made. Will be involving a Lawyer.

BE VERY AWARE OF RENING FROM DARWIN HOMES!! This ia rental management company that you do not want to deal with. They will take over a property without inspecting it and then charge you for damages saying they are "above normal wear and tear" so the homeonwer or their company gets repairs done at the preiouse tenants expense. They have bad reviews and unsettled claims with the Better Business Bureau and there is nothing you can do but pay them.
I WOULD STAY FAR AWAY FROM THEM WHEN CONSIDERING RENTING!!

I hope someone reads this and sends help.--- We live in Summerville, South Carolina, and have rented the house we are currently in for four years, Darwin is the 3rd property managment company, and has been terrible to us since we signed our lease. Our AC has been broken since June 5th, when we put the work order in. It is now July 8th, and our AC is still broken. They have not credited us back for both portable AC units we have had to purchase as well. I have reached out to multiple departments within this company and the maintenance dept, And it is beyond clear that nobody cares to help. We have been under a heat advisory and the inside temp in the house is up to 99 degrees. Please, for yours and your pets own safety and wellbeing, DONOT rent from these people.

This company is unresponsive and will give you the runaround for weeks after you make a maintenance request. We have been in our house for almost two weeks now with absolutely no access to cold running water—a basic habitability violation—and yet our urgent requests sit completely ignored in their bureaucratic system.
To make matters worse, they are quick to charge mandatory monthly fees for services they don't actually deliver. We are forced to pay a 'smart home fee' but were only given a basic keypad deadbolt, and we pay hefty monthly fees for pool and yard maintenance while getting the runaround on actual upkeep. Darwin Homes is an automated corporate machine that is incredibly efficient at collecting your money, but completely useless when it comes to maintaining a livable home. Renters beware

I am a current tenant and my AC has been down since 6/9/2026. My family and I have had to stay in hotels because the Alabama heat is very dangerous. There is a heat advisory as I type this. We have asked for compensation for our hotel stay with no response. I really feel there should be some compensation. Right now it’s 90 degrees downstairs and 95 degrees upstairs. This has been a terrible experience.
