Do NOT trust their advertising. Look for performance.

I trusted the advertising and their promotional testimonies. Big mistake. I got entirely frustrated by the numerous problems with simply onboarding. They have data capture instructions wrong. Their accounting for my number of units was consistently wrong. Once you buy, it's VERY difficult to speak with a human who is concerned about helping you.

Zero customer service

While it should be simple, and other companies are. This is very rigid and outdated or poorly thought out.
In adding a payment method, it was able to make the verifying deposits in my bank, but then gave me a popup to insert a 6 digit deposit number that started with SM. My bank shows the deposits, but does not assign number to it.
There is no help on this function. No work around. The chat takes you through their guesses as what might be wrong without covering it, and only allowing you to start over.
Calling them gives you recordings that are no help, and says there is no phone help.
Calling the sales office gets you to someone who talks over you instead of listening, and insists that you call your landlord and only he/she can call them.
This is the opposite of customer service.

I had a weird experience with DoorLoop

I had a weird experience with DoorLoop. I requested a demo last week, and a guy named Maris Martino sent me the invite. When I shared my unit count, he started asking question after question instead of giving the demo. He kept asking why I needed software if I could manage my property myself. I explained that I live in a different state, so software would help me. He kept asking why I needed software. It was really weird, and he never gave any demo. I asked him if there was a trial or a YouTube video I could watch of a demo, and he said there was, but there was no demo. He kind of misled me. I told him I would like an e-sign platform for signing leases, but he said why are you not using DocuSign. It sounded like he was not interested in selling or showing me the product. I said fine, looked for other products, and ended up trying MagicDoor. Their platform is kind of hard to use too, so I ended up with TurboTenant, even though it is not that AI powered. If anyone is looking for software, I suggest trying other platforms and not DoorLoop. I don't think they are interested in selling their product or showing it to users.

90% of the time i have issues with them

I have nothing but issues with them. I asked for a user friendly easy software program and they were wrong. I will ask simple questions and they must have new young employees working because i never get a solution. Many times I've had a question, they refer me to read an article, why have a customer service. Also they are a Miami based company but take money from west coast businesses but don't offer them customer service during west coast hours. When i mention that they respond by saying we have been told that and working on it. I've had to be directed to a supervisor many times. I recommend another company, AppFolio, zillow are better. Do research for sure

Doorloop continues to take money from…

Doorloop continues to take money from our account even though the lease has ended. When we were credited back from the landlord we were unable to get our money out of the app. They have zero customer service for tenants. This app is a scam! Don’t sign up your bank account to it

Unsatisfactory Experience, Bad CS

Ive been using doorloop for many months now, and im overall very dissatisfied with the customer support. I get the run around almost every time after long wait times to get in touch. Most agents goal is to basically get you off the phone it seems, they dont know the answer to most questions, which many of mine have been about holes in their systems.

The portal is very 'buggy'; UNRELIABLE

The portal is very 'buggy'. One moment it may be an issue with how rent charges post (as in each notification reminder would continually add the rent amount in charges multiple times), or, weird nuances when accepting card payments vs ACH. Next, requests sent to the landlord tell me via notification they were sent successfully, but not showing in the actual portal. Working in IT I am convinced they have various back-end, API, and perhaps server storage anomalies, and/or systematic limitations that make the customer experience poor. Additionally, their customer service methods and availability are limited... even the newly set up AI Agent "Gary" is insufficient.

Good luck terminating services

While I cannot find anything stating I must have an offboarding phone call to cancel my account in the terms, they will not cancel my account until I speak with a manager which conveniently is not available until several days from now. This call they are now requiring me to complete is so the manager can try to get me to stay on when I do not want to. The system is okay, not exactly user friendly, but the charge is excessive and the hoops are not worth it.

Terrible payment support — 4 months with no real solution, and the “resolution” was even worse

I have been trying to add my bank account to DoorLoop for about four months, and the experience has been extremely frustrating.

The system keeps rejecting my ACH payment method, even though I completed all required fields and followed every instruction provided by support. I tried adding the bank account manually and automatically, sent screenshots of every step, and provided my bank statement more than once when requested.

Support repeatedly told me the issue was escalated, then later said it appeared to be fixed. Each time, I tried again and the same error continued. After days of back-and-forth, they finally said the account had been blocked by Stripe and that Stripe would not unblock it, but they never gave me a clear explanation why. They never told me what information was supposedly wrong, what step I allegedly missed, or whether the issue was related to the account type, bank, verification process, or DoorLoop’s system.

What makes it worse is that the chat was closed, so continuing the issue means starting all over again with a bot and repeating the same story from the beginning.

After I posted my original review on Trustpilot about a month ago, DoorLoop replied publicly asking me to provide a phone number so they could help resolve the issue. I initially thought this was a positive sign and that maybe they were finally willing to fix the problem.

Later, I received a call from someone who said he was a manager and that he would personally work on the issue, contact the bank manager, and help get everything back on track. However, the one thing he asked from me was to delete the review because it was bad for their “business reputation.”

I explained that my intention was not to damage their business reputation, but simply to share my real experience with their service. Since I finally had someone from DoorLoop speaking to me by phone instead of only through chat, I decided to delete the review and give them another opportunity to resolve the issue.

That person also contacted the property manager without me asking and told him that the issue was not my fault, but that he was there to help us get everything on track. Later, he sent me a text message saying he was working on it and would do his best to fix the issue. He also said the real cause was my bank blocking their merchant system, Stripe, and that it was not DoorLoop’s fault. According to him, it was the bank’s system fault and there was not much they could do.

But here is the problem: if a company offers an online payment system as part of its service, and that payment system has issues the company cannot clearly explain or fix, what does that say about the reliability of that service?

Since then, I have received no more calls, no more text messages, and the issue still persists.

So now I am reposting my experience with DoorLoop and also sharing what their “resolution” process looked like in my case. Based on my experience, I truly do not recommend their services.

This is unacceptable for a property management payment platform. If tenants are required to use DoorLoop to make payments, the system needs to work, and support needs to provide clear answers instead of vague escalations, repeated document requests, and blame-shifting between DoorLoop, Stripe, and the bank.

After four months, I still cannot add my bank account, I still do not know the real reason why, and I have zero confidence in DoorLoop’s payment support.

Very poor experience. I would not recommend DoorLoop based on this issue.

From a Property Management Viewpoint

From a Property Management viewpoint, we have had a very poor experience with Doorloop. When we first met with them to view the software, it seemed like it would be easy and straightforward, but it ended up being much more difficult and mechanical than we had hoped. For example, to process owner disbursements, you have to go in and manually process them and figure out the calculations for management fees each month. It was not simple. As well, they are not transparent in their billing process. They renewed our subscription for the year paid in full and when we reached out letting them know that we were closing our business, and requested a prorated refund, they were completely unwilling and unsympathetic about the scenario. I would not recommend this company to other property management companies, and if you do use them, I would 100% make sure you aren't enrolled in a yearly auto-renewal, unless you are liking the software and know you'll keep using it.

DO NOT GO with this company

DO NOT GO with this company, if you are a mom and pop landlord. I am a newly onboarded customer. It has been almost 45 days.. Tenants initiated the rent payment. It has been more than 2 weeks and the status shows in transit. The customer support has no clue and they have merchant account team as well who don't give you direct answers.

Worst Software and worst service

This is a worst service. I purchased the software because they promised me to input data for me so I can use it in couple of day. However, they did not provide training, of course no input any data. I tried to input data by myself but the software has bugs here and there. They prevented me work on it. I asked refund on the 15 days, the sale rep and the customer service agreed but there were no action. I disputed for 6 months now, they still refused to refund me as well as no further service provided. Not worthy to use this software. Waste my time, energy and money. If I could, I would rate it 0 star!

I was a customer for approximately…

I was a customer for approximately 1.5years, I paid up front for the years. after a year and half, I did not need DoorLoop any longer and cancelled my subscription.
With 6 month left I am expecting a refund of the months I did not use, only to be told "yeh no that is it once you pay up front for the year that's it, there is no refund". My access was taken away but no refund given.
1. this is robbery. unused services should be refunded!
2. Landlords beware.

I will make sure I post on every platform available to me.

Every Property Management Company Should Use DoorLoop

We’ve had a great experience using DoorLoop for our property management needs. It has made managing both tenants and the overall property significantly easier and more efficient.

One of the features we value most is the ability to text tenants directly through the platform while keeping a clear, organized record of all communication in one place. That level of transparency and tracking is incredibly helpful for day to day operations.

We also appreciate that we can handle our property accounting directly within DoorLoop. It has eliminated the need for separate software like QuickBooks, which has simplified our workflow significantly and saved us time.

Another major benefit is the ability to send and have leases signed directly through the platform, which makes onboarding new tenants seamless. In addition, DoorLoop allows us to communicate with vendors for maintenance and repairs, helping us manage building needs efficiently without having to switch between multiple systems.

A big plus is the mobile app. We can do almost everything on the app that we can do on the computer, which is not always the case with other platforms. The app is robust and not limited in the way many other software tools are.

That said, there are a few areas where we would like to see improvement. At times, the app can be a bit glitchy when entering information, such as writing maintenance tickets, where text may disappear and need to be reentered. Additionally, while communication logs are available, they are spread across different sections of the platform, which can make it more time consuming to locate a complete history for a specific tenant. Having a single, centralized communication thread would greatly improve usability.

We would also value more direct access to support. Currently, communication starts through a text based system with an initial automated response, and while responses can be quick, there are times when there is a delay. Having the option to call and speak with someone directly would be helpful. In addition, live support is not available on weekends, which can be limiting when managing active properties.

Overall, DoorLoop has streamlined our processes, improved tenant and vendor communication, and consolidated our operations into one platform. Despite a few areas for improvement, we highly recommend DoorLoop for both small and large property managers and property management companies.

Less than a stars

After taking a few weeks to reflect, I want to share my honest experience with DoorLoop.

If I’m being real, I would give them zero stars but since that’s not an option, it’s one star from me.

My experience started with what felt like a very polished sales process. The representative walked me through packages, negotiated pricing, and created a sense of urgency to sign up especially encouraging an annual payment. It felt like I was getting a “deal,” but looking back, it was more about closing the sale than truly setting me up for success.

Here’s where things went wrong…

I was referred to DoorLoop by a previous property owner whose account was still active in their system. This was clearly explained upfront. However, instead of advising me to wait until that account was fully canceled, they had me move forward anyway.

That decision caused a domino effect of issues:
• I was given access tied to the previous owner’s account
• A lease was created using the previous owner’s information not mine
• I couldn’t properly set up or manage my property
• My onboarding sessions turned into troubleshooting sessions instead of actual training

I spent over $1,600 and, in return, didn’t get a properly functioning system, a usable lease, or the training I was promised.

Communication was another major issue. At first, responses were quick then suddenly delayed or nonexistent. Appointments were rescheduled without proper resolution, and I was passed between multiple representatives and managers, each with a different understanding of the situation.

When I requested a resolution, I was offered a “credit”… but only toward a future year. That didn’t sit right with me I needed a solution for the present, not a discount for a service I couldn’t even use.

At one point, I even offered a prorated solution since I had only used the system for about 18 days. That was declined. Instead, I was told their time was valuable without any acknowledgment of mine.

Ultimately, I had to dispute the charge with my credit card company and I won.

Since then, I’ve moved to another platform, paying a fraction of the cost and getting the functionality and support I expected from the beginning.

My takeaway:
If you’re considering any property management software especially if you’re transitioning from a previous owner make sure everything is completely cleared and set up properly before you pay anything.

Do your due diligence. Ask questions. And make sure the system works for YOU not just their sales process.

Wishing all property owners and managers success but based on my experience, I cannot recommend DoorLoop.

Tenant side is good but the finances isn't great

The tenant portal is great, and it does the leasing side of things very well. However, the financial side of things leaves a bunch to be desired. Everything from running a balance sheet down to just paying bills on a daily basis is very clunky. They use checkbook io and they don't have the ability to make changes on that side of the website. I wish I had dug into those details a little bit more before we signed up. We will probably set up a different QB and run 2 sets of books to avoid trying to make things work in doorloop.

It's Like Eating Dirt

This may be the worst and most disorganized company I've ever seen. Good luck if you attempt to use them. They will royally screw everything up from beginning to end. It's basically a Candid Camera episode, but with no cameras and not a TV show. It's that bad.
