This company egregiously misrepresents…

This company egregiously misrepresents its services and engages in deceptive lead generation.

I learned about SOLD.com through a Tom Ferry seminar. Based on my experience, I would strongly caution any professional agent (Including Tom Ferry) associating his name with a company that appears to misrepresent its services in this way.

I purchased two ZIP codes at a “discounted rate” of $1,200. I was told that I would receive approximately 40–45 verified leads for each area and that this was considered a very strong lead volume.

Within the first two weeks, I received five leads. I followed up with each one immediately and found:

1. Most had incorrect phone numbers or emails.
2. None had any intention of selling and did not understand why I was contacting them.
3. One property was already in foreclosure.
4. Most of the phone numbers went directly to a Google voicemail service.

I contacted the salesperson who sold me the leads and explained the situation. He said he would escalate the matter which ended up in the IT department (what does IT have to do with this?). Because of the very delayed response and the poor quality of the leads, I submitted a written cancellation request. I also attempted to call the company’s 800 number several times to reach a person, but my calls were either disconnected or met with a recording stating that the call could not be completed.

I finally received an email stating they have a “strict no refund policy” and justifying their illegitimate lead verification system.

This experience has been beyond disappointing and the company’s lack of communication has only made the situation worse. Save yourself the grief and do NOT invest any of your time or money into this company.

Professional Review & Warning for Mortgage Brokers Considering Sold.com Leads

I want to share my experience with Sold.com as a caution to other mortgage brokers evaluating paid lead programs.

Sold.com presents itself with a strong and polished front-end sales approach. In my case, I worked with Joni Stroller, who did an excellent job articulating the value proposition. The concept itself is compelling: access to homeowner leads with potential for refinance or purchase opportunities, along with the added benefit of building relationships with listing agents.

However, in practice, the quality of the leads fell significantly short of expectations.

While I fully understand that leads are inherently speculative and represent potential—not guaranteed—business, there is still a baseline expectation of viability. Unfortunately, in my experience, approximately 99% of the leads were not financeable. Many were far from qualifying for a mortgage, which created a major disconnect between what was presented and what was delivered.

I was specifically led to believe these would be semi-qualified prospects suitable for future transactions. That was not the case.

Additionally, one of the selling points was the opportunity to connect with new real estate agents through these transactions. In reality, most of the agents either:

Were unaware of the Sold.com connection, or
Preferred to continue working with their existing lending partners

This is understandable and consistent with how our industry operates, but it further reduced the practical value of the program.

From a cost perspective, I invested $1,500 upfront for coverage in two counties/ZIP codes (discounted rate). While I did receive leads, none converted into business despite consistent follow-up efforts, including:

Phone calls
Email outreach
Drip campaigns
Repeat follow-ups

Ultimately, the return on both time and financial investment was negligible.

Final Assessment:
Based on my experience, I cannot recommend Sold.com lead programs to other mortgage brokers. Unless you have excess time and budget to allocate toward low-probability opportunities, there are more effective ways to generate business in this market—even traditional prospecting methods may yield better results.

A great service as long as you work it!

The user platform is very user friendly for tracking leads. Most of the leads are legit. Some have bad emails or phone numbers, but that is normal for this type of service. I was able to take one of my leads and schedule a meeting to get a listing contract. I helped the client get her home ready for sale and we hit the market after about 6 months. Overall, I like that you pay up front for leads and nothing else as long as you do all the scheduling and updating for the listing. I would definitely recommend!

Stay away, Fake Leads

I’ve been a partner agent for over 6 months. Within a month I asked for my money back and they refused. We call, text, email leads immediately. I have found half these leads don’t live at the properties provided, sold them years ago, or rented them… not the owners. Another 45% say they never provided any information as sold.com says they did via online campaigns. Majority say they have gotten several calls prior to us getting the number from other agents using the same platform and have reported the company. Sold.com is a waste of money! Do not do it!

Never contacted these people but have…

Never contacted these people but have been harassed RELENTLESSLY by phone. SEVENTEEN CALLS in one day alone. This has got to be a scam or at least spam. Despite blocking their calls they manage to evade the block by using different numbers but all voicemails say it’s sold.com. This company is a pariah. I wish someone would make it disappear from existence.

**Another day another litany of calls. Sold.com reached out asking for my name and phone number to remove my info from their system. But here’s the thing. It’s not like I’m special. I’m not unique. I’m a nobody. So to act like I am the only one getting harassed every.single.day. by “Jordan” from dozens of- and dozens - of different numbers is disingenuous. NO company should be calling ANYONE like this. They don’t need to look up my info to remove me from their system: they need to look up EVERYONE they’ve been harassing like this. Why do they just assume I’m interested in anything they are offering and be allowed call to the point of insanity. It’s arrogant. The problem can only be a lot larger than just me. So no, I’m not giving any more info than they already have of me. I do not trust them.

I signed up with Sold.com and purchased Zip Codes

I signed up with Sold.com and purchased zip codes about 2 months ago. Since I started with Sold.com, Tony has always helped me with any questions I had. He has been attentive and responded quickly whenever I reached out. I have to say that I find the leads mixed, but that is expected. It depends on the intention of the customer. The ones who truly want an agent are serious and I have had good interactions with these customers. I just received my first Exclusive Seller Brokerage Agreement with my current client from Sold.com. I find that the appointments that they create for you are usually more serious and come through better than the ones that never pick up the phone. I have also found this lead generation source to be worth the cost and I would recommend it to agents looking for lead generation.

Sold.com has the best seller leads

Sold.com has the best seller leads. I purchased a couple zip codes through sold.com and after 2 months of consistently following up with all leads, I got 3 listings and 3 in the pipeline!! I made my money back and I don’t have to chase buyers around. No leads will go with you on your first call with them. If you follow up correctly it works great.

Bad experience As a real estate agent

As a real estate agent, I spent $900 to receive leads for 2 zipcodes during 6 months. After one month of zero leads, I got one. I asked to be reimbursed and was ignored.

Good news, they reimbursed me in full.

Beware of SOLD.com fake leads

Beware of SOLD.COM fake leads

They may have had a legitimate lead offering in years past, but the past 12 months and $thousands has revealed to me one of the biggest scams on real estate agents that is still in business and still perpetuating its racket.

They present their product as referrals that request a market valuation or help obtaining a cash buyer from an agent. Many of the leads I could not reach after several attempts over weeks. Okay, not unusual. Of the 50-60% of leads I did reach on the phone, ALL OF THEM, except one, stated they have no plans or interest in selling for years to come and had no idea why I would be calling them. The one contact who was looking at selling clearly explained that she was in no way interested in having an agent reach out to her and never clicked a thing on the internet because she had always planned to hire a long-time friend to seller her house. After she listed with that friend agent a month later, SOLD.com emailed me a shame-on-you email and encouraged me to be more vigilant in the future. Epitome of insult to injury.

I learned after the first 10 or so contacts that most of the contacts SOLD.com delivers as referrals or leads are just people identified as likely homeowners and SOLD.com scrapes the internet for their phone and email. Maybe a few of them happened to be searching for homes or researching home values on websites SOLD owns or is partnered with and provides SOLD their cookie data. Sold.com gleans what they can from cookies and skip traces the rest of their contact info and packages it as a "referral".

They call their product a referral, but it's not even a lead because the person didn't request contact or services (raise their hand) from an agent. Most of them just happen to own a home. A few of them just happen to be online maybe researching home values, have their contact info embedded in a cookie, and elsewhere published online, and then they get an unsuspecting call from SOLD's partner agent for their city.

Again, some of the folks I talked to had just recently bought their home and had no idea how I could be calling about help with their home's value, because they have no plans to move for many years from now, and they haven't been on the internet for many months researching real estate.

SOLD.com claims each piece of contact information is verified with a bold green "verified" badge next to the homeowners name, address, and phone number. One of the packaged garbage contact data sets was the name of a 9-year-old boy as the verified homeowner, the phone number of the homeowner's live-in boyfriend (the father of that boy) as the verified homeowner's phone number, and the address of a home the real homeowner that the boyfriend said just bought two years ago and plans to live in for years to come.

Out of over maybe 20 so-called referrals over about 4 months, I was able to reach maybe 9 or 10 after several attempts. NOT ONE said they filled out a request form or clicked something online, and only one of those, a FSBO lead (who swore she never clicked a thing and was already in discussion with a flat fee brokerage), had intention of selling.

One of the contacts I actually know. She lives a few blocks from me. She works in the IT department with the school district. She assured me that neither she nor her husband have done anything on the internet about real estate for months. They plan to live in the home until she retires, 7 years from now, and maybe longer.

What a dispicable scam. Needless to say, I will be contacting my credit card company's fraud department to get my money back.

These leads are not even close to be…

These leads are not even close to be true leads. Not only do the leads not want to sell, but 90% have not lived at the address provided for over 10 years. 95% of the emails or phone numbers do not belong to the address.

I did not like working with Sold.com. I had the lowest acquisition rate of any leads generation I have worked with. I do not recommend buying their zip code leads.
