Worst Selling Experience We Have Ever Had
This transaction marks our ninth real estate experience, and it was, by a wide margin, the most disorganized, frustrating, and adversarial process we have ever navigated. Not to mention being added to an unrelated property transaction email chain that we can only assume violated some privacy rules. If we have been added to that, how do we know our privacy wasn’t violated and information sent to another party? 1. Administrative Failure and Severe Process Redundancy Your reliance on four disconnected software platforms (DocuSign, Jointly, Qualia, and SnapDocs) represents a massive operational inefficiency. We were repeatedly forced to input identical information, including HOA contact information and property surveys, multiple times across these various systems. Furthermore, we were subjected irrelevant questionnaires unrelated to our deal, much of which also required duplicate data entry. 2. Disorganized Communication and Lack of Account Ownership Internal communication among our four assigned contacts was utterly chaotic. Rather than managing the transaction seamlessly, the team flooded us with overlapping, repetitive requests and frequently issued flatly contradictory information. For the first time in our history, we did not receive the wire on the scheduled closing date, a direct result of severe administrative oversights by the Title company. The Seller Disclosure was not provided until we prompted it the day before closing. Despite Orchard having the official HOA Resale Certificate, which explicitly confirmed this amount as a credit in two separate locations (Line D and Line K), Title failed to correct the document. Furthermore, we were expected to sign an inaccurate Seller Disclosure under the assurance that we could "use this email as evidence." We will not, under any circumstances, sign official legal documents containing known falsehoods. The agreement was only signed once the addition of the holdback agreement was added.

Misty and Bryan were on top. Answering all of questions, making this transition as transparent as possible. If you have never sold a home before, they are the team you want behind you. Kudos to Misty and Bryan, for a job well done.
Quick transaction
Quick transaction. No showings. Multiple options to sell home. Closing was about 15-20 minutes. Although I went with my personal bank, their mortgage officer would have been an easy first choice as she was on top of all funding scenarios. Agent, Shavonne, who sold my home explained everything.
The fees were a little steep, but probably around the industry standard. Would use them again.

RUN- Dont Look Back
RUN, Do not Use. I ended up doing all the reseeach and work getting into a new house with my money and no help with their realtor who recived a nice 10k check for nothing. When selling my old home, I was asked to sign a contract for the up front equity money to do some home repairs and then put on market. I questioned a clause in the contract and I was treated like i was too stupid to understand a contract and they used the company all the time with no issues. Well, I was correct in my original reading of the contract and ended up loosing the house as i could not meet the contract terms. Orchard Realtor response was : Sorry, My bad, you were correct. Will Never Reccommed.

Poor treatment of a potential customer
We contacted Orchard about possibly buying our home. They gave us a preliminary estimate. Then they scheduled a time for one of their agents to come and meet with us. We no longer live in that home, so we drove 45 minutes back there for our meeting. But the Orchard representative never showed. We called them multiple times and left two voice messages asking to reschedule. No one ever returned our call or apologized for making us drive 45 minutes out of our way for a meeting that they never came to. We gave up and called a different real estate company. There was no excuse for Orchard to treat us that way.
Beware, Shady Real Estate Agents
Stay as far away from this company as possible. These real estate agents are shady and will lose you money. I put an asking-price offer on a house being sold through Orchard only to receive a counteroffer of $20,000 over their own asking, which is unheard of. Aaron Kellerbauer, the Orchard agent, obviously had no idea what he was doing, since the house ended up sitting on the market for over a month after I turned the counteroffer down only to eventually sell for $25,000 LESS than their original asking (and my original offer)! There is no reason to use this company when there are so many legitimate businesses out there.

I had a very disappointing experience working with this realtor. Throughout the process, communication was poor, and it often felt like my questions and concerns were an inconvenience rather than a normal part of selling a home.
When I asked for clarification about how parts of the process worked, instead of taking the time to explain or address my concerns, I was told that if I didn't like it, I could go somewhere else. I found that response to be rude and unprofessional, especially during what is already a stressful process.
I also experienced slow responses and a lack of communication, which left me feeling unsupported and unsure of what was happening. I expected my realtor to be available to answer questions, provide guidance, and treat me with respect.
I hope this feedback encourages better communication and customer service for future clients.

Currently stuck with them. Lauri Wolfe in Dallas is horrific. Dishonest, misleading, and sloppy. Title company is even worse. Decent loan officers. Got Lauri replaced with a phenomenal listing agent.

This company has a very poor communications model. They don't make follow-up phone contacts, and you never deal with the same person twice. Seems to be a very disorganized business model--------- a hot mess.

Incompetence
I heard about Orchard via radio and I am in the process of selling my home and I just wanted a quick cash offer. My house is already listed on MLS with my realtor's information so when I filled out the form online, I included that on there. I had a representative call me immediately, and we discussed details. When I mentioned my house was already listed and I had a realtor listing, which he confirmed he saw on MLS, he did not mention any "conditions". So when the representative gave me a date and time for an agent to meet me at my house to discuss things, the agent reached out and asked if I had any questions and I mentioned I was just looking for a cash offer. The agent who was scheduled to meet with me then informed me I couldn't have my house listed with another broker to receive a cash offer from Orchard. I wasn't willing to discontinue my listing with my current realtor so I cancelled the meeting with the agent.
But no mention of this condition to receive a cash offer, so I could've avoided hours of yard work, money spent on maids, etc (which is not a huge deal) but knowing the condition up front could've prevented that + the stress that this single mom does not need added.
