Our experience renting a property managed by Mynd was extremely frustrating. The biggest issues were poor communication, disorganized maintenance, and an overall lack of follow-through—sometimes involving serious safety concerns.
When we moved in, the property was not in the condition we expected after being told for weeks that it was being prepared for us. It was dirty, had dead bugs, had not been properly winterized, and the carpet was supposedly shampooed but was still so dirty that we spent approximately $500 having it professionally cleaned ourselves. After cleaning, “ghost” urine stains began appearing. Mynd eventually replaced the carpet, but only after numerous messages, multiple people coming out to inspect it, and a very confusing process.
We also dealt with an ant and bug infestation. It took more than a month to get pest control out. When someone finally came, Mynd did not notify us of the appointment, so we weren’t home. When we later asked when someone was coming, we were told they had already come but we weren’t home—as though the lack of notice was somehow our responsibility.
The washing machine has had a terrible odor since we moved in. We reported it, nothing was done, and despite trying everything we can ourselves, it still smells.
More concerning was a gas leak at the dryer. Mynd sent FOUR appliance repair technicians, all of whom told us they could not repair a gas leak. It took more than a week before the appropriate person was finally sent to fix it. Then, approximately three weeks later, Mynd emailed us asking whether the gas leak had been repaired. That was incredibly concerning. A property management company should know whether a reported gas leak has been resolved rather than asking the tenant weeks later.
There have been numerous other maintenance issues. One of their repair people broke our closet doors and told us someone would be sent to repair them. Months later, they are still broken. The dishwasher leaks, and the hardwood flooring around it is warped, suggesting it may have been leaking for some time. Despite multiple requests, it still was not repaired.
What made all of this worse was the communication. We seemed to deal with different people constantly, had to repeatedly follow up, and often had no idea whether an issue was actually being handled. Getting even basic maintenance completed became unnecessarily complicated and time-consuming.
Eventually, the property owner ended their relationship with Mynd, and based on our experience, we were relieved. Renting a home should not require tenants to repeatedly chase a property management company to address pest infestations, leaking appliances, broken items, cleanliness concerns, and especially a gas leak.
Our experience with Mynd Property Management was extremely disappointing, and I would not recommend them based on the level of communication, maintenance coordination, and follow-through we experienced.
This rental management company absolutely sucks. Their response time is horrendous. Their customer service is an absolute disgrace. They do not work their tenants. They are not compassionate and offer no flexibility with any assistance. DO NOT RENT FROM THEM unless you want nothing but headaches.
Most money hungry management I’ve ever experienced. 20% LATE FEE ON DAY 3! App glitch will not allow bank to be added and applies a 3.5% card fee. Plus admin fees… all on top of rent. Very early pressure to renew lease, and tried to increase rent by as much as $500 2 years in a row. They’ve made me and my neighbor re-negotiate rent every year, which is so stressful just to avoid uprooting your family. Renters beware!
If you are a real estate investor or landlord, audit your Cash GL Detail ledgers immediately. Mynd Management is not just grossly incompetent; their accounting system actively misallocates funds, and they fraudulently bill owners to cover up their own property neglect.
Here is exactly how they mismanaged my Riverview, FL property:
1. Shielding Tenants at the Owner's Expense
Following a mid-July move-out, Mynd’s own inspection report explicitly documented over $2,500 in capital landscaping damage, including ruined sod and a dead mature tree. Instead of deducting these severe damages from the tenant's $2,195 security deposit, Mynd completely ignored the dead lawn, exhausted the deposit on minor interior touch-ups, and gave the tenant a free pass. When questioned, local management falsely claimed in writing that a "drought" killed the landscaping so the tenant couldn't be held liable.
2. Fraudulent Vendor Billing
Despite officially blaming a "drought," Mynd secretly authorized a vendor (Apex Key) to bill my owner turnover ledger $115.00 for "Tree Removal" and $349.03 for comprehensive "Weed Removal and Shrub Trimming" in early August. They literally billed my personal funds to remove the exact tree they claimed was a weather casualty.
3. Asset Abandonment & HOA Violations
Despite charging my account for this "weed removal," Mynd completely abandoned the vacant property. By September 3rd, the HOA issued three severe, formal Notices of Violation for massively overgrown grass and driveway weeds. This proved that either Mynd disbursed my funds to a vendor who never actually performed the work, or they completely failed to maintain the asset during the vacancy window, putting me at risk of $100/day fines.
When confronted with their own contradictory invoices and the HOA notices, local management deflected, refused to address the billing discrepancies, and shamelessly tried to upsell me on a $50 bi-weekly lawn service.
Mynd is a massive financial liability to any real estate portfolio. I have escalated this matter to the Better Business Bureau and filed a formal regulatory complaint against their corporate broker license with the Florida Real Estate Commission (DBPR). Avoid this company at all costs.

Background checks would be nice! I could have died because of this company. They move people in fast for the money and don’t own up to their own lease agreements. Shame on all the staff. And the owner of the building.
Rebecca Spivey is excellent. She actually took the time to figure out what was not working in our house. We had a gentleman last week at the house who wasn’t able to figure it out. He said he said he fixed the problem and my husband came home to see that the problem was not fixed. so I wanna praise Rebecca Spivey. She put in the time and effort to make sure that the problem was resolved and I wanna thank you for sending her to us and I only want her from now on when it comes to electrical repairs. so thank you again.
