BAIT AND SWITCH! They took forever processing our applications then rented the house out from under us. Pretty convenient how the house was empty for months but magically gets taken 5 days after we put in an app. They said the apps would take 48hrs and here we are 5 days later and the applications still aren’t back and the house we wanted is gone.
ResiHome is HORRIBLE
ResiHome does not even deserve one star. We moved from out of state and were completely lied to about the condition of the home. We were told everything would be fixed to meet the requirements of our lease, yet barely anything has been done and we have now been here for two months. They are now ignoring all of our maintenance requests and marking them as completed. When it rains our front door leaks and when it pours we have to constantly change out towels at the base of the door to avoid water getting in and damaging the floor. The trim around the door is rotted to the point it crumbles when you touch it from water damage, and this is just the most recent issue they decided to ignore. Unfortunately we are stuck in this lease for the next 10 months but if I can save anyone from this company then my comment is worth it. We deal with central FLs team and would never recommend doing business with ResiHomes if you value your hard earned money and want a nice home!!

DO NOT LEASE FROM THEM! When I moved in, the house was in a terrible state. The yard was dug up, the walls were scuffed, and the paint was peeling. The refrigerator was broken, and the carpet smelled of dog. I assumed the house would have been cleaned upon move-in, but that wasn’t the case. When I moved out, they charged me for the move-in conditions and the fridge that wasn’t there. The property managers, Dayami, are hard to get ahold of and don’t answer the phone. Overall, they’re an awful company.

I wish I could leave no stars. Beware Do Not Rent from this company. When you move out they keep majority of your deposit, stating they are charging you for electrical issues, plumbing, carpet cleaning and painting. I have never experienced this from any other company and is unheard of. The repairs they charge you for are out of your control and a homeowner’s responsibility.
They basically want you to renovate the property and they do nothing. You will be charged for everything. Do not get yourself in a situation in which you’re robbed out of your hard earned money.
AVOID AT ALL COSTS
The most indescribably dirty and inconsistent company ever. First they had overseas contractors who could barely speak English. It would take them a week to get someone out here for an emergency issue. Then they switched to AI. Same issue. Emergency maintenance requests do not get answered or handled an emergency manner. Our septic tank has not been working correctly for a month. We've been displaced for 2 weeks where I was out of pocket over $2,200. Still, after a month, they have yet to fix it. The property manager is a completely incompetent. She doesn't respond to voicemails. She never answers her phone. She refuses to allow you to speak to, what she calls, her leadership. She refuses to allow us to speak to a supervisor despite our multiple requests. She very rarely responds to emails. You have to nag and nag and nag for her to respond to the maintenance tickets. Then when they send someone out, it's someone from their network. Dirty and competent vendors who do nothing to fix the issue. On top of the septic tank issues, we've had nothing but trouble with the AC system. Same as with the septic, they continue to send people out who band-aid fix it and the issue remains. We just had the AC leak through the walls into the carpet. I know they're going to do nothing and it's going to take weeks before they get someone out here to fix it, if they fix it at all. They do not keep the house and livable condition as required by Florida law. They're just some rich investor who puts up shoddy homes, doesn't maintain them and their tenants suffer. Avoid them at all costs. Don't fall for the low rent cost. There is a reason it's so low. They will make your life a living hell.

I had a terrible experience with ResiHome from the day I moved in to the day I moved out.
When I first moved in, the house was completely uncleaned and neglected. There were no lights in the ceiling fans, the walls and kitchen were filthy, and multiple items were broken. When I brought this to management's attention, I was told that I had to clean it myself.
Shockingly, upon moving out, ResiHome charged me for the exact pre-existing damage and cleanliness issues that they refused to fix when I moved in.
To make matters worse, their communication is non-existent. I emailed the manager, Dayami, regarding my required 60-day notice. My email was completely ignored, and they subsequently charged me for a lack of notice despite me doing my due diligence.
Retaining security deposits for pre-existing issues and ignoring tenant notices is incredibly predatory. Avoid renting from ResiHome if you expect fair treatment, proper communication, or your security deposit back.

I would not recommend this property management company under any circumstances; in fact, I wouldn’t wish this experience on my worst enemy.
From the beginning, this has been one of the most negligent and disturbing rental experiences I have ever dealt with. We are now going on three weeks since moving in, and not once has a single person come out and actually fixed a single issue we have reported. Despite repeated complaints about serious health and safety hazards, virtually nothing has been resolved.
We were handed a home with an active bat infestation in the attic and garage, including piles of bat guano, which is a serious biohazard associated with diseases like histoplasmosis and other respiratory risks. The situation became so severe, and management was so unresponsive, that we were forced to leave the property and drive 600 miles to stay with family because we did not feel safe living there.
To make matters worse, after calling upset over getting virtually no help with a serious health hazard, I was told by a manager to “b*tch, settle down” and then hung up on. That alone tells you everything you need to know about how tenants are treated.
The home itself was misrepresented from the start. When we viewed the property, it was covered in hidden air fresheners placed throughout the house, which now feels like a deliberate attempt to mask odors and underlying problems. Once we moved in, it became clear why.
There are cockroaches everywhere. The bathtub has broken porcelain with razor-sharp shards exposed and has gone unrepaired for three weeks despite repeated complaints. Over half the electrical outlets in the house do not work. The home had dead bugs throughout, unresolved pest problems, and basic systems were not properly prepared for occupancy.
We are also expected to maintain the yard ourselves, yet the backyard is littered with dumped concrete and debris, making proper lawn maintenance difficult and in some areas unsafe. It is outrageous to expect tenants to maintain a property that was handed over in this condition.
On top of all of this, we’ve dealt with hidden fees, poor communication, incomplete maintenance, missing basic move-in preparations, and a complete lack of urgency around serious safety issues. Three weeks into a lease, not one issue has been meaningfully corrected.
This has not been an inconvenience; it has been a health hazard, a safety hazard, and a nightmare. The condition this home was delivered in and the way management has handled every issue has been unacceptable at every level.
I would not recommend renting from this company to anyone. I genuinely would not wish this experience on my worst enemy.

Leased this home for two years after relocating to Baytown. At move-in, I documented several issues on the checklist and was told they would be fixed, but most were never addressed.
Over time, the house developed additional problems, including cracks and sheetrock damage from settling. The only major repair completed was for a termite issue.
Before moving out, I professionally cleaned the home and left it in better condition than when I moved in. Despite this, the leasing company charged me for items that were documented at move-in and withheld about a month’s rent from my deposit.
I provided proof, including the original checklist and photos, but received no response. I would not lease from this company again and recommend having an agent present for a full walkthrough before signing.

They Lied and over charged me. I was a victim in theft and my rent was late. I expressed what was going on and also spoke to a representative who never said anything about extra fees. They charged me over and didn't apply my overage how I expressed. I looked up my name since they said I was filed on for eviction and found out IT WAS NEVER FILED!! like why lie, why not help and let me get ahead like I paid and instructed to do so. Resihome, don't care about the residents and even in this climate you would think people would have more empathy. My heat still don't work but I don't want to be charged for what they are supposed to handle. Horrible company to rent from. And the customer service is even more horrible.

The property manager was never there We never received a key for the door going from the garage to the house The battery-powered lock on the front door wasn't working and they gave us two keys one worked one didn't We went out one day took a key going to garage can't get in through the garage pinpad not working and the key didn't work. All my work orders were canceled and the day after we moved out they had the lock repaired The thermostat was in the kitchen so my electric bill was over $200 One of the people from the HVAC company came out and said the thermostat needed to be moved to the hallway My bill came down $70. No screens in any of the windows so I could not open anything to get fresh air because if I did animals and snakes and bugs and pollen and possible intruder could come in it's written in the law in Florida in chapter 83 that the landlord must provide screens at the beginning of the tenancy. They kept my full security deposit not because anything was wrong but for the early termination fee which is not allowed when the house was uninhabitable.Bugs coming in underneath the patio doors I went on the portal and wouldn't you know all the work orders I put in were gone it's a good thing I took screenshots of everything Nothing but lies The property manager consistently denied saying things and maintenance man did come out once but did not bring any tools. The day we moved in another maintenance person was painting the house inside with a 5 gallon bucket of paint no drop cloth no screen for the roller dipping it in and putting it on the wall and said he was watching a YouTube video how to do it. I gave them 60 days notice We were terminating our lease early and then 7 days to comply with chapter 83 listed all to deficiencies they ignored everyone My neighbors said it was so bad they skipped out during the night then they tried to threaten me with a notice to quit and you can't do that If your current on your rent. All they want is their money they put up no parking signs but it's a public road it's not a gated community anybody could park there and they are not allowed to put signs up that's up to the county just like they water when they want even though the county has a limit one day a week. They have no legal grounds to keep my security deposit for the early termination fee. "Caveat Conductus".

DONT RENT WITH THEM. This company has been the worst experience renting ever. This corporation owns many homes and does not take care of them. On day 1 of my family moving in, there was no welcome and nothing was cleaned. Random items in the fridge, roaches, spiders, bugs in every room. I had to pay out of pocket over $600 for a deep cleaning- a job I REQUESTED them to do via email before move-in, they ignored me then REFUSED to reimburse the cleaning fee. The day of me receiving access to this disgusting and horribly managed home, my own property manager and everyone involved was nowhere to be found, unresponsive and has 0 support.
When I expressed my dissatisfaction and unfairness to the cleaning fee, they had a lawyer on their behalf to fight my demands for reimbursement and threaten my lease agreement. Then within 1 week the AC unit stops working. I had to wait 4 days in hot Florida weather for repair. They also refused to fix the refrigerator ice maker and told me "new policy states it's renters responsibility".
Then near the end of my lease, they sneak in random fees on my rent (over $450 worth) with NO explanation as to what these new charges are. This corporation is extremely negligent, careless to their tennants, lazy, cheap, greedy, and should not be trusted. Once they have your money and signature, you are on your own and they will go out of their way to ruin you. I will remember to never associate business with this company forever.

I moved into Resi home on January 31, 2025. I moved into a brand new construction. Yes, I read the reviews, but I thought a new construction home I shouldn’t have issues, wrong!
There are a few things with the home that has turned me off recently. However, I can see beyond the small picture of things, and say hey this isn’t my personal house. For weeks, I had to keep the air at a very low temperature to keep us cool. Finally, I came home to 80 degree house, I submitted a maintenance request last Friday. We sat without air until Monday. The warranty company stated that the property manager could possibly find some ac units, as she has been in contact with her. The property manager never contacted me. I went up to the office, she didn’t answer the door and the door was locked. I finally sent her an email when I realize she was not going to contact me. She responded to the email a day later at the end of the day like 5 ish with saying I can purchase portable ac units and they would reimbursed on a Saturday after 5. Of course I had more questions, and I know she would not be in the office on Sunday. Fast forward, maintenance came on Monday afternoon, and stated the “air is fixed”. At first, it did appear to be fixed, however after the day has went on, we realized the house was not cool as it was previous to it going down. I emailed the property manager because now I’m keeping a paper trail for my complaints. She has not provided me with any resolve, or any of the items I have brought to her attention. Due to Resi home faulty system and probably the people that put in the system, I now have an almost 500 electric bill. We have asked for compensation and sent our bills we normally pay to show that the usage has been high, and we have not even got a response to some sort of resolve to be fair. This company customer service is so bad, and property manager or her supervisor has no urgency.
We sent her an email previously in May, and she never responded to the email then. Last month I paid the rent early and I sent her a text just asking her about the water bill not being on the rent, she never responded to that. We have no screens for our windows, safety hazard for my grandbaby. I should have followed my mind but I will be proceeding with making a better business bureau complaint, and contacting the Georgia consumer division. For anyone going through this, don’t stop with Resi home. I will write until I get the things I want, and at this time that includes ending this lease. I refuse to be uncomfortable and every month I’m paying 3700 in rent and fees.
DO NOT RENT FROM RESIHOME — Unsafe Home, Broken Promises, Total Negligence
I signed a lease with ResiHome for a Georgia property after trusting their online listing and virtual tour. I live out of town and couldn’t see it in person beforehand — big mistake.
When I arrived on move-in day, the home was completely uninhabitable. I found rodent droppings, wasp nests on windows and doors, peeling floorboards, unsealed doors and windows (letting in insects and outdoor air), and even a bathtub caulked shut at the drain, making it unusable. There was water damage in the light fixtures, holes stuffed with spray foam, and general filth throughout. The property was not just dirty — it was unsafe.
I immediately contacted Liz [Last Name], their Operations Manager, who acknowledged the condition and agreed in writing to cancel the lease and refund my move-in charges.
That’s where the communication stopped.
I followed up multiple times asking how to handle utilities and next steps. No response. I eventually had to remove the utilities from my name to avoid paying for a home I never moved into. Now they’re acting like I still have possession of the unit — despite me never accepting it, never moving in, and clearly stating that from day one.
Their own maintenance records confirm someone entered the home and verified the same issues I reported. Yet they continue to twist the facts, stall, and ignore responsibility — even after admitting fault.
If this isn't resolved, I’ll be filing formal complaints with:
The Georgia Consumer Protection Division
The Better Business Bureau
Tenant advocacy groups
And I’ll pursue a civil claim for breach of contract and unjust enrichment.
Bottom line: ResiHome is not trustworthy. They market homes in unsafe condition, ghost you after promising resolution, and try to dodge liability when caught. I learned the hard way so you don’t have to.
