It makes the staff doing less but the users doing more

Excessive use of AI (not even intelligent), the platform has kept me looping in the same process, and finally one of their staff called to confirm. But what is more surprising, even after the staff called, they sent me the same request for me uploading the same document they asked for.

Not great unfortunately

Been a HMO landlord for almost 30 years. Recently switched over to Goodlord with NRLA and its been a real mixed bag. For a straight forward applications it seems to work ok but as soon as the automated system faces something it doesnt like it all seems to go to pot into a very stressful scenario. If an applicant is a bit slow the chasing cycle stops, nightmare. If there's no named employer referee nightmare, if the income is non- conventional, nightmare. In my experience ,the additional ID check is a waste of money, never actually had it work. In my experience priority referencing is a waste of money, doesnt seem to be any faster.As its an automated system it lacks the flexibility to make judgement calls. Ive had recent graduates starting their 1st jobs on really good incomes only being conditionally passed or failed and Ive taken them on anyway.The customer service is variable,poor to OK. The new contact form method is a nightmare, too slow, laborious and stressful to deal with.As a customer you don't feel in control and it all becomes very uncertain. The lack of ability to talk to a real person is a serious downside of the new system. My applicants complain that its all bot driven and they cant seem to get anywhere. In actual fact often I cant seem to get anywhere.

This is the worst provider I've ever…

This is the worst provider I've ever seen. I nearly tried for 2 months to rent a house. But at the end of the day I get nothing because Goodlord doesn't believe me that I have money. And now I'm homeless with my money in the bank!! What on earth in which Country providers decided who gets the house? And don't give home their own Citizens but they gave free home to people came from somewhere else. I really can't believe it. I don't understand.

Unnecessarily long and frustrating…

Unnecessarily long and frustrating form. Whoever came up with this idea must have a lot of free time, because it certainly doesn't respect anyone else's. It asks for far too much information and makes a simple process much more complicated than it needs to be. A much shorter, more user-friendly form would save everyone time and frustration.

The AI bot broke while I was filling…

The AI bot broke while I was filling out my reference. Very annoying.

Eventually I got through to Emaan, he was very thorough asked for evidence and troubleshooting. He found the issue, is managing the case and provided myself and lettings agent assurance that it’s being fixed. The AI bot is terrible and I find it ironic that an AI model is providing reference for real people.

Emaan is amazing though. Deserves a raise or promotion or bonus….pat on the back. Just give him something really good.

Simply awful

Simply awful. Stressful, complicated, longwinded and intrusive. Easier to become Prime Minister than to rent a one bedroom flat.

Really disappointing experience

Really poor communication throughout our property application.
We were going through the process and Goodlord was showing that we were due to move into the property on 04/09/2026. Based on everything we were being shown, we genuinely believed the property application was progressing.
Because of this, we cancelled other property viewings we already had booked, only to later find out – after I contacted the letting agent myself for clarification – that the property had actually been taken by another applicant.
The response I received was essentially to ignore the Goodlord communication as it was “just a way for them to offer insurance”.
What makes this even more frustrating is that we'd actually gone through the insurance process and a Direct Debit had been set up.
I completely understand that another applicant can be chosen for a property. That's not the issue. The issue is the communication. If we'd simply been told our application wasn't proceeding, we could have continued with our other viewings instead of cancelling them.
Being shown a move-in date, going through additional steps and having an insurance Direct Debit set up, only to then discover the property wasn't ours has caused completely unnecessary stress.
A really disappointing experience when you're already dealing with the stress of trying to find somewhere to live.

Goodlord

Goodlord! What a nightmare company to try and get help. We were eventually and an hour of on line chat given a Tel number and pin number , only to find we were going round in circles with recorded messages.
Still not had any contact, no reply to emails either.

As a guarantor the process is unwieldy

As a guarantor the process is unwieldy, unhelpful and obstructive. There are some fundamental issues: Not being able to speak with people. Only using AI chatbots (which are not smart) thus unable to clarify or agree requirements. Requiring multiple direct links to bank accounts, tax info & investment platforms delivers a high risk of cyber/identity crime. System doesn't allow for non-conventional income such as own business. I would not recommend using this company for referencing.
