Professional service for private landlords …

Open Rent offer many additional services to landlords such as professional photography which is really helpful, the option to advertise on Rightmove, giving maximum exposure to reach potential tenants. I have used Open Rent successfully for over 10 years

No Residential landlord Agreement

No Residential Landlord Tenancy Agreement available only the Periodic agreement. This is essential to have on offer. Please supply for the residential landlords that need one.

Open Rent are great - but beware

Open Rent are great!
They just try and sell you every add-on which triples the price for marketing on other platforms.
Make your platform the best, then I won't need to pay for the others..!!??

Tenant moves in today.
Paid all the money up front.
OpenRent keep it all for 10 more working days..
Beware !

Proof will be in the eating......

One stop shop platform for all landlord processes/services required to be purchased in order to let a property. All purchased services/insurances seamless.

The real proof of how good the services are will only be determined should I need to instigate a claim using any of the insurances purchased via the platform.

Letting a retirement flat

I used OpenRent to set up a tenancy in my retirement flat. I feel that the system is not set up for this type of accommodation as I had very few enquiries- only one in 3 days and that was from a non- retired person! Fortunately, I already had a tenant. He needed a lot of support to negotiate the system and often became frustrated.

There needs to be a tick box specifically for these properties so that it is clear to tenants that it is not the same as any other flat- there are strict legal age restrictions.

The heading for the advert was misleading and couldn’t be altered unfortunately to reflect the type of property.

I feel that you are missing a trick! The situation has changed since COVID and there are now a huge number of retirement flats lying empty, after residents have either moved to care homes or sadly, passed away. The owner's families are left with the burden of keeping these inherited flats empty, which means paying the obligatory service charges (often very high), ground rents as well as Council tax and possible utility bills until such a time as they can sell. The sales market is dormant at present- the market is awash with one and two bed properties, more are being listed every week with older - listed proper being periodically reduced in price. It’s a dismal race to the bottom of the market with families inheritances being eaten away while they pay unwanted bills each month.

Why don’t these families let their inherited flats? A quick glance will show that there are very few being let. Talking to these ‘reluctant landlords’, they are hesitant due to high costs of letting, the risks involved as well as the hassle. As well as agents fees, subletting fees and insurance, contingency fees equivalent to one month’s rent are payable. This puts people off letting as isn’t always financially viable unless letting fees can be reduced. This is where OpenRent could corner the market!

Open rent is so easy to use and takes away the hassle of reletting

Open rent is so easy to use and you know all the legal bits are covered when using openrent. Fast advertising I had 70 enquiries in 24 hours.
Great communication tool as easy to organise viewing with openrent sending reminders

The only thing I didn't like is that people were able to put a holding deposit on my property without my permission so I had to keep refunding the deposits.

My daughter-in-law told me about…

My daughter-in-law told me about OpenRent, seemly she has a friend who currently rents 2 properties via OpenRent and tenants have been lovely- nothing but smooth running for over 2 years.
For me I feel the whole process from start has gone well and I now have 2 new tenants in my 2 bed terraced house - huge thank you to OpenRent.. as the process was much smoother than any high street estate agents (that I’ve experienced).

Give it a year ...

They clearly haven't beta-tested the website to accommodate the changes in the law - and that's the most generous explanation.
When tenancies were still fixed term, you could change the rental amount free of charge during renewal. Now the only way to do that is by paying for their rental collection service. Bonkers!
