Charged for extreme heating use after move-out with no transparency

Update: After being told the high usage might be due to heating being left on by me, I obtained weekly meter data from the heating company. This shows that ~30% of the heating bill occurred after key handover, during renovation.

This points to a broader issue, while tenants are liable for normal use, excessive consumption outside their control is still allocated to them. In practice, this shifts the cost of renovation-related heating onto outgoing tenants (instead of the company), particularly those moving out in winter. While the amounts in my case were small, this approach creates a structural disadvantage for tenants and is something others should be aware of when moving out.

I had a good tenancy overall and no issues while living in the apartment. Rent and deposit handling were fine.
About a year after moving out, I received the final heating settlement. The billed period covered Dec–Jan, but the heating charge for that period was the same as, or higher than, my usual annual heating consumption. I lived in the apartment for three years, so I have good comparison data. The settlement also stated that my heating consumption was 146% above the building average for the same period.
When I asked for clarification and a breakdown of usage, I was told that high consumption is “normal in winter” and wasn’t given any further detail. I then contacted the heating company myself to get the meter readings. These showed that around two thirds of the consumption happened in January.
This matters because I handed over the keys mid-January and renovation was ongoing after that. I therefore tried to clarify how such high heating consumption could be charged to me for what was effectively a ~2-week period under my control, and who is liable for heating used after handover / during renovation. The only answer I received was “the numbers are correct”, without addressing allocation or responsibility.
The amounts involved are not large, but the lack of transparency and the dismissal of a clear deviation left a poor impression. I would recommend that other tenants double-check heating settlements when moving out, especially in winter.

Negligence, misleading guidance, and unfair charges

I rented through CEJ (Sigurdsgade 31F, 2023–2025) and experienced repeated failures in their administration.

Ignored complaints: For months I reported that blinding parking lot lights were blasting directly into my apartment at night. My emails went mostly unanswered or got vague replies, and the problem dragged on without resolution.

Repaint trap: At move-out, I asked whether repainting was required by the lease. Instead of clarifying, CEJ told me “the apartment must be newly painted” and even gave me exact paint specs. After following their instructions, I was still charged 5,500 kr. for a full repaint because the paint mixed for me was slightly off. To make matters worse, my assigned property manager ignored my requests for a simple written confirmation needed to recover the cost from the paint supplier — only replying after I escalated to CEJ HQ.

This was not bad luck but a pattern of neglect and malpractice: ignored tenant needs, misleading instructions, and financial consequences pushed onto me as the tenant.

If you’re considering renting through CEJ: document everything, expect to escalate, and be prepared for poor communication and unfair charges.

Review regarding my stay as a tenant in CEJs properties

I have been a tenant in one of the properties managed by CEJ for 3.5 years, and I would definitely recommend the company. They did a great job managing the property, assisting me, and supporting me in all possible ways throughout my stay.
Compared to my previous experiences with other companies, CEJ really stood out. They consistently followed through on everything that had been agreed upon from the beginning, following the strictly Danish rental standards.
Everyone I interacted with was helpful and responsive. In particular, Mr. Benjamin was my main point of contact for most matters, and he was always polite, responsive, and supportive. He helped me understand any doubts I had and always provided quick and effective solutions, especially during the moving-out phase, which can often be a stressful time. His assistance made the process much smoother.
Based on my experience, I would gladly choose CEJ again in the future.

One of the worst rental experiences…

One of the worst rental experiences I’ve had in Denmark. After just 6 months in the apartment, we were charged the full 38,000 DKK deposit plus an extra 8,660 DKK, even though the apartment was left in nearly the same condition.

To make matters worse, once I questioned the charges, they stopped replying to my emails. That felt highly unprofessional and honestly a bit scammy. I’m now working with legal experts to file complaints and investigate this further. Renters deserve more transparency and fairness.

Honest review

I usually don't write reviews, but this time I actually feel like putting it out there. Me and my partner rented a one room apartment for a little over a year and we recently moved out. While we lived in the apartment, the ventilation did not work properly. One of our four walls was constantly covered in a thick layer of dust. When I asked for someone to come and inspect it, I was told that it definitely shouldn’t look like that. However, nothing happened after that, and the issue was never followed up on. There was a constant pressure in the apartment, and you could feel that the air quality was not good. We were told that the problem might have started because other residents kept their ventilation closed due to noise (Very poor quality of the ventilation system itself, or the entire building in general), which caused all the dust to come into our apartment. However, as I mentioned, nothing was followed up on until the week we moved out. Then, they sent an email to everyone stating that everyone should keep their ventilation open. Right on time?

The laundry room consisted of Nortec machines that you had to pay to use. In the long run, it became a lot of money for not even getting clean clothes. The washing machines were not properly maintained, and they just smelled musty and moldy. Something I also mentioned, but was not followed up on. The entire building felt very poorly constructed, which was especially noticeable during rain and wet weather, as everything became completely damp. The balconies would get completely wet and extremely slippery.

That is a small part of my experience of living there, but the worst part is actually when we were moving out. We spent 3 days restoring the apartment, which is an exaggerated amount of time considering how little time we spent in the apartment and the minimal wear and tear that occurred. The apartment is 25 sqm, so there wasn't a lot of room to cause damage. We paid a large deposit to move in, and of course, we wanted every penny back, considering how our living situation had been that year. So, we cleaned as thoroughly as we possibly could. Additionally, we had received a list from the property managers with the exact colors to be used for repainting. We barely had any marks on the walls, but we bought paint and repainted (I should also mention that my partner worked as a painter all last summer), so it wasn't just anyone doing the painting.

On the day we handed over the keys, there was also an inspection of the apartment. The last thing I did at 2:00 in the morning was clean the floors one last time, and then we left, only to come back again a few hours later. The first thing the man who did the inspection did was walk into the apartment with his wet and dirty shoes still on. Already there, I felt how much unnecessary energy, money, and effort we had put into restoring the apartment. He then walked around to say how well we had maintained the apartment and that it looked clean and nice. Then, he took out a flashlight and quickly began inspecting the walls, but in reality, he barely looked at them. When we checked in with him, he said the walls needed to be repainted "a little bit," (What he meant by that, I'm not entirely sure) and when we told him we had already painted them, he said it wasn't good enough, despite the apartment already being as white as it could be. Moreover, he mentioned that it was standard to lightly sand the floors, which, when we moved in, was only mentioned as something that would be needed if there were scratches, which was unlikely since we had carpets covering the entire floor for that reason. It also feels completely absurd that they just try to smooth over all the problems with the entire living situation, as if it were a "nice" apartment.

He told us that we would be responsible for the costs of repainting and sanding the floors, and I just felt how little I trusted his assessment of this. We did get most of our deposit back, but it feels ridiculous that we should pay for painting again, which apparently costs a lot for such a small room. Apparently, we didn’t have to pay for floor sanding, which he mentioned but wasn't listed in the specifications. So, thanks for causing us unnecessary stress, as we thought we'd lose our entire deposit. Unfortunately, it was so obvious to me that they were looking for the slightest opportunity to take more money from us, and as I can see in other comments, this seems to be a recurring issue. Next time, I will do more thorough research before renting, and I hope others do the same.

First, we would like to encourage you to contact us directly next time, so that we can ensure that the dialogue takes place with the right contact persons as soon as any challenges arise.

Regarding the ventilation, we have taken many measures on the property to get the system to work as it should. But the challenges are that we have written and encouraged residents not to tamper with the system, but it happens anyway. We are still working on it.

The problems with the laundry have been reported. We have not received any inquiries subsequently that there are still challenges. The machines are not the property's machines, they are owned by Nortec, the company that installed them. They have to maintain them, and Nortec's contact details are also displayed in the laundry, so it is possible to contact them yourself.

Unfortunately, the walls had hue differences and areas where the paint did not cover completely which required repainting, that is clearly documented in pictures.

We apologize that you were unnecessarily informed that you were liable for the floor. As you write, this was a mistake, and you have not been charged for the floor either.

Great Apartments, Unfair Move-Out Practices

I moved out of an apartment on Hermodsgade, Copenhagen in December after living there for six months. During my stay, the experience was largely positive. The apartment and building were well-maintained, everything worked as expected, and any assistance I needed was met with fast responses. Additionally, the company helped me find a new tenant when I needed to leave before the minimum rental period of nine months, which I greatly appreciated.

However, my move-out experience and the handling of my deposit left me feeling disappointed and treated unfairly.

When I moved in, I paid a deposit of 26,650 kr. As this was my third rental in Denmark, I was familiar with the strict move-out inspections. To prepare, I avoided drilling holes or making any significant marks on the walls, taking extra care throughout my tenancy.

At the move-out inspection, two inspectors reviewed the apartment, particularly the walls, which they said would need painting. To be fair, there were some faint spots visible only under specific angles, lighting, and proximity. While I understand the desire to have walls look brand new for the next tenant, my main criticism lies in the deposit model.

If it’s essentially guaranteed that walls will need repainting after every tenant—and the cost is predictable—why isn’t this simply included in the rental agreement as a standard painting fee? When I asked how I could have avoided the need for repainting, the inspectors admitted it’s nearly impossible. This makes the entire deposit system feel misleading, as it’s intended to cover damages caused by tenants, not unavoidable maintenance.

The inspectors assured me the painting would only require a “light layer” and encouraged me to raise any concerns with the office after the final settlement. However, it ended up being painted with two layers, and my attempts to discuss the matter further were rejected.

On top of this, I was charged 4,200 kr. for floor repairs. When I moved in, the floor already had visible scratches, discoloration, and damage to the top layer, which I had noted in the move-in report. Despite this, I was charged for pre-existing damages. Again, the inspectors acknowledged my objections during the move-out inspection and told me I could discuss it with the office later. But when I contacted the office, I received a generic response: “We stand by the final settlement,” with no further explanation.

At the end I got back 10.470 kr. out of 26.650 kr. (39%) for a place that I believe I have treated very carefully and left in good condition.

In summary, living with CEJ Ejendom offers well-maintained apartments and prompt service during your tenancy. However, when you move out, you should expect to pay for painting, regardless of how careful you’ve been, and potentially for damages that existed before you moved in.

We cleared up the misunderstanding regarding my defect report when I moved in. CEJ agreed that I should not be charged for the floor repair costs and I have already received a refund.
I am changing my rating to 4/5 because my move out was handled fairly with this correction.

As regards the move in and move out inspection I have looked it up and conferred with my colleagues.

Repair of the floor:
After a closer examination of the circumstances surrounding the objections regarding the floor in connection with the move-in, we can only regret that you have been charged the costs. This is a mistake, and we have informed you by email and will take the further dialogue there and close through our email correspondence.

Painting of walls:
The lease states that the lease is taken over newly refurbished. The lease has been freshly painted with white paint everywhere on all paintable surfaces, thoroughly cleaned and with complete and unbroken floor treatment. In addition, it is stated that the tenant must hand over the lease in a clean, tidy condition and in the same condition as when the tenant moved in. Necessary repairs will be carried out by the landlord after the tenancy has been vacated and at the tenant's expense. During the rental period, the tenant is responsible for interior maintenance, including whitepainting, painting, wallpapering and floor treatment.

To ensure that our apartments are always in order, we require that the apartments are freshly painted when you move out, and therefore it is not possible to avoid painting. However, it is up to the tenant to ensure that the apartment is handed over freshly painted. In other words, you have had the opportunity to paint the apartment yourself before moving out, and thus hand it over in accordance with the contract.

Upon vacating, it was found that the apartment was not freshly painted, which is why the vacancy report states various painting work and that the walls will be painted with 2x coats. The costs are the responsibility of you as the tenant, which is why they have been deducted from your deposit.

We hope for your understanding and apologize for any inconvenience the mistake with the floors has caused and wish you a great week.

Booked a viewing of an apartment and…

Booked a viewing of an apartment and arrived ON TIME at 16.00 to the place.

CEJ Ejendomsadministration had forgot the agreement, and then had the audacity to write to me that they started the viewing 16.00.

Kathrines phone was closed due to their phone systems closing at 16.00 ... How was I supposed to contact her then?
Emailed and SMSed her, but no answer until next day.

SO unprofessional, it's wild to me that a company with employees this unprofessional are allowed to do business.

Edit: Instead of taking responsibility for their incompetent employees and processes they blame the customer and lie on their reviews. Wild, but unsurpising if you read the rest of their reviews on e.g. Google.

We have been investigating the matter and fortunately CEJ had not forgotten a showing. Between 10 and 15 potential tenants attended the viewing.

Kathrine picked up the participants at 16.00 in front of the entrance door and left the street as the last one at 16.01, in respect for those who had arrived on time.

You sent an email at 16.05, which we did not have the opportunity to respond to as we were busy with the presentation.

Our phones close at 16.00, so later calls will be directed to our answering machine.

We can all be late, but changing plans based on this unfortunately is not always possible.

One of the worst estate agent in Denmark to rent property

One of the worst estate agent in Denmark to rent a house in Copenhagen.
They will increase the rent every year with some legal clause that they will have all sort of legal excuses.
And most important forget about your deposit, They will deduct your entire deposit.
I have stayed in Arhusgade 138 2 TH, and they deducted 53,000 DKK for painting and cleaning, This company is a thief and they have contracts with local painting shops so that they can get commission,
The property administration is the worst, so be careful if you take property rent for CEJ,

The rent is determined in the tenancy agreement between you as a tenant and the landlord of the property. The regulation is based on Danish legislation and is not something we simply make up. We comply with Danish legislation.

The deposit is the landlord's security when you move out of the apartment and is used in connection with necessary renovation. It is not certain that you will get the full amount back when you move out.

How much you get back from your deposit depends on the condition of the apartment when you move out. If the apartment is clean and maintained according to the tenancy agreement, it would not be necessary to deduct expenses from your security deposit.

We ask you to respect, that it is illegal to make libelous and defamatory statements about others, and therefore ask you to delete these from your inquiry.

Fast response

I have been having several matters in the last half a year regarding noise, move out, payment from abroad and I noticed that Benjamin (property manager of my apartment) has been always responding very promptly. So much so that I wanted to take a moment to emphasise it. I've been living close to 2 years and so far it was more less good.
