I would give it a 0 if available. My son moved out of his apartment over three months ago, and we are still waiting for the return of his security deposit.
For the past three months, we've received email after email promising that the refund would be processed "soon," that accounting is handling it, or that proof of the transfer would be sent. Despite these repeated assurances, nothing has happened. Every time we ask for an update or proof of payment, we're given another promise instead of a resolution.
The delay has created real financial hardship. My son has been unable to secure another apartment because he's been waiting for the return of his deposit. It's incredibly frustrating to be kept in limbo for months without clear answers or a definite timeline.
Based on our experience, I would strongly advise anyone considering renting through Welkeys to proceed with extreme caution. In our case, recovering the deposit has been a long, exhausting process with no resolution after three months.
If anyone would like to see the email correspondence documenting the repeated promises and delays, I'd be happy to share our communications so you can judge the situation for yourself.

I rented an apartment managed by the Welkeys through the Studapart website as a student, where I lived for one year and eight months. Upon moving in, the agency charged me an additional €500 for the inventory inspection, and also held €2,500 as a security deposit.
As the check-out date approached, ten days before leaving, the agency sent a representative to carry out the inventory inspection. He completed it and left. The report did not mention any significant damage. The apartment was clean and well-maintained.
Ten days later, on the day of check-out at 10 a.m., the agency’s representative did not show up. I called to her, and she told me she would be at least another hour late. I was therefore forced to leave the keys at a brasserie on the ground floor of the building.
After that, I waited for my deposit to be returned. Following several exchanges with the agency, they informed me that my deposit would not be refunded and declared the case closed.
In the end, I went to 'La Maison du Droit', and only with the help of their lawyers was I able to recover my deposit - nine months after moving out.
This process cost me a great deal of time and energy. The indifferent attitude and lack of response from Welkeys caused me significant stress.
For this reason, I feel it is my responsibility to share this experience with anyone considering working with them. Be cautious, and keep in mind that they may make no effort to return your deposit back.

I stayed here a whole week. The apartment is cute and cosy. Being vegan I cooked all my meals on the induction hob and microwave cooker. Being a coffee addict I LOVED the small Nesspresso machine - what a treat - Soya Lattes so MUCH better than the espressos in the local cafes. The internet worked well streaming Netfix movies. WARNING - the hot water is very hot so let it run for some seconds before committing you skin to it.
Be careful with the induction hob - if you accidentally touch the "lock" icon you will have to touch it again for 3 seconds and restart before the rings come back on - why do the French have "child locks"? The flat is on the top (2nd) floor and there is no lift so be careful with you suit cases. The kitchen bar is lovely with two high chairs.
I hope to be able to come back next year.

Overall, Welkeys is a good host, but the financial settlement is sloppy. For paying the security deposit for a holiday home, €17 in transaction fees is charged. This was not communicated or agreed upon in advance. They promised to reimburse me afterwards. It took a little time but they did reimburse me.
En soi, Welkeys est un bon hôte, mais le règlement financier est négligé. Pour le paiement d’une caution pour une maison de vacances, 17 € de frais de transaction sont facturés. Cela n’a pas été communiqué ni convenu à l’avance. Ils m’avaient promis de me rembourser après coup (c'est vrai, apres 30 jours).

Awful Company. They confirmed the booking, took the money and sent all the Welcome packs. They then cancelled it without prior notice or reason, one month later. Upon questioning, they claimed the booking wasn't paid for. I then had to prove with bank statements that they'd received it, which they eventually accepted but now changed the excuse to the Property not being available (no further reasoning given). They'd actually already initiated the refund prior to cancelling the booking, therefore knowing that they'd received the money from the outset. No apology or alternative accomodation was offered. Incompetence or strategic deception? Either way, please be careful when booking with this Company and do not assume that your booking is safe at any stage.

They are uploaded in Booking and in Google. Because here there is no way to upload the photos! What I've said is pure true!)
I would never booked this property if I knew the hidden catches for which they blamed the design of booking webpage. So, be vigilant when you book! There is a 800 euro deposit if they find that something is broken, stained, etc. 800 euro!!!! Even when you rent a car the deposit if about 400euro. When I got the mail about this deposit I called them immediately and tried to get an explanation, that they could not provide! You must know that every property in France has an mandatory insurance which can cover everything! So blocking you money is quite illegal! After that I asked for cancelation via booking. Then waiting for 2 hours, no response from they part. Called Booking, and got the explanation that first the property management must approve the cancelation and the Booking can canceled it. I called Welkeys and they told me that it is up Booking to cancel the booking which is not true at all. If the property does not give green light to it, Booking can not do it. So, as my trip was fro the next day and I could not cancel my work in Paris I negotiated a lover deposit price at 400 euro. Not because I wanted it, but because they forced me, did not gave me an option. Actually they didi - cancel the trip which would cost me around 300 euro plus the price for the train tickets - around 250 euro more. When I arrived, the apartment haven't been cleaned. So, I waited for 2 hours in order to be done. The guy from Welkeys was relatively kind. When I entered the apartment I did some photos and send them to the person from Welkeys. And I asked what is the reason to hold the money from the deposit up to 14 days? Why, when I leave in 3 days? I insisted for an immediate return of the deposit and inspection of the house before I leave - état du lieu. They that they will see what they can do and at the end they said no. That the person that cleans the house will come at 10 o'clock....nobody came at 10 a.m. The furniture is collected from the street.
So, it is on the street. Very loud at night! Taking a shower is done with open door, because there is no light. To go to the toilet is at the other side of the apartment. Image a U form appart. So, the furniture is picked up from the street.Heavily used. The doors can't be closed because they are bloated from the humidity. I will stop here. Please take a look at the photos. AVOID RENTING THIS PROPERTY AND WITH THE AGENT!!!

The property and and attention from local host Prisca were 5 star.
However, for a short rental the pressure to purchase additional insurance, make an inventory and take photos to avoid losing a 900 Euro deposit mean I would not use Welkeys again for holiday accommodation. The checkout information on the email also differed from that in the property.
This is no reflection on Prisca, who responded quickly and helpfully to a couple of questions we asked.

I got a booking with them in Lille and after I arrived @ location and nobody showed (as it was expected), I phoned them (got robot music) and finally, after 1/2 hour I was called back and told the apartment has no electricity and I have to find myself a hotel for the night and try again tomorrow. I've canceled the whole reservation and indeed found myself a hotel around the corner. I don't recommend them, apart from this extremely unprofessional behavior they will pester you to pay a deposit and buy insurance in order to get back the deposit.
