I rented an apartment through studapart, paid for the rental guarantee, and paid for cancellation insurance. My visa was rejected — a reason that is explicitly covered under their own policy. I canceled on time. I also provided all the documents they asked for. They said i should wait two months for the refund to be processed.
Two months later, I have not seen a single euro returned.
No one answers the phone. Emails go unanswered. When I finally managed to reach someone, I was told my payment information was never provided when it is clearly saved on the insurance platform. I have the screenshots. Now their representative (fatou) doesn’t even respond to my messages and leaving me on read.
This is not a processing delay. This is a company that collects your money, sells you insurance for peace of mind, and then becomes unreachable when you actually need that insurance to work. €1,833 is not a small amount. It does not just disappear.
If you are considering Studapart, know that you are throwing your money to an unreliable website. Based on my experience, You will be ignored, and left chasing money that is rightfully yours.
If I do not hear back from studapart, my next step is a formal referral to the Médiateur de l’Assurance. I hope my experience saves someone else from this stressful situation.
Students, especially international students, should be extremely careful before paying Studapart. Their policies can result in you losing hundreds of euros even when you never receive a lease, never receive keys, and never move into the accommodation.
In my case, Studapart retained €833, including an astonishing €289 in reservation fees alone. The landlord confirmed directly to Studapart that I never took possession, and Studapart itself confirmed in writing that “the lease contract was not issued.”
What is especially concerning is how Studapart justified keeping the money. Their published policy specifically identifies failure to draw up a written lease as an Advertiser Default that can qualify for a full refund. Yet when I raised this provision, Studapart argued that because I had previously requested cancellation, my request had “immediately” stopped the process and therefore caused the lease not to be issued.
Their own communications appear inconsistent with that explanation. After my cancellation request, Studapart continued telling me my rental file needed to be completed and, on the scheduled move-in date, was still instructing me to “Sign your rental agreement.” Studapart later stated that it proceeded with the cancellation after the landlord confirmed I had never taken possession.
There is also very little control on the landlord's side. I initially asked the landlord to cancel the reservation himself, and he told me he had no control over the Studapart reservation and that only Studapart could handle the cancellation. So I don't see this as a platform that is particularly favorable to landlords either. Studapart collects substantial fees while maintaining control over a process that neither side could simply resolve directly.
The larger issue is the lack of protection this creates for students booking housing remotely. Studapart specifically serves students, including international students who often cannot inspect housing before arriving in France and therefore have to place significant trust in the platform.
A student can apparently pay a substantial amount upfront, including hundreds of euros in platform fees, never receive a lease, never receive keys, never occupy the accommodation, and still lose the money under Studapart's interpretation of its cancellation rules. Regardless of whether Studapart believes this is permitted by its terms, I find this practice deeply unfair and inconsistent with the transparency and good-faith treatment students should be able to expect from a student-housing platform.
For students: get the written lease before paying whenever possible, read every cancellation provision carefully, and get everything in writing. Most importantly, do not assume that never moving in, never receiving keys, or never receiving a lease means your money will be returned. Also look carefully at the reservation fees before paying — €289 in my case is an enormous amount for a booking fee.
For landlords: I would seriously consider whether another platform gives you more direct control over your own rental. My landlord told me he could not even cancel the Studapart reservation himself and had to direct me back to Studapart.
A platform built specifically around helping students secure housing should provide far more transparency and protection for the amount of money it charges.
I have retained documentation supporting the facts above, including Studapart's written confirmation that the lease was not issued and that the landlord confirmed I never took possession.
I would strongly recommend that both students and landlords consider other platforms before using Studapart.

Owners are strongly incentivised to respond to tenant applications on the platform, leading to a much higher response rate than on other apps (in my experience).

I arrived in Nantes from India as an international student, having booked a room through Studapart via my business school's housing platform. I paid a first month's rent of €420 and €350 in booking fees.
On arrival, the landlord did not attend the key handover and did not answer my calls. I waited more than two hours outside the building during a heatwave alert, after a 30-hour journey, until a flatmate came home from work and let me in. The keys had simply been left inside the room.
The room was dirty. No bed linen was provided, and the mattress and pillow were stained although the listing lists bed linen among the equipment and housekeeping among the charges included in the rent. The bedroom shutter was broken; the landlord later admitted this. No move-in inventory was ever carried out. The common areas were not cleaned until five days after I moved in, and only because another tenant was paid to do it.
I reported all of this within hours of moving in by email that evening and via WhatsApp support the next morning, well inside the 24-hour window. My emails went unanswered for a week. WhatsApp support repeatedly told me to sort it out directly with a landlord who was not answering anyone. My first month's rent was released to the landlord anyway; support confirmed the payment is automatic 24 hours after the lease starts, with no check for complaints already logged.
The landlord did not visit the property once in the first eight days, and only came then to show the flat to a prospective tenant. Her offer, after a week, was €25 off the following month's rent.
Studapart's eventual written position was that this does not amount to insalubrity or force majeure, and that they are only an intermediary. I never claimed either their own published protection covers accommodation "not as described," which is exactly what this was.
If you are an international student arriving alone, understand what the booking fee actually buys: a listing, and an intermediary who will forward your messages. Check-in, inventory and on-arrival support are not guaranteed, whatever the listing shows.

DO NOT WASTE YOUR MONEY ON STUDAPART! This platform is a complete trap that exploits vulnerable international exchange students.
They force you to pay hundreds of euros for their "Guaranteed Profile" under the predatory rule that you CANNOT effectively apply for housing without buying their guarantee first. They provide absolutely ZERO financial or housing protection to tenants. You pay for a completely one-sided promise.
My experience looking for housing in Bourges has been an absolute nightmare. The platform’s listed inventory is an absolute illusion:
Once they took my money and my profile was certified, the nightmare began:
1. The inventory is a ghost town. I applied to 100% of the available properties in Bourges matching my criteria, and almost all of them completely ignored me.
2. False advertising and hidden terms. The ONLY landlord who replied informed me that their minimum lease is 9 months, which was never disclosed. I am an exchange student seeking a 5-month short-term rental. Every single property that actually fit my 5-month timeline has remained radio silent or proved to be an obsolete ad.
Studapart knowingly pockets money from exchange students while possessing ZERO viable listings to accommodate them. This is an unethical, misleading, and predatory commercial practice.
I demand an exceptional full refund immediately. I have already escalated this severe lack of service and misleading practice to SignalConso (DGCCRF) and ECC France.
