Honestly, it was my worst experience, and I never recommend it to anyone. During my stay, we had several problems, but they didn't answer or fix any of them, and all the time they ignored you. Honestly, if I want to describe them simply, they are really bad. Because they are professionals at writing the contract so that afterward you can't claim anything, but they just want to take your money for a really bad property and worse support.

Unica cosa positiva era la camera, ho avuto le formiche in casa per un mese prima che qualcuno facesse qualcosa. Servizio inesistente, solo bot.

Per fortuna ho riavuto il mio deposito dopo un solo sollecito. Uffici nascosti perchè sanno che qualcuno li andrebbe a cercare.

The worst landlord I’ve ever had, a dreadful experience

Zahlt die Miete nicht an den Hauptmieter und erstellt nicht genehmigte oder als solche gekennzeichnete untermietverträge, die dann fristlos gekündigt werden

Absolutely terrible experience. I would never rent with Habyt again.

After living there for around 1.5 years, I was suddenly told I had to move out because Habyt failed to renew its agreement with the property owner. To make matters worse, they gave me only 1.5 months’ notice, while tenants are expected to give them 3 months’ notice to leave. Apparently, the rules only apply when they benefit Habyt.

Their handling of serious issues inside the apartment was even worse. We repeatedly reported a roommate who constantly vomited in the apartment and didn’t even clean it up, left the flat filthy, stole food and shared household items, broke dishes, made excessive noise, and created an unbearable living environment. She even physically assaulted another roommate, and the situation escalated to the point where the Carabinieri had to be called twice. Despite repeated complaints and clear evidence, Habyt failed to take meaningful action and left the rest of us to deal with months of stress, filth, and feeling unsafe.

They also removed the weekly cleaning service without reducing the rent, claiming it would encourage roommates to cooperate. Instead, it only made an already terrible situation worse.

Communication was confusing and contradictory. I was informed my contract was ending while simultaneously receiving emails saying “nothing changes.” The replacement rooms they offered were more expensive, smaller, farther away, and had more flatmates and fewer bathrooms.

Habyt has shown poor communication, poor management, and little regard for the well-being of its tenants. I will never rent with them again, and I strongly recommend looking elsewhere.

Dieser Verein muss dringend vom Markt verschwinden. Leute versucht nicht bei solchen Kriminellen eine Wohnung oder ein Zimmer an zu Mieten. Brutal Aggressive Miet abzocke.

I feel very disappointed with Habyt, first of all the apartment looks different from the overlying damage. Then there are too many low-cost tools starting with the iron. I'm also still waiting for the meldezettel, I even went to the Graz registry office and they're not answering them either.
I strongly advise against renting with Habyt.

Ich bin sehr enttäuscht von Habyt, vor allem sieht die Wohnung anders aus als der Schaden des Hauses. Dann gibt es zu viele kostengünstige Werkzeuge, angefangen mit dem Bügeleisen. Außerdem warte ich immer noch auf das Meldezettel, habe mich sogar an die Grazer Meldebehörde gewandt und sie antworten ihnen auch nicht.
Ich empfehle dringend, mit Habyt zu mieten

Vermeiden Sie bitte diesen Anbieter. Ich muss ehrlicherweise sagen, dass diese Plattform sehr unseriös ist auch wenn diese sehr professionell erscheinen mag.

Sie müssen hier beachten, dass es keinen richtigen Vermieter gibt. Das heißt es wird keine Wohnungsbesichtigung oder Schlüsselübergabe vom Vermieter höchstpersönlich geben. Das heißt, Sie müssen sich rein auf die Fotos verlassen, um den Zustand der Wohnung einzuschätzen. Die Schlüsselabgabe verlief über einen Kiosk. Das heißt man erhält einen Pin kurz vor Mietbeginn und muss diesen an einem bestimmten Kiosk sagen und erhält dann den Schlüssel.

Wie auch erwartet, ist die Wohnung nicht im selben Zustand, wie in den Fotos. Verschimmelte Wände, defekte Haushaltsgeräte, temporär kalte Duschen,...

Man kann sich bei Beschwerden auch nur über ein Ticketportal wenden und nicht per Mail, Telefon und vor allem nicht an eine direkte Ansprechperson. Die Anfrage des Tickets wird auch erfahrungsgemäß mindestens erst nach 1-2 Wochen (wenn überhaupt) bearbeitet. Ich hatte verschimmelte Wände beim Anzug gemeldet und bis tatsächlich jemand gekommen ist und das Problem beheben wollte, sind 6 Wochen vergangen.

Außerdem ist im Mietvertrag eine Rückzahlung der Kaution in spätestens 6 Wochen nach Auszug gewährt. Die Kaution kam erst nach mehreren Anfragen nach mehr als 9 Wochen an.

Ich könnte die Liste fortführen mit Beschwerden aber ich beschränke mich auf das Wesentliche.

Habyt is withholding my security deposit for my room at Welfenstraße in Stuttgart, claiming issues with a key return. I have irrefutable, timestamped photographic proof that all keys were returned completely on time. Their customer support team is ignoring the evidence. Return my deposit immediately.

My wife and I had a contract with them in Lisbon, and I can say without a doubt that it was the absolute worst housing experience we’ve ever had.

The company is highly malicious, operates on a very thin legal line, and preys on the vulnerability of immigrants who just arrived and don't fully know their rights yet.

To give you an idea of their level of unprofessionalism, here is a summary of what we faced and witnessed:

Contractual and Financial Abuse: They literally made up arbitrary contract clauses out of nowhere to evict my wife and me from the apartment. To make matters worse, they illegally withheld our security deposit.

Non-existent Support: They simply do not have a phone number for contact. Everything is handled via email or support tickets, which they completely ignore. When my lawyer tried to intervene and contact them, he received very few replies, all of them completely unprofessional and lacking any ethical standard.

Scams and Security Risks: Their management is so chaotic that tenants were actually scammed by former Habyt employees, who created fake listings and fraudulent contracts on other platforms.

Debts with Landlords: The actual landlord of the apartment we stayed in (who happens to be an acquaintance of mine) explicitly confirmed to me that Habyt owed him money. This shows they don't fulfill their obligations to either their clients or the property owners.

In our Co-living space, 100% of the residents (about 10 people) were deeply unsatisfied and reported similar issues.

My honest advice: Stay far away, and look for a proper, formal lease agreement registered with the tax authority (Finanças) through a trusted landlord or agency. It is absolutely not worth the stress and the financial risk.

Ich kann nur davon abraten, bei Habyt zu buchen. Ich wohne dort seit mehreren Monaten und habe dabei zahlreiche negative Erfahrungen gemacht:

Die Wohnung entsprach nicht den Angaben und Fotos auf der Website.
Bettwäsche wurde bei meinem Einzug nicht zur Verfügung gestellt, und die Rückerstattung für die von mir selbst gekaufte Bettwäsche hat mehrere Monate gedauert.
Der Kundenservice bzw. die Mitarbeitenden von Habyt waren nur sehr schwer erreichbar.
Waschmaschinen und Trockner waren regelmäßig außer Betrieb.
Die Gemeinschaftsbereiche wurden nur unzureichend gepflegt und gereinigt.
Es gab erhebliche Probleme mit der Stromversorgung in der Wohnung, auf die Habyt nicht angemessen reagiert hat.
Das Schlafzimmer war bei meinem Einzug nicht ordnungsgemäß gereinigt.
Probleme mit der Heizung wurden erst nach mehreren Wochen behoben.

I strongly recommend avoiding Habyt. I have been living there for several months and have experienced a number of issues, including:

The apartment did not match the description and presentation on the website.
No bed linen was provided upon move-in, and it took several months to receive reimbursement for the bedding I had to purchase myself.
Habyt’s staff and customer support were extremely difficult to reach.
The washing machines and dryers were frequently out of service.
The shared/common areas were not properly maintained.
There were serious electrical problems in the apartment, and Habyt failed to respond appropriately to the situation.
The bedroom was not properly cleaned when I moved in.
Heating-related issues were only resolved after several weeks.

Please never make a booking with Habyt. I have been living there for some months and I encountered these issues:
- apartment not matching with the description provided on the website;
- bedsheets not provided and reimbursement for the bedsheets that I bought myself took months;
- Habyt staff extremely difficult to get in touch with;
- washing machines and drying machines often not working;
- common area poorly maintained;
- severe electricity issue in the apartment and complete lack of appropriate response from Habyt;
- bedroom not clean when I first entered the place;
- heating issues resolved after weeks

Bitte buchen Sie niemals bei Habyt. Ich wohne dort seit einigen Monaten und hatte folgende Probleme:
- Die Wohnung entsprach nicht der Beschreibung auf der Website;
- Bettwäsche wurde nicht bereitgestellt, und die Erstattung für die Bettwäsche, die ich selbst gekauft hatte, dauerte Monate;
- Es war extrem schwierig, die Mitarbeiter von Habyt zu erreichen;
- Waschmaschinen und Trockner funktionierten oft nicht;
- Die Gemeinschaftsräume waren schlecht gepflegt;
- Es gab schwerwiegende Probleme mit der Stromversorgung in der Wohnung, auf die Habyt überhaupt nicht angemessen reagiert hat;
- Das Schlafzimmer war bei meinem Einzug nicht sauber;
- Probleme mit der Heizung wurden erst nach Wochen behoben

The most comfortable bed during my whole trip! A brilliant room that was essentially a studio apartment, clean, good sized and felt like home. The staff were polite and friendly, it was less than 5 minutes walk from Ostkreuz station too.

This is not at all reliable company fir renting spaces they have rented us the apartment whos contract with owner was already ended and then didn’t respond to any of the faults in the apartment utilities which was included in the contract.

After long struggle I finally decided to leave apartment due to no clarity and now they have not returned my deposit.
No response even after multiple daily follow ups.
They are running rental scams
Do not rent from them

Bad support. It has been months since I moved out, and I still haven't received my deposit refund. No sign of it so far.

The law will find them!

Als Vemieter in Frankfurt, dem Habyt oder Germany Living 3 oder wie auch immer sie sich gerade nennen, die fristlose Kündigung wegen Nichtzahlung von bereits 2 Monatsmieten ( Mai und Juni 2026) ausgesprochen hat, kann ich jedem nur raten die Finger von diesem Unternehmen zu lassen. Sowohl als Mieter und insbesondere als Vermieter. Vollstreckungsbescheid ist selbstverständlich ebenfalls auf den Weg gebracht. Völlig unseriöses Geschäftsgebaren. "Angestellte" werden dort schneller ausgwechselt als die eigene Unterwäsche. Eine einzige Katastrophe. Die Angelegenheit liegt bereits bei der Anwaltskanzlei WestendLaw in Frankfurt.

Ich hatte großes Vertrauen in ein renommiertes und angeblich professionelles Unternehmen auf housinganywhere, doch leider wurden meine Erwartungen völlig überschätzt. Ich bereue es zutiefst, nicht vorsichtiger gewesen zu sein, denn die angebliche „Schutzrichtlinie“ des Unternehmens ist in Wirklichkeit reine Augenwischerei. Ich hatte Ende März eine Wohnung gebucht und diese sofort am selben Tag storniert. Ich erhielt keine Rückerstattung und hatte unzählige E-Mails mit „Clara, einer Buchungsspezialistin“, die mir letzten Monat zugesichert hatte, dass mir eine Rückerstattung zustehen würde. Nun tut sie plötzlich so, als hätte sie das nie gesagt (obwohl es schriftliche Beweise dafür gibt) und weigert sich, mir das Geld zurückzuerstatten. Über 1000 € Betrug für eine Wohnung, die ich weder bezogen noch besichtigt habe. Ich habe sie lediglich gebucht und am selben Tag storniert aufgrund einer Preiserhöhung in den folgenden Monaten... immer noch keine Erstattung.

BTW telefonieren mit der Firma ist niemals möglich gewesen. Immer die selben automatischen Ausreden.
