Still waiting for accident prevention. We bought a terraced house from this company where neighbours on left side are still for rent. We have water coming from the roof on our ceiling wall towards these neighbours that live for rent, and have already contacted heimstaden forening few times to check it, no answer. Instead of preventing the issue of spreading furthee damage before it rains this weekend, they prefer to wait. Very slow action when it comes to urgent matter. Additionally, one can easily see that there were repairs inside the house and overall roof integrity is compromised, since we paid full price for a house without defects supposedly, but where at least 1 month 5 different companies came to our home trying to investigate and resolve the issue, after multiple calls and emails, we could not fully move in due to the repairs, delayed our vacation, paid higher price for late travel, paid 2 more rents for external storage, due to delayed indoors repairs, and all this due to lack of proper maintenance and care for the house, i would have not bought if i knew about these issues upfront. Who will compensate me for a compromised conditions report and all the extra costs i had to bear in regards to this purchase? When i decide to sell the house who will compensate me for this damaged overall condition of the report? That roof specialist whom you sent actually didn't do his job to end, he opened the ventilation pipes on our and neighbouring house and didn't do the fittings back as they were before. That neighbouring house which is still for rent and is your property still has one pipe without fittings as well as our house. The neighbouring house is still Heimstadens property. Now i have to find a person to complete the job. No comment!

I lived in two Heimstaden properties in Esbjerg from 2022 to 2025 (approx. 3 years in total).
Their technical service was responsive during my tenancy. Whenever there was an issue with the building, they would come quickly after a phone call. No complaints there.
However, I have two major issues:
1. Treatment changes drastically after moving out
The way they treat you as a tenant vs. after you move out is completely different. Once you leave, you are no longer treated with the same respect or fairness.
2. The energy label is unrealistic. The stated energy rating does not match the actual experience of living in the building. This results in shockingly high heating bills after you move out.
For example, I paid around 60,000 DKK in total over two years for a 70 m² apartment – which is absurdly high for such a small unit. A large part of this cost is due to overall building heat loss, which tenants are still required to cover.
I took my case to the Huslejenævnet (Rental Board) three times, but unfortunately, without formal technical documentation, I was never able to succeed in my complaint.
I am genuinely dissatisfied with my time in Heimstaden’s apartments. Now that I have moved to another company, I feel a significant difference and I am much more satisfied.
I would not recommend renting from this company – especially their older properties.
That said, aside from the heating/energy costs and the energy label issue, I didn't have any major problems with them, and most other things were satisfactory.

We bought the apartment from Heimstaden but the administration is still run by them. Every month we pay the bill for administration and water and heat to them.
Last month one of our keys doesn’t work. I called Heimstaden being told that my address cannot be found in their system. Thus they cannot help me! I was locked outside home for many hours!!! That’s wired that we have been paying the bill for more than one year, and our address is in the bill, how could our address not be in their system?! Then we write to them by mails, and they told us since we are not tenant, we cannot contact them through Minbolig, can only write to them. The most hilarious thing is we have wrote to them on this key issues more than 3 emails to all the mailboxs of them we can find, nobody answers a SINGLE email after 3 weeks. Also tried to call them, they never answered the phone anytime in the day, the automatic reply always says we are calling outside their working hours, i can only assume they doesn’t work 24*7 hour every week.
No service received from them. It is really disappointing.
A very clear, patient and informative explanation by Andrew of everything that has been set up and what needs to be done to optimise life in the apartment. A huge amount of preparation and attention to detail has gone into the full service. Andrew was able to anticipate most questions and gave constructive and practical advice on others. There are many issues.
1. We have not received any important documents since Dao took over the letter delivery. It turns out that the building administration has not delivered the keys to Dao for them to access our building and deliver letters. We figured this out after many calls to companies, government offices, Dao etc.
2. We are trying to contact Heimstaden to give the keys to Dao, however we cannot get any replies to our emails, our calls are hung up after waiting in the line for 20-30 minutes without speaking to one single person.
3. We took over our apartment from Heimstaden 7 months ago. They held part of our deposit to cover any additional costs for heating and water consumption when we bought the apartment. However, as we expected, the settlement shows that they owe us money. The settlement was received 4 months ago, they contacted us 2 months ago saying we would receive the money back as soon as possible. Still no money has been paid back.
Terrible experience.

I have lived at Heimstad for over 3 years in Aarhus 8240.Today I have got what was left from my deposit , out of around 25 000 dkk , I got 4095 dkk.This happened after I took excelent care of the apartment(like it was my own property) and I have cleaned it more then decent.It is true i have not cleaned the oven and I have not painted the walls,so this is something I am perfectly fine paying for.During the moving out inspection I got a raport I should sign , no photo were taken during my stay there and only when I got home I received a rapport with photos , which could have been very easy from other apartments.ADVICE for new tenants:-when you do MOVING IN inspection, take every milimiter of the apartment and inspect it.Take photo of every dust particle/small imperfection/scratch and report it , Heimstad otherwise will take advantage of it and put you to pay for it.During staying there was fine , as soon I wanted to leave they started to take advantage of their power position(big company with lawyers and money) as much as possible.The gate from the garage was very often out of order and we could not park our cars inside the garage,there has been no compensation for this.Over the road was a building under construction which led to dust,garbage and noise again no compensation for this.There was a problem with garbage , people were moving in and they had lot of boxes which should have been throw to special places not in the ordinary bins, this led to constant trash around the bin area.Please do yourself a favor and avoid this company and if you do not have other options remember to be very caucious .

We had a very disappointing experience with Heimstaden after moving out of our apartment.
We vacated the property on 1 December 2025. However, we only received the flytteafregning yesterday—almost 10 weeks later, and only after following up multiple times. When we finally received the settlement, it was extremely upsetting: 30,000 DKK was deducted from our 41,000 DKK deposit, initially without any detailed invoice.
In addition, although we paid the last month’s rent in advance when we moved in, Heimstaden still charged us rent until 15 December 2025. When we contacted them to question this amount (approximately 14,000 DKK), we were instructed to pay it immediately and were told it would be refunded later. This approach to billing has been confusing and concerning.
When we contacted Heimstaden again to express our shock and seek clarification, the response was disappointing. The representatives stated that they could only see figures in their system and were unable to provide any explanation, instead directing us to an email address for the sales team. This lack of transparency and accountability is unacceptable.
The apartment was returned in good condition. The move-out inspection went well, no damages were reported, and the apartment was cleaned thoroughly. Based on this, the size of the deposit deduction came as a complete surprise.
We have now received the detailed invoice, which suggests that extensive renovations were carried out, seemingly to upgrade the apartment to a “brand new” or “deluxe” standard. While Heimstaden is entitled to renovate its properties, a tenant’s deposit should not be treated as a funding source for major refurbishments or luxury upgrades. Deposits are intended to cover actual damages beyond normal wear and tear—not to finance improvements for future leasing or sales purposes.
If Heimstaden chooses to carry out such renovations for business reasons, those costs should be covered by the company itself, not by former tenants.
We are taking this matter very seriously and moving forward whatever extend we can, we may not get the deposit back however we want this trend to be stopped. Beyond resolving our individual case, we believe this pattern of excessive and insufficiently justified deposit deductions must be addressed and stopped. We have since come across numerous reviews and accounts from other tenants who have experienced similar situations, suggesting this is not an isolated incident.
We hope Heimstaden will address this matter fairly, transparently, and in a way that helps restore trust and prevent similar experiences for future tenants.

There is no issue with Heimstaden, until they have to repair something in or around the house you rent from them. Their call hour is only between 9 am and 1 pm. The duty service provider outside these hours deems everything as "it can wait until you can talk to heimstaden".
Examples:
1. cold december, no hot water from the shower - it can wait
2. no heating? - it can wait
3. There was some pipe maintenance, got home at 5 pm, no clean water is running - it can wait......
This has now happened multiple times.

Very bad moving out inspection . I had no problem of not receiving the deposit of 43,000k back . But they shouldn’t charge me an additional 35,000dkk . And they are saying the renovation costs is 75000. This is unbelievable. Are they building another apartment . We havnt destroyed anything in the apartment other than it wasn’t cleaned
