I tried giving these guys a chance…Don't Waste your money!
I tried giving these guys a chance buying leads from them. I spent $1400 gave them four months per their contract to send me leads. I received three leads two of them had no interest in buying or selling a home and the other one was already working with an agent. I was extremely flexible. Let them extend the period to try to get me more leads to no avail I’m now at four months trying to get my refund. I’m still going back back-and-forth every time I email they tell me they’re escalating it now. We finally reached an escalation to Senior leadership and I still have zero resolution. I’m an experienced agent with 12 years in the business and tried giving them a chance. My experience has been extremely poor in the Seattle area. Don’t waste your time or money.

Stay away from Dwelio
So at the start of the year I signed up with Dwelio. They promised 22 qualified buyers for the year. 6 months went by and not one qualified lead came through. So Dwelio and I agree to reimburse the 700 USD I paid. This was on June 12th and they said it would take 30 to 60 business days.
Now we are at August 31st. They have not refunded my money, answered any of my texts, calls or emails. I feel like Dwelio are completely scam artists. Maybe others have had a better experience but mine was horrible.

Refund issues, lack of communication, and poor leads
My area is rural and I had concerns from the very beginning if leads would be sent, I expressed these concerns and was assured it was not an issue. They did send several leads, but they were either commercial properties, which I do not do, outside my MLS or when I spoke to the leads they were not actually interested in moving forward in any sort of real estate transaction. Dwelio said they would issue a refund (I months worth of texts and emails) and it would be received in 30 days. It has now been two plus months and every time I email I get an excuse of why they have not issued the refund and now I’m getting no replies! If they truly did their job for the other realtors and getting their percentage of commission then they should have plenty of money to issue my refund as they stated they would. I am beginning to think that the reviews on their website are fabricated.

$699 Paid. Two Worthless Leads. Four Months of Excuses. Still No Refund.
I rarely leave negative reviews, but other real estate agents deserve to know about my experience with Dwelio.
In January 2026, I paid Dwelio $699 after being promised a guaranteed minimum of 20 leads.
After four months, I had received only two leads, neither of which was legitimate or usable.
The first was a property that was already listed by another real estate agent.
The second was someone who claimed to own a property that they did not actually own.
I repeatedly called, texted, and attempted to contact both individuals. Neither ever responded, and neither resulted in any business.
In April 2026, after acknowledging the lack of results, Dwelio agreed to issue me a full refund of $699.
That should have been the end of the story.
Instead, it is now August, and I still have not received my money.
I've sent repeated emails and follow-ups. Each time I receive essentially the same response: "You'll receive your refund next week." Then another week passes. Then another. Nothing happens.
At this point, the most frustrating part isn't even the poor-quality leads—it's that the company has repeatedly failed to honor its own promise to refund my money after agreeing to do so months ago.
If Dwelio eventually sends my refund, I'll gladly update this review. Until then, I cannot recommend that any real estate professional risk their marketing dollars with a company that, in my experience, failed to deliver what was promised and has still not honored its written commitment to issue a refund.
Update: As of the date of this review, I have been waiting approximately four months for a refund that Dwelio agreed to issue. If that changes, I will update this review immediately.
Update – August 29, 2026
After posting my original review, I received a phone call from a Dwelio supervisor who told me my refund would be issued no later than August 26—but only if I removed my negative review.
I declined. Consumers have the right to share honest, factual accounts of their experiences.
As expected, the refund never arrived.
After following up again by email, I received the following response:
"Because you indicated that you will not be removing the review, your contract has been terminated. As a result of this termination, neither party remains bound to any further contractual obligations or services, and the refund is denied."
Let that sink in.
Dwelio agreed months ago to issue me a full refund after failing to deliver the guaranteed leads I paid for. Yet after I refused to remove my honest review, they denied the refund they had already promised.
Based on my experience, this raises serious concerns about how customer complaints are handled. If your refund is conditioned on removing a negative review, other consumers deserve to know that before doing business with this company.
I strongly encourage anyone considering Dwelio to do their homework, read reviews across multiple platforms, and proceed with caution. My experience has been extremely disappointing, and I regret trusting this company with my marketing dollars.
