I have been a property owner with RedAwning, and my experience has been extremely disappointing.
The biggest issue has been payouts. There appears to be no consistent or transparent payout schedule, and I have repeatedly had to chase RedAwning for money that was owed to me. One reservation was paid just 3 days after checkout, another 5 days, another 11 days, another 17 days, and one took 33 days after the guest checked out. Even more frustrating, the scheduled payout dates have repeatedly moved further into the future without any explanation.
I've asked multiple times what determines when owners are paid, but I've never received a clear answer. Every other property management company I've worked with has a straightforward payout policy. RedAwning does not seem to have one, or at least they have never been able to explain it.
I also had a guest damage my property. Although the claim was ultimately approved, it took nearly three months, more than 15 emails, and repeated follow-ups before I was finally reimbursed. I constantly had to remind them to process the payment. It felt like nothing moved forward unless I initiated another email.
Communication has been another major issue. Responses are often slow or nonexistent, and I've frequently had to follow up multiple times just to get basic questions answered. At one point I even had to request a copy of my own signed management agreement because the original signing link no longer worked.
Managing a vacation rental requires trust. Owners shouldn't have to wonder when they'll be paid, repeatedly chase down money that's owed to them, or spend months trying to recover approved damage claims.
Based on my experience, I cannot recommend RedAwning to other property owners.

Initially, very helpful with onboarding about a year ago. It has gone downhill big-time. Continually having to chase down payments from guests. I am still waiting for payments from guests from a month ago. Escalations to support return no useful information aside from "we are working in it". They expect you to pay for cleaning in advance while you wait a month to receive payment from guests (who paid for cleaning when they made reservations). The cleaners they sent stole a ton of stuff from the house. They say that they are active on several listing services, but most of the reservations come from Airbnb. I have been advising friends to just onboard with Airbnb and skip the extra delay in receiving funds.

Red Awning is the worst host service ever. For the last several months they have been holding my payouts for more than a month. Currently, going on 6 weeks for one checkout. They say they will "escalate" the issue but then nothing is ever said. Also their AI bot has repeatedly made erroneous statements and ridiculous promises to guests. JUST. DON'T.

We have been with Red Awning for over 7 years and was one of the 1st Homes to sign with them in our area… Over the last year payments have gotten slower and slower. They keep changing the rules and never alert you as to when the payouts are going to change… The last payouts have been over 30 days and no one will return our calls or update us on when these are to be expected… I am concerned they are having financial troubles and may take all of our money with them… Be wary about signing with them !

I tried to make a reservation on their online system. it took my money, but did not make the reservation. The company informed me it "should" return the funds to my account in a few days. Meanwhile I don't have access to those funds any longer, and we don't have a reservation, and cant make a new reservation until my money is returned. Why?

As a property owner and short term rental host, my experience with RedAwning has been extremely disappointing. They are collecting rental income from bookings at my property but have failed to pay me what I am owed. I am still waiting on payments from two recent guest stays, one of which checked out nearly 4 weeks ago. This is completely unacceptable. In addition, I have made multiple attempts to get answers and resolve the issue, but responses have been vague, unhelpful, or completely ignored. There has been no clear accounting of funds, no explanation for missing payments, and no timeline provided. For a company entrusted with handling significant rental revenue, this lack of transparency is extremely frustrating, I would strongly warn other property owners to think twice before using RedAwning. Based on my experience, your payments will be significantly delayed and you will struggle to get any meaningful support.

I am a landlord and used them for about 6 months. They dont pay when they say they will and zero confidence they correctly remit local taxes. I had to threaten legal action to get release of a payment for a reservation that was completed for more than 5 weeks. Every question from guest was basically for me to solve. Just save the 10% and do it yourself.

They have the WORST communication. All responses to every review are the same yet no accountability on their end to anything. I fired them after years of dedication to the company for them to just mock me in the end and not take into fact the issues we were having. I cleaned a property for them and it took months to be paid for jobs completed. They do not care about the cleaners, hosts or guests staying in the hosts homes.

The rep I booked an appointment with did not keep his appointment with me, and I had canceled a high-paying contracting job to take this call because I wanted to get this set up as soon as possible. I didn't get the courtesy of a call or anything and wasted about an hour waiting for him, trying to reschedule the appointment, and trying to research another company to move forward with. This was a costly mistake for me, so a word to the wise is to steer clear before you end up costing yourself money. When I tried to reschedule the appointment, the guy who answered the phone fumbled that and hung up while I was speaking. I felt if this is how they treat me when they're trying to earn my business (I currently have two rental properties and others coming online soon), then I don't want to stick around to see how they behave with me or my properties when they actually sign me up.

I’ve worked with RedAwning for a few years now and they have the worst communication. They do not care if the home is clean and stocked for the guests staying at the Airbnb. The guests have left notes in the home stating they never got a response from them regarding issues in the home, they paid extra for the heated pool and it was never heated for them their entire stay. Working with them has been nothing but frustrating as they are the management team and should know their properties instead they ask dumb questions that I as a cleaner for them know and tell them. Such as I can’t go to the house and check something for you because there are guests in the home. (They should know this and not send others into the home while guests are there) Payment takes forever to get once the task has been completed for them. I would stay far away from this company. Most of the people I’ve talked to in the last 5 years do not speak much English and have zero sympathy for guests.

We manage vacation rentals, and use Redawning as a booking channel. They are the absolute worst! Don't use them! In October it took them 42 days to pay us for a reservation that stayed 5 nights.
Currently, I'm waiting for a $4,500+ payout that is for someone that checked out 3/15. Today is 4/10. Every day I look, it's delayed 3 more days. My account manager and support person just apologize. I asked them if this was their paycheck, delayed 30 days, would that be as understanding as they expect me to be?
If you're a property manager, do yourself a favor and stay away!

I would never rent if they are involved. We booked a place through VRBO which is rented through RedAwning and when we got there, there was someone already in the house. We contacted the owner and he said that he’s been struggling dealing with RedAwning and RedAwning is not paying him for his rentals and he’s trying to suspend his account through them. We booked this place for an out of town wedding and arrived to check in at 11pm after a 12 hour drive to find out that we have no place to stay. What a nightmare

Hi. I’m a host with Red Awning and when my husband told me about this I was all for it, but when it comes to payout time they hold your money. I’ve had 6 stays at my place since end of February and it’s now April received nothing and the payout date keep moving. I’m going to stop using them.

If I could leave a zero, I would. This company does not fulfill the promises on their site, during conversations or in the documentation that I have through multiple emails. When we arrived at the rental, we were told that we would be unable to purchase access to the spa and gym because Ero Rentals did not submit the paperwork that I told them needed to be done 10 days prior. I was in contact with them two weeks before check-in and they told me I was wrong at that is not necessary. I have multiple sources of documentation of these conversations, and they still will not take responsibility for this loss. I then had to purcahse an additional hotel room through the hotel so that we could access the fitness center as we had planned. This. is a hugh finacial loss.
Horrible communication! Took hours to speak with a human being when their website access to the check-in information was unable to be viewed because of their own accounting error. Then, the room had restrictions on use of the air conditioner because they claim it will cause it to freeze and the renter would be held responsible for repairs. The room was musty, hot and uncomfortable, but we still needed it becasue the new room I had to purchase in the hotel did not have a big enough space.

The receptionist at the desk, many other units at the Carillon on Airbnb and VRBO all state this policy, I conveyed this to EroRentals and RedAwning, they insisted I was wrong, so I trusted them but in the end, we could not use the facilities as we were told we would be able to purchase once on property. This is 100% fault of Ero Rentals and Red Awning and the local property owner, I should be reimbursed for the entire unit.
I have recordings of voicemail messages, multiple emails and copies of chats to prove all of the above.
If you own unit 309 at the Carillon, I suggest you find a new property manager.
Updated March 5th, still no response from Company!
