Worst experience ever


I had the brilliant idea of ​​investing with Raizers in 2021. I put money into four different bond-style projects, all offering returns of around 10% and following the same structure: a loan issued by an SPV with very little equity. However, each project came with a personal guarantee from an individual (usually the SPV owner)—someone Raizers described as an expert, serious, reliable, and wealthy. Consequently, the investments were marketed as low-risk, given that the debt was personally guaranteed by these individuals.

By 2022, some projects stopped paying interest and began to default. No problem, thanks to the personal guarantee, right? In reality, *none* of these individuals ever paid a single cent out of their own pockets, and all the projects are currently tied up in legal proceedings. It makes me wonder: were the project guarantors not actually that serious or reliable, or were they perhaps *too* "expert" for Raizers?

How is it possible that the exact same pattern played out in every single project I invested in? I repeat: projects presented as low-risk thanks to guarantees provided by the developers. Setting aside other theories, the best explanation I can offer is that Raizers acted incompetently when selecting partner companies for its projects, and now we investors are the ones paying the price.

Furthermore, updates can be delayed by as much as 18 months; when I try to contact the team directly, I get a curt response saying "there will be updates next month." I have to wonder whether, for them, "next month" means 2026 or 2022.

We understand your frustration when projects experience significant delays or enter legal proceedings.

It is important to note that a personal guarantee is an additional security, not a guarantee of immediate repayment. When a project defaults, enforcing guarantees and other security interests often requires lengthy legal proceedings, and we systematically pursue all available recovery actions.

Regarding communication, we understand that updates may sometimes seem insufficient. However, in complex recovery cases, we cannot always disclose every ongoing legal action or negotiation without potentially compromising investors' interests or the recovery process itself. As soon as information can be shared, we communicate it through our reporting.

While the real estate downturn has affected many projects since 2022, our priority remains the same: protecting investors' interests and maximizing recoveries through all available legal and contractual means.

just bad app and support

when it comes to crediting your account everything goes easy. But debiting is a whole different story and their support takes days to answer and most of the time they say it is mangopay not us.

1 month and 12 days after submitting my POA, still can't debit, and 0 responses from their support. WAY TO GO

2 months and few days later, money is still stuck! LOVELY. This is actually after the POA submission. It's been about 3 months I am trying to get money out. really LOVELY!

3 months later money still stuck and support just stopped responding :) no solutions nothing... totally disrespectful. DON'T USE THE APP.

Most of my investments defaulted

Most of my investments defaulted. Every recovery process runs into every imaginable hurdle (and quite a few unimaginable ones). Raizers does not seem capable of overcoming any of these challenges, so in my experience, loans stay in recovery for years / forever.

I should have known better. A platform that uses the projected value of a property after renovation/construction as the base for calculating the LTV, cannot be trusted to properly evaluate risk and safeguard investors' money against defaults.

The recovery of real estate projects is indeed a long and complex process, often subject to legal and administrative hurdles that are beyond our direct control. However, our commitment to defending our investors' interests remains absolute, and our legal teams work tirelessly to overcome these obstacles, project by project.

Regarding the LTV (Loan-to-Value) calculation, using the projected value (Value After Renovation/Construction) is a standard practice in real estate development financing, as it reflects the reality of the asset once the work is completed. However, we understand your point: this method requires a very cautious assessment of market trends. This is why our selection criteria are significantly strengthened . As a reminder, investing in crowdfunding involves a risk of capital loss.

A default does not mean a total loss, and we continue to fight to recover the capital through the guarantees in place.

Impossible to withdraw MY MONEY

I deposited 50€ on my raisers account and for some reasons I want to withdraw my money to my bank account. Surprise : this is just IMPOSSIBLE. I tried twice and it didn’t work out.
My IBAN number is correct.
So I fill the form for the customer services and so far no answer.
This is unacceptable to steal moneys people. I can’t even imagine if I was in the situation to get 1000 euros back to my account. I still want my money back but I am so glad that I didn’t invest in any of their projects.
I’m FURIOUS !

Multiple delays and no updates. I’m cautious

I invested in several projects about a year ago.

By now, three have passed the one year and were supposed to pay interest, but I have not received interest for any of the three.

There is only an update for one of the three which says there are delays of half a year. No update for the other two delayed projects. Customer service does not react to my question with an actual update.

I was enthousiastic at first about this platform, but am getting more cautious now. I’ll see what comes back, maybe it’s not as bad as it seem, but will definitely not raise investments.
