I used Planning Voice to object to a small development over the rear of my garden. Exceptional service from start to finish, which culminated in a refusal by the Council. Found the cost really reasonable too.
I gave Maria a few basic details and within 3 days received a highly detailed objection letter which systematically went through every one of the Councils own planning laws which the development fell foul of. The Council refused the development and even listed the same rules Maria had researched and referenced in their refusal letter. I have no doubt that Maria’s letter had a major input into the refusal and could not recommend her high enough.

Found out late in the day that new neighbours across the road had put in an application to develop quite a small back garden with a two storey house. I found Planning Voice on line and contacted them. They got in touch rapidly. They demonstrated knowledge of the local planning department requirements. I outlined my objections, particularly over development and overbearing design.
It was agreed they would prepare a letter of objections. This was provided within a few days. It was exceptionally detailed, quoting all the local planning codes. Once it was agreed, they forwarded it directly to the planning committee.
The fee was £250, which I thought was great value for the detail in the report.
This application was causing me some concern as it did my neighbours, as it would clearly devalue our properties.

Four years ago I invested £17,000 in solar panels on my south facing roof. The next door Chalet bungalow came up for sale and was purchased by a speculator builder. Within weeks he had submitted proposals to build two dormers on the sloping roof and a rear extension that extended 8 meters from the back of the building along the perimeter of his boundary.

After raising objections with my Local Council regarding my neighbours proposals I was despondent at the the foreseeable outcome. They gave me the impression that I did not have much hope.

Maria reviewed and drafted an objection to a planning application on a neighbouring property for an extension including a balcony which would overlook my property and greatly affect my privacy. The objection letter was very well drafted with detailed objections and quoted the local authority's own guidelines. As a result the applicant, at the request of the council, amended the plans to remove reference to the balcony and the final planning approval was granted in 2026 without the balcony.
