We have unfortunately very bad experience with IAD Portugal.
A fraudulent action takes place right now.
The apartment (aspartamento T1 en Santo Antinio) that we expected to rent in Lisbon were not provided to us contrary terms of the agreement signed, the prepayment taken by owner in three months in advance also security deposit. The owner of apartment didn’t show up the day agreed for the keys delivery.
Moreover, the IAD broker Mohamad Abdallah published the same apartment again on the official website.

Antonio Alves, our realtor that helped us find our first home in Portugal, was so focused on helping us find exactly what we wanted and needed! I can't recommend him highly enough. If you’re looking for a vacation home or a permanent home, call Antonio. We were so new to the process, but he was so patient with us and helped us understand what we needed to do and where to go for different services. We'll use Antonio again!

Alexandra, the level of professionalism and support that you provided throughout the purchase of my first Portugal home was unparalleled. As an attorney, purchasing a "SIGHT UNSEEN" property, while being in a different country and not knowing the language or process, it was important for me to find a realtor who can assist me in every step of the process.

Having experienced problems with the Seller (a developer) during the process of purchasing my home in the United States, I was not willing to take the process on without an extremely experienced and knowledgeable realtor.

Having gone through multiple realtors, one of whom fired me after I chose not to accept the property that she was pressuring me to buy, I am so lucky to have found you. Anyone who comes across you and does not use your service, is doing themselves a disservice.

From the signing of each document (and even had some drawn up in English), through making payments to the Seller, you made sure I understood what each document was for, and always confirmed that each payment was received by the Seller, which made me feel very comfortable.

Even on the day of closing when we encountered our final issue, you ran around to make it happen while we sat comfortably in a cafe. Your patience to translate every paragraph of the deed (as required under portuguese law), left me speechless. It was like doing the process with a best friend who always had my best interest in mind.

You helped me buy my dream home and got me to closing fast! But your kindness and generosity did not stop there. Upon my arrival to see the home, you met me early to acquaint me with my new home, and taught me everything I needed to know. You were kind enough to have the lock changed before I arrived and even had the thoughtfulness to make multiple copies. And as a finishing touch, you created an atmosphere that was warm and welcoming, and a totally unexpected surprise.

Now having my own home, how would I go about hooking up utilities? We'll, you did that too! Driving me around to gas and electric, getting me the best deal. I mean, what realtor would do this?

I am thrilled to know that I can use your services in 6+ other countries, including blueprint properties, that you can not only find renters, but also manage the property, that (for an extra fee) you can take care of my plants and animals, I will never use any other realtor and I am already keeping an eye out for my next purchase with you!

Can’t even dignify me with a response to my enquiry even through messages have been read…avoid!

Professional service from the start purchased the property with IAD and sold the same property with IAD as a property developer this is the professional service we were looking for from the negotiation of the purchase along with the price valuation for the resale.

Update March 2025:
No further response or contact from IAD - now filed a complaint with the Red Book and IMPIC and await a response.

Update Feb 2025:
requested the link for the red book to submit a complaint and also IAD licence number from their external lawyer but no response!

Update Jan 2025:
Now sent a letter of complaint to the CEO, President, Internal & External Lawyers with the hope that someone will take my complaint seriously as it is still not resolved.

I purchased a plot of land in Monte Lemos in Oct 2023 - based on what is now clear false mis-statements made by Ian Roy of IAD, I am renting as cannot afford to have the villa built. He stated and confirmed in many email correspondence the turnkey project could be built for 300k euros - this has now been confirmed the cost would be 750-800k euros. This was the basis for me purchasing the plot.
Absolute disgrace

Paulo is a seasoned and experienced professional and it was reassuring to have him taking care of our sale and purchase processes. Our process was not a simple one - we needed to sell an apartment buy a house with the proceeds and also had the complication of a mortgage. But everything worked out beautifully with Paulo. I think the trust he is able to build is key to the exceptional service that we experienced with him .

Mr Francisco was very efficient and assisted me with every small detail for my international sale, from start to finish. He communicated well with me in English, was alongside me every step of the way and found a buyer soon after starting the process. He even got me the full asking price after they made a low offer. I can recommend him to anybody wanting to buy in Portugal.

We recently moved to Madeira from the United States. Emanuel Abreu was fantastic. He not only helped us finding a new home but also helped us with the paperwork regarding the city. We could not have done all of it without him! 100 % recommend. He started as our realtor and now we consider him our new friend!

I was initially satisfied, but now I’m deeply disappointed. They sold me an apartment that is not officially recognized as such in Pamela Village. It’s unacceptable to discover this only after a year. I strongly advise against working with them—they promised everything, but in the end delivered nothing. I will be taking legal action, as they were fully aware of the situation from the beginning.

We worked with Barbara to search for and buy our first home. From day one she was friendly, helpful, and professional. Since we are a German/American couple, and don't speak the language yet, we needed extra support with translation and understanding the system here. Barbara knew it all and helped us beyond what is expected of an agent! We had a great time working with Barbara and she helped us find our dream home quickly!

We were looking a house to renovate for my daughter near Coimbra and it was such of luck, that Barbara Carvalho from iad answered, as the real estate market in Portugal is new experience for us. First property didn't fit to our needs, but she knew what kind we would be interested in. Service, help and her understanding for our guestions has been so great. Now we are starting renovating process and she has helped a lot in that too, eventhough it's not her responsibility anymore.
