Eric Williamson is Awesome

Eric Williamson made the home buying process a breeze. He was quick and responsive, and definitely felt like he was on our side throughout the entire negotiations. In the end we got the house we wanted and are very happily settling in.

Disappointed With the Lack of…

Disappointed With the Lack of Communication
I decided to work with Orchard because one of the things that appealed to me was their ability to work with investors and provide options that could potentially limit the traditional showing process. I specifically explained that I was uncomfortable with having multiple people walking in and out of my home because I did not feel the house was ready for that type of activity.

The realtor I was working with was Margie Lynn. She initially seemed like a very nice person, and I was upfront with her about my concerns regarding showings.
Margie later texted me saying she had “good news.” The good news was that she wanted to come by and allow someone to see my house. Although I explained again that I was uncomfortable with the situation, I agreed to move forward.
The next morning, September 1, 2026, she texted me and said they would be at my home at 10:00 a.m. I responded that it was okay, although I was still uncomfortable. She then texted back saying she would cancel. I immediately told her, “Don’t cancel. I will be fine.” I decided that sometimes you have to step outside of your comfort zone because things are not always going to go exactly the way you want them to.
What disappointed me the most was what happened afterward. I received no response. I called and texted several times and received no communication back. At that point, I did not know whether the appointment was canceled, whether someone was still coming to my home at 10:00 a.m., or what was going on.
When you are selling your home, communication with your realtor is extremely important. A homeowner should not be left wondering whether someone is coming to their house for a scheduled appointment, especially after clearly communicating concerns about having people in the home.

Margie Lynn, if you are reading this, I believe the way this situation was handled was wrong. My frustration is not because everything did not go my way. I had already agreed to the showing despite being uncomfortable. My issue is the lack of communication afterward. As my realtor, I expected you to communicate with me, answer my calls or texts within a reasonable amount of time, and let me know what was happening.

Unfortunately, this experience has left me very disappointed with Orchard. Communication is one of the most important parts of the home-selling process, and in my experience, that communication was not there when I needed it.

Based on this experience, I would not choose to work with Orchard again. Selling a home is already stressful enough. A customer should feel supported, informed, and comfortable with the person and company representing them—not ignored when they are trying to find out what is happening with their own home.

Bait-and-Switch Equity Suppression Scheme

Serious Concerns About How Our Home Sale Was Handled
I am sharing my experience involving the sale of our home at 3951 Pacente Loop because I believe homeowners considering these services should carefully document every representation, agreement, fee, and change made during the transaction.
Our transaction originally involved Garrett Collins while he was with Mark Spain Real Estate. We had documentation and communications concerning a substantially higher target price for the property. Garrett later transitioned to Orchard, and our transaction ultimately involved Homeward.
Throughout the process, we relied on representations and communications regarding the marketing strategy and expected listing price for our home. I retained the contracts, emails, text messages, photographs, videos, inspection information, and closing documents from the transaction.
After Homeward acquired the property, our original agent was removed from the transaction and the property was transferred to another brokerage/agent. We were subsequently informed that he was no longer legally able to participate in the transaction.
I also have serious concerns regarding the calculation of our second payment, including the treatment of holdback funds, fees, commissions, expenses, and the ultimate resale price of the property. These amounts matter because they may directly affect the remaining proceeds we receive.
The property was sold to Homeward AS IS, and I have extensive photographs and videos documenting its condition at closing, along with inspection-related documentation and communications concerning the condition of the property. I am preserving this evidence in case any repair or condition-related expenses are later attributed to us.
After the transaction, I learned that the property was being marketed at a price substantially below the higher price that had previously been discussed. The listing price was subsequently reduced again to $515,000. Because our remaining proceeds may be affected by the resale transaction, these developments are extremely concerning to us.
I have preserved contemporaneous documentation supporting the events described above. Where there is disagreement regarding the meaning of the contracts, fees, holdbacks, or representations made to us, I am requesting a complete written accounting supported by the applicable contractual provisions and documentation.
My advice to homeowners considering this type of transaction is simple: get every representation in writing, save every version of every contract, preserve all texts and emails, photograph the property's condition at closing, and carefully review how your second payment is calculated.
This review reflects my personal experience and the records I retained from my transaction. If the remaining payment is calculated accurately and the outstanding issues are resolved transparently, I will update this review accordingly.

Realtor was great Concierge service thus far is not.

Realtor was great. In repairing water damage, we added other work to enhance the house for sale. Concierge service did not separate the cost of enhancement and damage recovery as requested by the homeowner's insurance carrier. Home was sold in 2025 and I have yet to receive reimbursement for covered work completed. Communication breakdown between customer and concierge personnel has not been resolved. I keep trying.

4 stars after a horrible start

3 stars b/c of the difficulties I personally encountered with Laurie Wolfe throughout the start of this transaction. In my experience, she was frequently argumentative, slow to respond during critical moments, and her communication style made the process far more stressful than it needed to be. Several key details had to be clarified multiple times, and the handling of my contingency and earnest money created unnecessary conflict, the who entire experience with her was just awful.

4 stars only because of the people who kept this situation from becoming much worse and saved the entire experience. They had to fix a lot with what went wrong.

Chris Ferguson took charge when things escalated and immediately brought structure, clarity, and professionalism back into the process. His involvement changed everything.

Ashley Schmidt was the anchor of this transaction. She was consistently responsive, organized, supportive, and proactive. She communicated clearly, followed through on every detail, and made sure I felt informed and protected. Ashley is the reason I was able to move forward with confidence, even after closing she helped with the other agent leaving the lock box and sign on my property for 8 days.

Paul Novick, Quinn, and Barrick also contributed meaningfully by helping keep the process moving.

In the end, I truly love my home — and that is thanks to Chris, Ashley, and the rest of the team who stepped in.

Besides under offer

Besides under offer, lowball, rip off. Let’s talk emails. I used (hide email, by Apple) and they loaded my inbox in 12 hrs. 30 email that were unwanted. Let’s talk phone calls. 6 the first 3 hrs. Told them no, and it continued. Then daily emails between 3-6. Before i shut the email down. Then I started getting calls from home improvement companies.
So all in all. They are untrustworthy and unethical.

Orchard FAILED to Impress

I was excited to work with Orchard based on what I had heard, but my experience has been disappointing. There was miscommunication regarding my appointment, which immediately made the process feel disorganized. I had spoke with Ashley Eggleston who scheduled my initial appointment, yet no one showed.

What has been even more frustrating is the lack of communication afterward. My phone calls have gone unanswered, yet I received a text stating they couldn't help me without any explanation as to why. As a potential customer, I expected better communication, transparency, and professionalism.

Even if Orchard wasn't able to assist me, I would have appreciated a simple explanation instead of being left wondering what happened. Hopefully they improve their customer service and communication so future customers have a better experience.

I have a great real estate agent

I have a great real estate agent. He guided me through everything. I couldn’t have done it without him. It’s been years since I have sold anything large like a home.
If I ever need assistance in home buying or sales, he would be who I would call.
If anyone I know are looking for an agent,
I would be happy to refer him.

Worst Selling Experience We Have Ever Had

This transaction marks our ninth real estate experience, and it was, by a wide margin, the most disorganized, frustrating, and adversarial process we have ever navigated. Not to mention being added to an unrelated property transaction email chain that we can only assume violated some privacy rules. If we have been added to that, how do we know our privacy wasn’t violated and information sent to another party? 1. Administrative Failure and Severe Process Redundancy Your reliance on four disconnected software platforms (DocuSign, Jointly, Qualia, and SnapDocs) represents a massive operational inefficiency. We were repeatedly forced to input identical information, including HOA contact information and property surveys, multiple times across these various systems. Furthermore, we were subjected irrelevant questionnaires unrelated to our deal, much of which also required duplicate data entry. 2. Disorganized Communication and Lack of Account Ownership Internal communication among our four assigned contacts was utterly chaotic. Rather than managing the transaction seamlessly, the team flooded us with overlapping, repetitive requests and frequently issued flatly contradictory information. For the first time in our history, we did not receive the wire on the scheduled closing date, a direct result of severe administrative oversights by the Title company. The Seller Disclosure was not provided until we prompted it the day before closing. Despite Orchard having the official HOA Resale Certificate, which explicitly confirmed this amount as a credit in two separate locations (Line D and Line K), Title failed to correct the document. Furthermore, we were expected to sign an inaccurate Seller Disclosure under the assurance that we could "use this email as evidence." We will not, under any circumstances, sign official legal documents containing known falsehoods. The agreement was only signed once the addition of the holdback agreement was added.
