Inspire managed my residential rental…

Inspire managed my residential rental property for over 10 years. During that time, I mainly dealt with Zoard and received professional, courteous communication. He was always quick to respond to the tenants' requests and informed us of our options for fixing any issues that arose. Maintenance on properties is an ongoing issue, and there was virtually no downtime from the time an issue was reported to when it was fixed. He organised contractors who were both reliable and cost-effective, and took away any anxieties about having the rental. They did a job I never wanted to do, and did the job well. Thank you.

A very incompetent Property Management Company - NOT RECOMMENDED

A very incompetent Property Management company. Had enough of all the breaches and things they failed to do. Took them to Disputes Tribunal and we won the case. They even lied at the Tribunal hearing and the referee knew they were lying.

If you are a property owner and a client (landlord) of this company, make sure you:
1. Check your monthly statements regularly and ensure no invoices are deducted more than once from your account
2. Receive the inspection reports as they charged you for this service. Pay attention to the photos they put on the inspection reports. They use the same photos from the last inspection and failed to highlighted any obvious damages. A very lazy company.
3. If your property is vacant and they are advertising it, make sure they put the correct details on the ads and good photos are put on the ads. In our case, they used photos from inspection reports and advertised NO GARAGE (but the property has a garage) - and this had triggered no interests at all and our property was vacant for longer than necessary despite it was being fully renovated (as suggested by Inspire).
4. Make sure they send the water bills to the tenant for disbursements. In our case, they failed to send 2x water bills so we are out of pocket now and they stopped responding to our enquiries.
5. For all the damages they created, not a single SORRY or apology said or shown. They gave you excuses to justify their actions. A very arrogant company and people.
6. Make sure you check your contract with them. In our case they charged us Trademe advertising fee and letting fee where the contract says these are of NO charges to the landlord.
7. Make sure they vet their tradies. In our case, our Property Manager and his relatives did the move-out cleaning themselves and did a very poor job and they didn't pay any tax. They used a blank invoice with no name of the company, no contact person, no email address, no phone number, no GST number.
8. Make sure the description on the monthly statement is accurate. In our case, they made us to believe that we were paying for "Meth Testing" where in fact, it was for a stupid Smoke Alarm test where the tenant or us could do ourselves.
9. If your tenant moves out and they have filled out the Bond Refund form, make sure this company sends the Bond Refund form to the Bond Agency. In our case, no refund has been given to the tenant yet - still chasing for it (they stopped replying to our queries).
10. Make sure you check the property yourself and check your tenant's wellbeing. In our case, our PM ignored emails from tenant about mould and they failed to let us know. As a consequence the mould is embedded into the ceiling and can not be cleaned. The whole ceiling needs to be treated for mould and repainted. They have created an unhealthy living for the tenant and they should be fined and penalised.

This company should be avoided at all costs.
