We received excellent service from our solicitor and successfully regained possession of our flat under a Section 21 notice, which was served just before the transition to the new legislation. The process was handled professionally and efficiently, although I wish we had started sooner.
The overall cost was higher than I had anticipated, and unfortunately, the tenant left the property with damage that was beyond repair. It was very disappointing that the court did not award any compensation for our losses.
Despite this, we are grateful for the support and guidance provided throughout the case. Thank you for your services.

I cannot recommend Rachael Kirk at Setford Solicitors highly enough.

We have just exchanged contracts after what has been an incredibly long and challenging six-month property transaction, and I genuinely feel very lucky that Rachael was our solicitor throughout it.

From day one, she has been absolutely exceptional. For six months, she responded to my emails within minutes, genuinely, every single day. I know I probably tested her patience with the sheer number of questions, follow-ups and emails I sent, but not once was she anything other than kind, professional, patient and incredibly helpful. I bugged Rachael a lot and never once did she made me feel like I was being difficult.

What impressed me most was that **none of the delays were caused by Rachael**. Quite the opposite — she was always thinking ahead, anticipating what might be needed next and making sure we were prepared so that when something finally came through from the other side, we could act immediately and avoid losing any more time.

A perfect example was when our enquiries were finally satisfied Rachael completed our full solicitor's report on the very same day. While we were repeatedly waiting on the other side, she was ready to move the moment she had what she needed.

Throughout six months of uncertainty, she never lost her patience, never became dismissive and never made us feel like we were just another file. She genuinely cared about getting us through the process and understood how much this purchase meant to us.

And I mean this completely sincerely: even if Rachael charged double what other solicitors charge, I would still choose her again in a heartbeat. It would be an absolute no-brainer.

That is how highly I would rate my experience working with her.

Buying a home is one of the biggest financial and emotional decisions people make, and having a solicitor who is responsive, proactive, reassuring and genuinely on your side makes an enormous difference. Rachael was all of those things and more.

There is genuinely nothing I could fault her on. Zero complaints. Just an absolutely brilliant solicitor who went above and beyond for us for six months.
