Are we looking at Pune real estate through too narrow a lens? So many development conversations in Pune eventually land on the same question: how much FSI can we consume? FSI matters. But I don't think it should be where the strategy starts. Two land parcels with similar development potential can lead to completely different outcomes. One might be better suited for bungalows. Another for plotted development. Another for mid-rise housing. Another for high-rise. In some locations, the right answer is a mix of formats, or a phased approach altogether. The real question isn't "how much can we build?" It's: what development format is inherently compatible with this location? That takes more than an FSI calculation. It takes a read on: → Surrounding development → Road network and accessibility → Neighbourhood character → Buyer profile → Existing and future infrastructure → Ticket size and affordability → Market absorption → Competition → Construction economics → Holding capacity → Exit or long-term income objectives This is where a developer's real responsibility begins. A landowner owns the land. An intermediary facilitates the transaction. A developer should bring something more — the ability to read the land and the market together, and determine what the land should become. Maximising FSI consumption maximises built-up area. It doesn't automatically maximise value. Maybe the better question isn't "how much can we build here?" It's "what's the right thing to build here?" I believe Pune's next phase of real estate needs a lot more of this conversation.
