Wincasa is a nightmare
I find it genuinely unbelievable that after contacting Wincasa repeatedly and showing a great deal of patience and cooperation, nothing has been properly resolved. I have tried to handle this situation calmly and constructively, yet the way my requests have been managed shows a clear lack of ownership and professionalism.
General issues with handling and communication
Communication is inconsistent and contradictory. One representative says one thing, another says the opposite.
Responsibilities are unclear, and I am repeatedly forced to follow up and explain the same situation again and again.
At one point, I managed to speak to a lady by phone who was very polite and gave the impression that she was finally writing down and addressing all the pending points. Unfortunately, once again, none of the agreed actions were executed.
There is a clear lack of proactivity, accountability, and basic human understanding in how issues are handled.
It genuinely feels as though nobody is taking responsibility or is interested in properly doing their job.
Parking space issue (additional ongoing problem)
I have been living in the building for almost three months and have repeatedly informed Wincasa that I urgently need a parking space.
I was told that there might be a waiting list, yet at the same time:
A parking space was visibly available
That space was eventually assigned to someone else without communication or clarification
Again, different employees provided different explanations, and no clear process was communicated.
Broader pattern, not an isolated case
What concerns me most is that this does not appear to be an isolated incident:

In addition, a friend of mine, who lives in a different building also managed by Wincasa, is experiencing the same issues: poor communication, contradictory information, and lack of follow‑through

I can only express my dissatisfaction with this company. Communication is probably the worst I have ever had with a company. They don’t answer emails, phone calls and their delays have no justifications.

Last time they said the system generates automatically message when people are on vacation. Even AIs are "confused" in this company...
Dishonest with Rental Deposit
A very very terrible experience with Wincasa. The estate agent in charge of my case was Helin Akarsel from Wincasa. I've exited from my apartment in June 2025 and it took them 5 months to return me my deposit when I've sent them more than 10 emails. It was only when I visited their office 3 times before action was taken. Be very careful with signing off damages/ repairs. They do not behave like an honest swiss company. I've requested for the receipts for the repairs and damages, which according to Switzerland landlord laws, they are required to provide us with the receipts. However, they refused to, and inform they don't have it - which makes it very easy for them to over-charge and not refund the deposit. Hence it was not possible for me to make the claims from the insurance company. This has been ongoing for close to 8 months, they ignore most emails
Avoid this company at any cost!
We moved in a completely new building and have a lot of problems: we had a hole in our ceiling that "nobody saw", the main building door doesn't open properly, and even our heating system is broken! We contacted Wincasa already 5 times! They don't do shit!

Worst experience ever. Disorganized and they give false informations and refuse to pay caution deposit back for no reason they just said they need time to check....after 3 months.

This has honestly been one of the worst rental experiences I’ve ever had. From the very beginning, communication has been almost nonexistent. We moved into a flat that was dirty, even though the person responsible assured us everything had been checked. Since August, it’s been one problem after another, things breaking, issues popping up constantly, and barely any real support to fix them.
What’s even more frustrating is that Wincasa seems far more focused on making money than on providing proper service. Despite all the ongoing issues, they still decided to increase the rent without any sensible explanation.
For sure, avoid this real estate company!

There has not been a single time that I call this company and they resolve my issue. Their communication is shady. Even after we won a case in court against them, they kept on pestering us with bi-weekly/monthly threats trying to force us to vacate their property if we didn't pay the increased rent they were asking for - which was increased beyond the acceptable amount. Last month they hit us with the claim that there was a mistake in the ancillary costs (nebenkosten) and we need to pay a massive amount of extra money. I called them and they cannot explain what the issue is. I tried to get a washing machine installed because our washing cellar in the building is a mess (people washing without booking, obscene graffitis on the wall, entrance lights out of order for months, people leaving wet clothes in the washing machine for several days, terrible cigarette smoke stench) and the property would presumably offer the possibility for it within the apartment; however, there was no electric plug available for it, and the company refused to pay for setting it up - instead, they requested me to contact a specific company to do the job at a quoted cost of almost 800 CHF. I obviously refused. The worst property management service I've ever dealt with. I would not advice anyone I know to rent from them.

Sincerely THE WORST property management company I have ever encountered. They don’t pick up the phone, once they do (after literally 20 times and a week of trying) they are rude and laugh out the interested parties and potential tenants. More specifically: Mr Philipp Kraus.
Also, they are not following the policy, nor the rules. Therefore, the Rechtsschutz might help when you are with them. True misery!
The worst service providers I came…
The worst service providers I came across in my experience in Switzerland. In a 1-10 rating scale of customer orientation, they score -20. The time I lost to get a simple contract for a parking place amounts to hours, spread on over two months. They are not reactive to emails you send them; they do not answer the phone; they do not reply to voicemails; they ping-pong you from one person to the other... Looks like they do not need customers. I had to go to their office to get what I needed, and even there I could not meet any manager (I could hear their voices, but they denied being there), only a poor assistant who did her best to meet my needs and who took all my complaints in an assertive way. If I had a choice, I would avoid them. They need to seriously re-think their ways of working and communications.
