Software Not Ready
There were some glaring errors in the RentalBux website, which I informed RentalBux about whilst I was looking for suitable software. I received an honest and candid response, with promises of future upgrades to eliminate the known bugs.
I therefore proceeded with a free trial, fully intending to continue with RentalBux.
However I found the wording of their forms imprecise, which lead to some uncertainty with how and what information to enter.
After entering details of the properties, I moved on to entering the tenancies. However, due to a mistake of mine, I missed entering a deposit that had been taken on the first property. I became aware of this when I entered the deposit on the second property and realised that I had not done so on the first.
The software would not allow the deposit to be added after, and the only remedy was to terminate the tenancy and wait a month before I could re-enter the details all over again.
When I next looked at my account dashboard, intending to carry on the trial with just one property, I was surprised to find that no tenancies were even registered. I thought that by some stroke luck, I had been saved from having to wait a month and could re-enter both tenancies and start again immediately.
However when I opened the tenancy section of the form, I found that both tenancies were still there, only this time the tenancy against which I had entered a deposit was showing that there was no deposit.
I now have no option to wait a full month before I can use the software.

This is not the experience we want for landlords who are taking time to properly evaluate the software.

New to this! Simple spreadsheet
The spreadsheet is simple to use.
Not al columns of figures line up, but the balance is correct so not a huge issue … but not great for my own OCD. Need to figure out how to correct … but that’s a me problem.
On submission the app didn’t recognise rental income, only “other income”. I literally changed everything to other income just to submit on time!! Better wrong than late was my thought process. My accountant can sort out any issues at the end of the tax year I hope.

We would like to address both points you raised directly:
The column alignment issue in the spreadsheet is something we would like to look into for you — if the balance is correct it is likely a display formatting matter, but we would rather confirm that properly than leave it unresolved.
More importantly, the rental income being categorised as "other income" rather than recognised correctly is something we would strongly encourage you to let us look at before your next submission. Submitting with the wrong income category is not ideal and whilst your accountant will be able to address it at year end, it is worth getting the ledger mapping set up correctly now so that Q2 and beyond are accurate from the outset.

I have given 5-stars only because…
I have given 5-stars only because Sebika Shrestha was great and I would not mark her any lower. She was clear, patient, and kept her promises to follow up quickly. She should be promoted. I am much less enthusiastic about the Rentalbux software which was, at best, meh. Maybe 3-stars. The software itself is not self-explanatory and the explanatory videos and internal AI guidance did not answer my questions. Indeed, the internal AI material was out of date. I was only able to submit my first quarterly return on time thanks to face-to-face help online from Sebika who straightened out at least three problems that the Rentalbux guidance did not: manual entry of data, not from a bank account; categorisation of entries; correct apportionment of my share of property income and expenses. And to make wider use of Rentalbux, I feel I will still need continuing personal help.
