Horrible Experience

I went to True North for our mortgage needs. Although our agent was kind and helpful, we haven’t been able to get a response for 35+ days. They submitted the application twice - no answer. It is standard to give a 5 day financing clause and if you plan to do this with your home purchase, just know that you may not get an answer and wait 35+ days.

The underwriters go back and forth asking the same questions over and over. They question your VALID work letters. Your salary.

We have used many mortgage brokers before - and I have to say this is the worst company we have ever dealt with.

In addition, they pulled credit more than once, without consent.

Look elsewhere.


True North responded by saying their standards are equal to or better than what is out there - but this isn’t my first rodeo. I’ve used brokers before and this has been the only time that after 35-40 days we still did not have a response. That indicates to me, a lack of knowledge and professionalism, regardless of how challenging the file may have been.

We were approved by BMO in 4 days so this is a True North issue.

Our document requirements are consistent with, or better than, industry standards. That said, additional documents are sometimes needed when files fall outside our guidelines or when lenders require further clarification. We apologize if this caused any frustration, as underwriter reviews do take time.

Regarding your credit inquiry, after investigating we can confirm that credit was only pulled once on our end. If your records show otherwise, we recommend reaching out to the credit bureau agencies directly for clarification.

While we worked diligently on your application and aimed to set clear expectations from the start, we are sorry to hear that your experience did not meet your expectations. We wish you all the best going forward.
