Check the legal packs - Buyers Beware
Participated in the current auction 4/11/26 and shocked to see so many properties listed with very questionable special auction conditions and selling tactics to catch out unwary buyers.
Sellers listing properties they have won in other physical auctions and selling them on underthehammer having only paid deposits with the previous auctioneers. The seller then creates special legal conditions with huge penalty/legal fees and clauses whereby the winner of the underthehammer auction has to cover all the fees for both auction completions including interest accrued from inevitable delays or failures to complete.
These sellers are just fishing for new victims in the hope they can bag fees, insterest and defaulted deposits.
Underthehammer must be aware of this practice yet let it continue as they themselves net their fees for each sold (or ultimately unsold) lot.
Makes a mockery of the auction process and as such I wont use this auctioneers again and would advise anyone to scrutinize the legal packs.

Don't be fooled by the nice website.
So a few things as a potential bidder. Everything looks nice and automated and clever on the web site, but my experience is very disappointing. 1. I requested a viewing on Sat afternoon (which was acknowledged) but no further communication to confirm or decline. And no way of contacting them on Sat. 2. My partner had a viewing confirmed for Sat, so I had to try and join that. No one pitched up. Having driven an hour each way and, again no way of communicating with them, very unprofessional. 3. I have requested the legal pack and the response is it's not available and no indication of when it will be available. The auction is next week. Again, so unprofessional. 4. I tried to phone today during office hours, and waited for over 10 minutes being assured my call will be taken, but, nothing. Pretty shoddy service all round. Certainly wouldn't recommend or choose them. I can't imagine what the rest of the process / experience would be like!

Thank you for laying this out so clearly, it’s really useful to know where things fell short for you.
There are a few separate issues here, and none of them reflect the experience we want people to have. Viewings are carried out by a third party rather than our own team, but a confirmed viewing that no one attends, after an hour’s drive each way, is not acceptable, and we will be taking it up with the agent responsible.
On the legal pack, these are always made available ahead of the auction. The exact timing sits with the seller’s solicitor, and if a pack isn’t ready in time, the property is moved to a later auction rather than going ahead without it. As soon as yours is available, you’ll receive a notification straight to your email, so you won’t miss it.
Where we’ve been unable to take a call, we make sure to return it, so rest assured someone will be in touch. If there’s anything else in the meantime, you can reach us on 0345 512 0115 or at info@underthehammer.com.

Having advertised a vacant property, Under the Hammer failed to disclose that the property had a permanent closure order on it. They have also withheld £4500 additional to the final purchase price and tried to hide the fact that the legal pack for the auction was not provided until over a month after the auction had completed. Steer well clear of this company

On fees, our buyer’s administration fee is shown on every property listing before bidding, and any seller’s fees are set out in the legal pack, so all costs are disclosed upfront before any commitment is made.
The legal pack is an essential part of this, which is why it is made available in full ahead of the auction, giving every prospective buyer the chance to review it and seek independent advice before placing a bid. For that reason, what you’ve described is certainly surprising to hear, and we want to understand exactly what happened. We will look into this properly and come back to you with more information once we have reviewed everything.
