AC has been out for 3+ months. They have sent everyone out from the Progress maintenance guys to multiple HVAC companies but nothing is ever fixed. They do not return calls, they clearly dont mind if they're house is un-liveable thru this heatwave. I only wish I could give zero stars
Animals have gotten into the attic multiple times. At first, they sent someone who removed a raccoon and purportedly filled in any holes that animals could access. When I heard movement in the attic at a later date, they sent someone to inspect, and I was told nothing was there. Later, a terrible smell started emanating from the bathroom vent. I was told it was a dead animal that was too difficult to access but to just endure it because the smell would likely dissipate in a couple of weeks. I’m listening to animals crawling in my attic now, but it’s not even worth making a report. As a kicker, the rent went up this year for me and my furry attic roommates. I don’t want a comment on this by Progress Residential claiming to want to work the issue out with me directly unless working it out directly is comping the remainder of my rent until the lease ends for the sleepless nights and nausea from the smell of animal decay.
BE VERY CAREFUL BEFORE RENTING FROM PROGRESS RESIDENTIAL
Two years with Progress Residential, and honestly, I cannot recommend this company to anyone.
I’m a retired 100% disabled veteran living on a fixed income. My sister is active-duty military and was my guarantor because I needed her financial backing to qualify for the home. She has now received orders to relocate overseas, but Progress Residential refuses to consider her military orders when reviewing my early termination fee because she is a guarantor and not a resident.
So the military status, credit, and financial responsibility they were happy to accept when I needed to qualify for the house suddenly mean nothing when those same circumstances affect my ability to remain in the home.
I am now dealing with an early termination charge equal to TWO MONTHS’ RENT, approximately $1,000 in utility charges, and disputed late fees. My rent has NEVER been late. My utilities have NEVER been late. Yet somehow I continue to get hit with fees.
And even after my lease was terminated and I surrendered the property on August 30, I’m now seeing utility charges on my account for September. I shouldn’t have to keep fighting just to get an explanation of what I’m being charged for and what dates those charges actually cover.
Then there’s the $420 pressure-washing charge. I was already communicating with Progress Residential and actively trying to find an affordable company to handle it. Instead, they sent someone themselves, charged me $420, and then added a late fee.
The communication is probably one of the most frustrating parts. Emails and chats are full of generic, copy-and-paste responses with NO substance, NO actual answers, and NO real resolution. You can explain the same situation over and over and still get a response that makes it obvious nobody actually addressed what you said. Calls aren’t returned, and getting someone to take ownership is nearly impossible.
Meanwhile, my rent increased year after year.
For TWO YEARS, my AC went out multiple times a year. No compensation. No apology. Just another repair request.
The windows are poorly sealed and allow lizards and geckos into the house. I’ve had to pay for lawn service and was even asked to re-sod the lawn.
I sacrificed my mental health, my body, and my health serving this country. To be treated like nothing more than an account number while a company continues piling charges onto me is incredibly disappointing.
Progress Residential feels like a company that is relentless when it comes to collecting money but completely unavailable when a tenant needs understanding, communication, or an actual solution.
My advice to anyone considering renting from them: DOCUMENT EVERYTHING. Save every email. Screenshot every chat. Take pictures. Keep receipts. Read your lease carefully. And don’t assume someone will actually help you when there’s a problem.
After two years, I’m leaving with one very clear opinion:
I would NEVER rent from Progress Residential again.
My son signed a contract with progress a week ago and hours before he moves in they cancelled the contract with no alternative option. He has a little kid, he will be homeless after he gave up his apartment thinking he secured a house with them by paying all required payments and signing a contract.
If you don’t want to be homeless never rent from them. They have many empty houses yet they have him from call to call with no solution.
Do not rent from them
Looking for a lawyer to sue them, they provided no reason for cancellation but that they failed inspection that they had a week to do and less than 24 hours they tell him.

I have been a Progress Residential resident for nearly three years, and I am extremely disappointed with how my property transfer has been handled.
I signed both an early move-out agreement for my current home and a move-in agreement for another Progress property. However, for more than 17 days, my transfer has been delayed because of an alleged identity-verification issue. I do not understand the problem because I submitted the same valid identification that I used when I originally rented my current home.
Despite multiple emails and calls requesting clarification, I have not received a clear explanation, a final decision, or a meaningful update. Meanwhile, Progress sent me an automated notice stating that my move-out date was only three days away and warning that my smart-home access could be removed and that additional charges could be applied.
I agreed to move out early specifically because Progress was transferring me to another property. I cannot be expected to leave my current home when Progress has not completed the corresponding move-in or even confirmed whether it intends to rent the new property to me.
I am requesting an immediate written decision. If Progress will not approve my transfer, it needs to tell me clearly and reconsider offering me a one-year renewal for my current home. Otherwise, I need enough time to find another place and move by the original expiration date of my lease, September 20, 2026.
My current uncertainty is the direct result of Progress Residential’s lack of communication and clarity. I need a supervisor or member of the transfer department to contact me immediately, cancel the premature move-out, protect my access to the current home, and provide a final decision about my housing situation.
I keep getting offers to view properties. With out help from Progress Residential people I've contacted about my account lock out.
Progress Residential makes it very very hard to view property & is NOT helpful with account resolution. Instead Progress Residential makes it incredibly difficult to want to become a tenant or do business with them at all.

If there was a qualification issue, I believe it should have been identified before I was encouraged to tour the property, submit paperwork, and pay a nonrefundable application fee.
I believe customers deserve transparency, communication, and professionalism throughout the application process. Unfortunately, that is not what I experienced with Progress Residential.
I am sharing my experience so that other families using housing vouchers can ask the necessary questions and make sure their eligibility is confirmed before spending money on an application. I wish Progress Residential the best, but based on my personal experience, I would not recommend this process to someone in a similar situation. I believe in handling people fairly and honestly, and I expect the same in return. I am a child of the Most High God, and I trust that every closed door simply makes room for the right one to open.

It seems to me that the only way to get someone to even acknowledge you or have everything handled is via reviews.
2nd I will not recommend anyone moving in with Progress Residential.
From the first day until now, it has been nothing but HOA issues when they are not even on the premises.
I'm getting fined and charged when I've submitted all proof of treatments, videos as well, paid someone to come treat yard. Then they send someone the next unbeknownst to me and charge me now a total of 720 dollars. Now mind you HOA from liberty point advised me that issue was already there reason why I never got a pool key, to where Progress had to pay a balance.
How are you putting something on me when you never fixed it before I move it.
This is very frustrating.
And when you call they keep giving you the run around that HOA will reach out, guess what just via email and there's nothing customer care can do for me, however you expecting me to pay my rent on time.

Zero stars they are the absolute worst!! Corporate slumlords!!! I pay my rent on time every single month and live in a gated community, the company is responsible for the HOA fees and they don’t pay them so my card that gets me in the gate and to my property gets cut off.. all amenity access gets denied and I’m not allowed to call people in the gate until they pay it and when I call to try to get it taken care of I just get sent in a circle!!!! And it has happened on several occasions!!!!No calls returned no emails nothing!!! Completely infuriating!!! If you can help it stay far far away!!!!!

Past maintenance employee they hide mold spores I wrote up a work order for a vendor and nothing was ever done I’ve got pictures and dates and addresses to prove it leadership is a complete disaster also they don’t care about there residents are techs I highly recommend not working for them very stressful to help residents resolve bad issues because of very poor leadership they will leave you without ac in Florida for a week with no care they are slum lords big time and yes they charge high water bills through a third party to collect extra money off renters two thousand dollar water bills ac units are very old filled with bacteria and mold spores they would tell us to cover it up you been warned stay away from progress residential

To start off I moved from out of state so we had to pick a house blindly before viewing. The pictures online looked very clean and up kept, but we discovered they must use old pictures or doctor them because the house was filthy. We cleaned as best we could and put in fix orders for broken dishwasher, stinking garage, broken back door latch things that should have been taken care of before trying to rent out. We wanted them to replace screens on windows because they don't fit properly but they said they don't fix those things so we have never been able to leave windows open. Fast forward two years we want to upgrade our house and move so we go to transfer houses through the same company. When we signed out lease they said that would not be a problem we can switch anytime. Turns out it is a problem now we have to wait until our lease Is up. So we wait until a few weeks before our end of lease and start looking at houses. They do not help you in anyway try to get into another place. We apply and they give you the run around. Say they will call you back. Never happens... Lost out on multiple properties because no one will help. Now we are going to just give our 60 day notice and find a better rental company. Hopefully they give us our deposit back without a problem because the house is in much better condition that when we arrived...

since july 16th we have been trying to get this house been calling they dont even know whats going on.. everyone i talk to has a differnet answer anyways we paid the applacation. weve been waiting on the lease i called them 23 times , finally they sent it to me thursday night at 930 pm. next day i signed the lease i had a move in date as July 31, this is the day before i move. so been trying to pay the deposit and rent online it wont take it. I got a money order and now they are saying they don't take it...... i had to go stay in a motel and all my stuff is in storage....... called them today, they said Humm surprise it wasn't cancelled... what?????. these are the worst company i have ever had to deal with... omg. I dont know what to do now

Complete waste of time and money. They apparently started to use AI 3 or 4 months ago for their application approvals. We submitted our application at least 9 times and even opened a case to review the application (THEY NEVER HAD UPDATES WHEN WE CALLED AND GAVE NO RESOLUTON, CANCELLED OUR CASE WITHOUT NOTICE) but any time we'd call they'd have no idea what was going on and wanted us to keep submitting another application after another. They can't just have HUMANS to review applications?? What's the point of using this company than. Would not recommend to anyone, avoid companies that use AI for the approval process if able. HUMANS NEED JOBS, MONEY HUNGRY COMPANIES ARE DISGUSTING.
The call center agents were friendly but that's the only positive I have.

My family took possession of this home on July 4,2026. Since the first day of our tenancy, the HVAC system has been unable to adequately cool the home. Despite numerous telephone calls, multiple maintenance requests, a formal certified written notice sent on July 12 and July 22nd, and repeated assurances that the matter would be resolved, the issue remains unresolved as of today July 22nd. We have promptly reported the issue, made ourselves
available for service appointments, complied with instructions to submit additional maintenance requests, and repeatedly attempted to communicate with management. We have also been advised on multiple occasions that management personnel
would contact us; however, those promised calls have never occurred.We are now having to get legal assistance because this company refuses to address the health and safety concerns of my family. The continuously operating HVAC system for the last 18 DAYS is expected to substantially increase our
electrical costs through no fault of our own. We
should not be required to incur additional expenses for excessive utility bills because the home's HVAC system has not been properly repaired. They don’t address the problem, they don’t communicate, they don’t offer a portable unit, they leave you stuck in a 85 degree home during a heat advisory and completely ignore all requests for assistance. We have given them reasonable time to rectify the problem and they refuse. If this issue is not promptly resolved, we will have no alternative but to
pursue all remedies available under the Texas
Property Code and other applicable law. This may include filing complaints with appropriate
governmental agencies, seeking legal counsel,
pursuing any damages available by law, and

UPDATE: On July 27th a professional HVAC company replaced our entire unit, I thought this would be the end of our issues however, here we are less than two weeks later and it’s not working again. There is oil. The copper line is not even cold. When techs came out to install they came out late in the evening and rushed to put it in knew this was gonna happen and here we are again starting over square one with this customer service nightmare of trying to get someone who knows what they’re doing to actually come out here. thank goodness we didn’t sign a 2 yr lease, this has been the worst experience in 30 years of renting
