Absolutely unprofessional - no one from their so called customer service will call you back. They have yet to answer questions about our security deposit we paid that is supposed to be returned. They also released confidential financial information that is against FOIP and many breaches under legislation (real estate act). My security deposit was put under another persons name. Six requests made for a call back to discuss these issues to only further confirm there were several breaches made that no one could answer as of yet and they would investigate.

A friend highly recommended St. Charles as a great place to live, but my experience has been disappointing. At Block 2224A, the 3rd-floor staircase overlooking the back alley has essentially become a communal closet. Floor mats and safety shoes are now permanent fixtures in the stairwell, creating both an eyesore and a significant tripping hazard. This lack of upkeep is a major step down from the standards I was led to expect. I hope management takes action to keep the common areas clear and safe

This company is terrible. Their testimonials are lies, they scammed us out of our deposit, using it to fix things we never damaged. The place had bed bugs and cockroaches. The water out of the faucet smelled like sewage and if you took a shower you never felt clean. It had no airconditioning, no insulation, and miraculously no airflow. This meant you were dying of heat or freezing. The air was stale and stagnant, and you were constantly sick.
This place is a nightmare. Dont rent from them. Even if they were the only available place on the planet Ide rather dig a hole out in the woods.

Riverview Manor office manager is Muslim I am practicing Buddhism her religion and my way of life confict. I choose to not deal with her face to face to make payments by debit or have conversation with her that are over the phone about any manner eg. Complaints or maintenance request she is dismissing of what I am experiencing in my suit I have had to say to her "I am not arguing with you about what I am experiencing in my suit" when upstairs neighbor was pounding on balcony rail & making unnecessary noise. The Previous Upstairs neighbor is a Domestic Violence abuser, I called to complain & she confirmed it was Domestic Violence and refused to call police on the woman's behalf so I had to call police and deal with police, as a Domestic Violence Survivor myself this was extremely nervous system disrupting, so be warned they do not contact police if you are in a domestic violence situation. I am unsure if its boardwalk policy to not contact police or personal choice to not stop domestic abuse

Do not rent with these greedy pigs. Boardwalk is extremely greedy, unprofessional, and they don't care about their tenants. They are continually raising the rent above guideline, and trying to force tenants to pay it, even though the rent increases have not been approved. Boardwalk will try to scare you, make threats, when you call them out on these issues and don't pay the increases. Boardwalk can't be trusted, and they break the landlord tenant laws, and they will breach your privacy. Boardwalk is pure scum and never trust them or fall for any of the scare tactics. Overall, they provide horrible customer service, and illegal practices.

They don't tell you that their 799 $ application fee is NON-REFUNDABLE.
They don't apply the application fee to the first month's rent.
They force you to give your SIN number.

There's estate agents and there's estate agents and some are good and some bad, and then a whole number in between. Boardwalk is seen as stylish. It employs [usually] photographers who take good photograhs of client's homes and staff who are friendly and helpful. Tom Bolshaw falls into this category.
Then there are others such as Ellis Askew employed as a 'chaser' or as a 'go-between' seller and purchaser. Despite his smiling publicity photo projectiing friendliness, he, in practice, was invisible. Phone was never answered, he apparently worrked at home. I never met him or had a direct conversation.
When I first had problems with an incompetent tranee conveyancer, I had to find out for myself, the complaints procedure. No support and no information forthcoming.
Secondly, having changed solicitors and being met with an irrational and demanding purchaser, he actually put pen to paper and in the nicest possible way, pointed out why he was right and I was wrong. I showed this to three other professionals who read it in the same way as myself. It was a master class in male bonding.
Does Ellis enjoy his work? That's a serious question.

Our experience with Boardwalk Realty and their agent, Simone Himes, was an absolute nightmare from start to finish. It quickly became obvious she had zero interest in representing our best interests or advocating for us. She let the seller pressure us into skipping necessary repairs and pushed us to settle rather than protect our position. Her passive aggressive attitude was maddening and the company defended her behavior instead of holding her accountable, leaving us stuck with the fallout.
Simone demanded a whopping $4,000 in earnest money to lock us into a terrible contract, which we eventually had to terminate just four days before closing losing the money because of her unprofessional mistakes. When I told her I’d talked to another realtor who found out she never included essential contingencies—no loan, appraisal, or inspection protections, she became enraged. This reckless oversight, combined with her rude and unsupportive behavior, made us feel bullied and completely abandoned. Even after contacting the company owner, the “compensation” offered was laughably small compared to our losses. Save yourself the headache and stay far away from Boardwalk Realty. They will only cause more stress than any real estate process should ever require.
I've lived at Boardwalk, Soutgate Tower for nearly a year. When we had a plumbing issue on the weekend I called emergency services. A bright, cheery lady assured me I was no bother and they'd be here to fix it right away. Within 10 minutes Mike came to my door. He is very professional, friendly and extremely competent. My issue was resolved beautifully. Thanks Mike and Thank to the lady who took my call.
One of the main reasons we love it here is your warm, wonderful staff.
Alma is one of the fine employees who works diligently to keep Boardwalk properties clean. If employees like this are representatives of the company, Boardwalk is outstanding.
My experience at Hillcrest Heights apartments in Grand Prairie was an absolute nightmare. From the start, I was greeted with issues: the unbearable noise from passing trains and rats making my stay impossible. The management office at Boardwalk showed complete indifference to my problems, offering only poisonous traps instead of addressing the rodent issue properly. Repairs were done carelessly, sockets didn't work for months, and the thermostat caused serious health problems for several days. Moreover, without my consent, my apartment was accessed at least four times while I was out of town, violating my privacy. All this despite me having to pay for terminating the lease! During my absence, the company even found a new tenant without notifying me. My living experience here was absolutely horrendous, and I strongly advise avoiding this company to prevent similar issues and humiliations.
If you are planning to move to Boardwalk, I strongly advise against choosing “Morningside Edmonton, AB”. The leasing office staff are mistreating tenants and lying on their reports. I experienced this firsthand today. After living here for nine years, ALWAYS paid my rent on time, been a good neighbour, and never received any complaints against me, I called the office to express a serious concern, but the agent could not provide a solution. I politely asked if she could escalate the matter to someone higher up, but she became upset, she yelled that she was too busy to keep talking to me and abruptly hung up the phone on me. I immediately called customer service to report the incident. As I was explaining what happened, the representative informed me that the leasing office had already filed a report regarding our conversation, she read it to me and, to my dismay, the agent at the leasing office had twisted my words and lied in her report, instead of finding a solution to my concerns. Now I feel threatened by the leasing office. I no longer feel safe living at Boardwalk Morningside☹
Very long story short - my apartment got very cold when the temperature started dropping. Edmonton gets very cold as anyone living there would know. Complained about it - got a request for a contractor to come in a month and a half later to see about fixing it. That would be middle/end of December!
Was going to bed with clothes on. The only resolution for me was to move out. -30deg is cold outside and I could see my breath inside. Their own policy says they can’t transfer apartments within 6 months of a new lease. Yes I asked to be transferred. I made arrangements to move apartments and then when I served my notice to quit my lease early, they were like ohh you can transfer now. Too late! I’ve already paid for another place!
When it came down to it, they didn’t care that I was cold as hell and losing constant sleep. All they did was shove my rental agreement in my face demanding money. It ended up costing me over $3K to get out of that lease.
If you are looking to rent from boardwalk just remember, these guys are asset management companies and they don’t give a s*** about you or your health and well being. They want your money. When you leave your apartment they will nickel and dime you to keep as much of your security deposit as they can. In fact they will try and cost you the most money they can squeeze from you and then some. You can try the RTDRS process but they got that all locked down too. It’s hard to win a battle going up against something that is already holding all the winning cards. Beware!
Multiple packages of mine have been stolen from mail room before I can retrieve them. Building management has no access to CCTV to check security cameras for cause. Security within the building is compromised as this is an ongoing, reoccurring issue. Not improving overtime.
We had lived at three different Bwalk communities over a 10 year period. In the last residence we rented, Lord Byron, Edmonton, Alberta, the first year was great. But, then the second year started.
My four young children were constantly harrassed, bullied and threatened large group of much older kids. Their "parents" would not want to take responsibility for their kids actions let alone correct their behaviours and would then harass and threaten/taunt me. These were all reported to Bwalk and Edmonton Police. Never was any corrective measures taken, and Bwalk management in fact wanted to accuse my young children of the bullying that occurred between them and much older children in much greater numbers.
We moved out as soon as we could as my children were experiencing anxiety, nervousness to be outside and nightmares from the occurrences. Because I am a fulltime single father of four and a student, combined with the circumstances, we left without doing much clean-up do to the entire situation. Bwalk, who did nothing to promote the "safe communities" they advertise about, feels it is just to charge us for the cleaning of the unit, even though we had to leave, leave quickly and all due to their lack of response to their abusive tenants behaviours. As well, here were flies from the sewers coming up from the drains in our unit and several others in the Bwalk community. We had to waste a lot of food because of this and Bwalk never really did take any PROPER measures to remedy the fly issue. Instead, they chose to blame us for the flies! WHY then do so many other units have the same flies????
All in all, with moving expenses, lost food and harrasing/threatening behaviour from THEIR tenanats that they refused to correct, it cost me a lot, especially as a student and single parent, to relocate to a home that actually offers a "safe community". Now I finally feel welcome and at home, and not because of Bwalk.
I would never rent from them again. I will continue to spread the word to all I can via mouth, social media and tv media. This issue will not be silenced this quickly.
