I’ve worked on a lot of real estate transactions over the years, and Zak Marra and the team at Kiavi were excellent. The process was efficient, communication was clear, and we closed our investment property extremely quickly with no surprises or last-minute issues. In this business, execution matters, and Zak delivered exactly as promised. Highly recommend him and Kiavi to other real estate investors.
From the moment I initiated the process of the loan, I was being helped in each step till it was done and closed. Neil was my point of contact and he was very helpful.
Kiava is a nightmare to deal with. They delayed my settlement 3 times. The loan processor didn't know what he was doing. He kept asking for docs that were sent a week prior. The delay caused friction with the seller. I'm not using Kiavi again. Be aware that they don't honor their closing date. Furthermore, they will have you working with several people at once and none of them are on the same page half the time.

My draw experience is spot on. The draw team, especially Nicolas Canino, is very helpful and responsive. Questions are answered and due diligence is provided.
My first dealing was with Payton. Payton was phenomenal. He was always ready to help and was able to secure a loan for my flip. After Payton came Clay. Clay also was always ready to help me. I have nothing but good things to say about Kiavi and Payton and Clay.

Jackie and the entire team has made this process a breeze so far. Typically I've been just a cash buyer in the past but they offer a great alternative

I'm simply going to add the final email of the string and it pretty much explains their lack of common sense, customer service, or anything resembling a desire to help their clients. They chose not to take their fee out of the funds they had that were due to me even though the amounts were almost identical. They required me to submit the fee in full, for them to send me nearly the exact amount. Their excuse? the amount will change depending on when its paid. Apparently this finance company was stumped by making that determination of the interest due on the day I authorized the funds to go to that fee. Not a great thing to hear from a company who's whole existence is about calculating interest.
""So you and Kiavi are happy to see this thing fall apart over a $2400 extension fee while you hold $2500 of the hold back funds, which are technically mine already, because of your own technicality and your inability to think rationally. Ok then. Trust Pilot, CFPB, and NMLS will be copied on this email string. Maybe you are technically within your rights, but it's both terrible customer service and wasteful spending, not to mention stupid and I would venture to say cruel. So what happens when you don't get your extension fees by the 20th? I would tell you how I thought the draw would be here by now and enable me to pay the extension fee, but you don't care. I must tell you this treatment borders on abusive and makes me wonder if it's not being done for some other purpose? That is a decision I will leave to the regulatory bodies and the general public. So, I will withdraw my request for an extension and pay the default interest until the property is sold. I will be sending it via US mail daily, Sorry, that's my policy. Thankfully, as you have already mentioned, it means we will not be working together in the future. But, why should I give you a cent more than I have to legally, when you are clearly incapable of rational thought or any level of customer service. It doesn't matter how nicely you tell me to consume human excrement, it all means the same thing. Oh, I also expect my draw to be sent to me immediately as I will be paying interest on it everyday. You really should consider being more like a human being and less like a machine.

As an appraiser, I will never work for them again.
Both times were revision after revision on nit picking stuff - a Dollar General a mile down th eroad, etc.
Both appraisals took over a month.

Insanely smooth experience and super easy to work with. Best hard money lender experience out of many that I have worked with in the past! I have closed deals with them in as quick as 1 week with same day draws - unheard of in this industry! But not only are they quick but they are also very thorough in their legal due diligence which is very important balance. 100% financing also can’t be beat with their low rates. 10/10 experience and if ur not using them, ur missing out!
