I ordered a full package to help me with buying the apartment -- financial advisor, apartment advisor, apartment negotiation, and the lawyer.

I am happy with all the services, except the first financial advisor. His service seemed to try and get me out of the door quickly and not ask questions. Offers from different banks were only Bomae's 3 partner banks and my own -- not even representing all creditor institutes -- and comparison between them was almost only on their bidragssats and the setup payments. This maybe could have been fine, if he explained why those were the only ones that mattered, but he did not.

It was very hard for me to get any information from him to properly explain what is actually being offered. Almost no conversations about different mortgage types or anything else. After my repeated urgings for basic data, like AOP, and him repeatedly ignoring this, alongside other questions, I managed to get a bit more data out of him. He also then asked more banks than the 3 partners, and to be fair, those deals were worse. Although the data I was getting from him contained multiple obvious errors, sometimes showing very different numbers than he was describing, so it was harder to trust.

By the end of this, it was easier to buy a 700 DKK course on Danish mortgages and work with that financial model and explanations.

In addition, on multiple occasions the banks told me they talked to my Bomae advisor and mutually agreed not to progress with me -- but he did not tell me anything until I asked him about it, not even justifying the decisions.

Shortly before closing on my apartment I asked for another financial advisor, just to make sure I made the right decisions, and he was great, clearly explaining things that were not clear, and giving good financial advice.

The apartment advisor was amazing, responding quickly to all the apartments I sent, and keeping me on track with not trying for too many apartments at once. When talking to real estate agents it seemed that it helped show I was serious buyer. In fact, if she did put things with my original financial advisor on the right tracks, I would not recommend Bomae altogehter.

The lawyer was also friendly and thorough, and did a great job pushing the sale through. In the end with his help we also got a "right of disposition" -- ability to get the keys to the apartment -- sooner than I expected.

I would not recommend using Bomae. While the lawyer service was professional, our major issue is that they simply cannot seem to manage the most general aspects of being a professional business. We have now received over 3 different invoices from them - none of them correct.

The first invoice we got was too high, but we were told to pay it and then the money we overpayed would be returned in the final invoice as a discount.

Then we received the final invoice 2 days later where they tried to charge us for the same amount again without any discount. We made them aware of this more than 2 weeks ago and received no answer.

Then they sent us another invoice, this time acknowledging that we had overpayed. However no information on when they’d return the money they owe us. And no response to our follow up mails either.

They still owe us money and are not responding to our mails. All in all makes us feel like we’re being ripped off.

I repeat: I would NOT recommend using using Bomae.

We cannot thank Bomae enough for all their assistance. Our initial meeting with Amalie was informative and she explained the process clearly. We took out the full package and with help from Thomas, Kristina and Anna have secured our property. I only speak English and this process would have been impossible without Bomae to navigate the Danish system and with translation of important documents. All of our advisors were easily contactable, replied promptly to any questions and have offered incredible support and assistance when hiccups have occurred throughout the buying process. Their fees were, in my opinion, very competitive, for the amount of work they have put in. Knowledgeable, friendly and effective support for an international buyer throughout the process from search to closing.

We first contacted Bomae when we started looking for a new home. At the introduction meeting, their colleague explained a strategy that suited us: first evaluate the house we were interested in, check if the price could be negotiated (even if selling our own house later was recommended), and in the meantime let their finance team start working on our case. This made sense to us.

However, once we were assigned to a buyer advisor, the approach completely changed. He insisted we sell our house first as the only way to negotiate effectively. While that might be true in many situations, our case was different—we were only interested in a very specific type of house that doesn’t often come on the market. For us, it was important first to know whether the house had major issues and if there was room for negotiation. Instead of guiding us through this, the advisor became very direct and not particularly friendly, telling us to “decide on a strategy now.”

When I asked his opinion on the house itself, he skimmed quickly and dismissed it as “having a bad roof,” which felt unprepared and unprofessional. The conversation left me more stressed than reassured. He also criticized the order of steps we had agreed with his colleague at the introduction meeting, saying we were doing things “out of order.” Overall, it was confusing, contradictory, and stressful—exactly the opposite of the guidance we were looking for.

On top of that, there was clear pressure to use all their services, especially the finance team, which I did not want in the end. Despite only receiving advice in two conversations, I was billed DKK 2,500, and I decided to leave Bomae and move on with another company recommended by a friend. With them, the process was smooth, supportive, and stress-free—exactly how it should be.

I cannot recommend Bomae based on my experience. Perhaps they are fine if your situation is very straightforward and you follow their “one-size-fits-all” model, but for more complex cases or when you need flexibility, my experience was negative.

Very professional, precise, timely. Always open to questions and presenting the answer in an understandable way. Bomae takes care of many things around buying the house and gives amazing advice.
