I’ve been dealing with Bellway for awhile and I cannot recommend them enough Caron in the Irvine-Montgomery Park location has been absolutely incredible, her kindness, patience and knowledge has been so amazing! I’m one of those annoying clients who asks lots of questions and nothing has been a bother to her, we are so excited to be moving to the location and the whole team at Bellway so far have been outstanding!
We have had a great experience purchasing from Bellway from our first initial visit to the show home to then deciding to purchase and then getting the keys to our new home.
They have been amazing to deal with and supported us all the way. The onsite team have been so supportive and helpful with any query we have had. A true delight to deal with as a company.
What went wrong 5 stars down to a 1 star. Firstly let me start by saying that the customer facing staff are exceptionally helpful, knowledgeable and very supportive. From meeting Jamie on the Falcon Grove development where we wanted to buy our Thespian home we knew we were in safe hands, unfortunately we missed out on that Thespian as our previous house hadn't sold in time. Just 2 days later when our house did sell we went straight across to the other development Roman Court met Susan the sales advisor there and explained our predicament, she was brilliant, again professional and knowledgeable and more importantly she had a Thespian plot (378) available all be it £5k more at £320k but we knew it was the house we wanted and our forever home. We were kept up to date with the build progress via Susan and the Bellway app/portal , we were even allowed a couple of sneaky peeks inside our house whilst it was being built. So again a very good experience. We were introduced to the site managers Carter and Shaun again a couple of great guys that have vast experience and knowledge and are able to answer every query we had. Very reassuring . Your probably wondering where the problem is by now....
The problem came to light approximately 3 to 4 weeks before completion. Bellway only build a few of these Thespian houses in each development and by shear coincidence there's another one straight across the road from me plot 451 , I look straight at it from my living room window, it's the first and last thing I see when I go to sleep and wake up it's across the road. Now this is where the problem is....in Bellway's wisdom they decided to reduce the price of that Thespian down to £300k the same house the same design. £20k cheaper than mine! Of course we asked the question can we switch to that one but our sale was that far down the line it was impossible to do so. I've worked in retail all my working life and I appreciate prices can go up as well as down but £20k it's a hell of a kick in the teeth and I knew I didn't have a leg to stand on, but I was convinced I would get an apology or little incentive or goodwill gesture but we got absolutely nothing. I'll just say if the house opposite had been a different style " mercer" or "lorimer" I wouldn't have battered an eye or if it had been a Thespian on another part of the development again I don't think it would have effected me as much as what this has.
Are we happy with our new home? Yes we are. Has it got any snags? Yes quite a few but nothing to serious. Cater and Shaun and myself are working through the list and I'm confident they'll all be completed satisfactorily we've only been in 6 weeks so still early days.
Am I going to recommend Bellway to my family and friends? Definitely not! Unless there is someway of getting assurances/ guarantees that if the builder reduces the price of the same style neighbouring property they reduce your house by the same amount. So the moral of the story is if your in the process of buying a Bellway Home look at the site map , see what type of houses are being built next to you and raise the question with Bellway and if your just considering buying my advice is to negotiate negotiate and negotiate as I don't want anyone else to feel as let down, disappointed, ripped off as we do. Probably just as well this is our forever home as I can't afford to sell it as I've already lost £20k on it and don't get me started on the extra £1000 we paid in stamp duty because of the difference in price.. I'm sure we're not the first to experience this sort of bad practice and I'm sure we'll not be the last. You have been warned.
It was definitely the staff at Astoria, Cookham. Lee in particular, she honestly convinced me buying at Astoria Park was a good decision. Natasha has also been incredibly helpful.

My experience after buying a Bellway property at Fielders Quarter, Barking Riverside has been extremely disappointing. I strongly advise prospective buyers to investigate the total ongoing cost of ownership, not just the purchase price and advertised service charge. Leaseholders can face building and wider-estate service charges, compulsory L&Q Energy standing and Capital Replacement Fund charges, heat usage charges, and Leep water/wastewater charges.
I have now also discovered that the development’s surface water ultimately connects into what Bellway describes as the adopted/public drainage network, potentially leaving leaseholders paying an ongoing surface-water element within their wastewater charges. What concerns me further is that Bellway’s own drainage drawing describes part of the infrastructure as “adoptable surface-water drainage”, while Bellway refers to it as already “adopted/public”. I have asked for documentary confirmation of the actual adoption status and am also asking Leep to independently assess the charges.
Potential buyers should therefore ask Bellway, their solicitor and the relevant providers for a complete written breakdown of every compulsory charge before exchange, including service charges, wider-estate costs, heat-network fixed charges, water/wastewater charges and drainage-related costs. In my experience, descriptions such as “energy efficient community heating system” simply do not convey the full financial consequences of these arrangements. I would urge anyone considering buying here to carry out very careful independent due diligence before committing.
Bellway is a good company with professional workmanship.
They helped me through all the difficulties and made this purchase easy for me. The staff are all very helpful and friendly.
The location and the neighbourhood is great.

We have been so impressed with Bellway from start to finish. Will our sales advisor was with us every step of the way from helping us understand the process to supporting us when the sale of our house fell through to getting us a part exchange offer. Doing part exchange was the best decision we made it made it so much easier! There was no question to small for him.
Site wise Joe the site manager has been so good, he’s explained everything amazingly before we moved in and helped us with any issues since, of which there has been extremely few and very minor. He takes great pride in his job and you really feel in safe hands. We had a snagging report done and he immediately instructed everything to be remedied, but again the snagger said the house was beautiful and really well done.
100% would recommend, the builders on site still are so friendly the whole place is just such a nice vibe. We are in our dream home!

So it's been just about 3 months since Bellway backed out of a contract on a flat at Legacy Wharf which they told me they're selling to an investor.
Bellway has my 10% down payment plus other costs and it's been about a month that I'm waiting on a response from the Bellway lawyers that tell me, they are waiting on Bellway
I did try the complaint process as recommended by Bellway in an earlier review here on trust pilot and they never responded to the complaint.

The on site sales team (Longwood Grange) are wonderful, very helpful and committed to making sure the property is right for you. They are happy to spend as much time with you as you need and always willing to show you around the site. The communication over email and telephone is also excellent.
