Wonderful people to work with. So far I have had an excellent experience getting set up with my investments and would recommend Sonno to anyone looking for a hands off STR investment.

I have worked with Sonno since October 2025 and would like to share my thoughts-

Positives -

1. The entry barrier is not high - Sonno has many different packages which start from as low as 8k, I feel that is a good amount to start for someone as a beginner to get an idea of the business and then invest further.

2. The investments make close to the projected amount - Over the past year the investments have made pretty close to the amount that was projected when I first signed the JV. There were definitely a few months where the income was low but it was due to factors that affected the travel overall (The Iran conflict)

3. The team is very helpful at explaining everything. I have had multiple calls with both Chris and Eric and whatever questions I have had were always answered promptly and in great detail. I even asked some tough questions initially and questioned the legitimacy of the business and Eric and Chris and explained me everything without shying away

Negatives-

1. Transparency- I have had a big issue with the transparency of the investments. Initially I thought I would be given monthly reports on the nights booked at my property, vacancy rate and nightly prices. However, I have failed to obtain any of that. It would be beneficial to get an idea of the working of the system and getting enough information to be confident in investing more. I would also appreciate if things like the lease signed are also shared with the investors.

2. No discounted rates or way to book the property- I feel if we are investing in these locations we should be able to book the airbnb at a discounted rate or just be able to use certain empty nights. I asked Chris about it and he said we can book it from Sonno website and then get reimbursed from the payouts, but that would mean we are booking at a rate higher and eating away our profit.

I feel if Sonno improves a few things especially with respect to the transparency then it would be even more successful , a few of my friends whom I suggested to invest with Sonno also had restrictions due to these transparency issues, because of this I am
going to give them 4 stars with opportunity to improve if some of the issues are solved

Sonno Homes reached out to me to build a web application, and I worked directly with Jacob and Eric throughout the entire process. They were facing serious issues with their existing system built on Agora and needed a reliable replacement that could properly serve their users.

I took this on with full commitment. Over the course of several months, I designed and developed the application from the ground up—carefully implementing their requirements, refining features, and continuously making changes based on their feedback. Eric and I had multiple calls, and he regularly sent detailed emails with requests and revisions, all of which I addressed promptly.
Beyond the application itself, I also completed a full refresh of their website and integrated the new portal seamlessly into their existing platform. This wasn’t a small task—it was a complete solution.

What makes this truly difficult to process is the level of effort and personal time I invested. I worked evenings after my regular job, spent weekends, and put in countless late nights to make sure everything met their expectations. I treated this project with care and professionalism, making sacrifices in my own time to deliver something they would be satisfied with.
And when everything was finally complete—when the system was built, deployed, and ready—they disappeared.

No payment. No acknowledgment. No responses to messages, emails, or follow-ups. Complete silence.
Not only was my time and effort disregarded, but I also spent my own money covering hosting and database infrastructure throughout the project. Even a basic reimbursement for those costs was never offered.
This experience has been deeply frustrating and honestly disheartening. It’s not just about the financial aspect—it’s about the lack of respect for someone’s time, work, and dedication.

Based on my experience, I strongly urge others to be extremely cautious when dealing with them.

We’re currently in our second payout with Sonno Homes, and overall, the experience has been very positive. One of the standout aspects has been how responsive and smooth the process and team have been, communication is clear and issues are addressed quickly, which makes a big difference.

As with any real estate-related investment, market conditions can impact payouts, and that’s something to keep in mind. That said, so far none of the properties we’re involved in have shown negative performance, which gives us confidence in the approach.

Overall, a solid experience to date — professional team, efficient process

I'm a new investor with Sonno. I've loved my experience. I wish I found this company sooner honestly. I love the investment model. Joel has been great to work with. I ve received my first payment already and looking forward to investing in more units with them.

Professional, Clear, and Easy to Work With

I’m still early in the process and have not received my first payout yet, so I can’t speak to the full investment lifecycle. That said, my experience with Sonos Homes so far has been very positive.

The team has been professional, responsive, and clear in their communication. The process has been well organized, and I’ve appreciated the transparency and structure throughout onboarding. Everything has felt straightforward and handled with care.

Based on my experience to date, I feel confident in how they manage communication and guide investors through the process. I’ll be able to comment more fully once I’ve gone through the first payout cycle, but so far, the experience has been strong.

Working with Jacob O. has been a standout experience. He’s been incredibly responsive, thoughtful, and genuinely invested in making sure I fully understood each decision along the way. His ability to break things down and provide clear, actionable guidance made a big difference—especially as someone newer to real estate investing.

Overall, Sunno Homes made this a seamless and high-quality first experience in short-term rental investing. I’d highly recommend connecting with their team if you’re even considering adding real estate exposure to your portfolio.

The investments do produce and pay on time. I've been investing in these for almost 6 months now and they've performed pretty well. The guys are responsive when I have questions and provide solid ongoing service. I plan on investing again with them.

The team at Sonno Homes is great! They have intimate knowledge of the markets where they invest, and have the expertise to help their investors build income and the potential for long term returns. They are fully transparent with their process. They guide you every step of the way and are always there for you with quick and in-depth responses to your questions and concerns. As someone who was new to real estate investing, for me Sonno Homes was a great first experience in getting exposure into short term rental markets. Highly recommend chatting with their team if you are even remotely interested in getting real estate exposure into your portfolio.

It is rare in today's world that you find a company where promises are kept and expectations are exceeded. Sonno brings an experienced management team, thoroughly explains the investment process and projections, provides investment options to fit my personal criteria, and has delivered steady and predictable passive cash flow and return on investment that has exceeded much of my personal investment portfolio. I wish I could give six stars!!
