It's not a good feeling to realize I've been overpaying for years without knowing it, with PriceLabs offering very little in return.
PriceLabs seems to have technically covered their bases. They mention their "listing mapping" feature can reduce your invoice… I've now learned it's a line at the bottom of every upcoming payment email, and it's covered in help articles if you dig for it. But if you have no reason to suspect anything's wrong, why would you comb through the fine print of a routine billing email, or go digging through help articles and trainings looking for a feature you don't know exists? Also, what homeowner has time for hours of trainings if you think your listings are working correctly?
The dashboard itself, and the tutorial video linked from the main help page, don't mention savings at all… so unless something tips you off, there's nothing pointing you there.
That's exactly what happened to me. I overpaid roughly $290 over two years without any indication something was off, despite contacting support multiple times along the way. It was only by chance, a "master class" I happened to notice being offered (I've only ever gotten two emails about one), that I started asking questions and found out what I'd been missing. When I found out and asked for a refund, PriceLabs said they couldn't offer more than $55.96.
I'm super disappointed. They should ensure that their customers actually understand this better.

I had to tell them which was shocking. In theory dynamic pricing can work if the software works. In my case it didn´t and lost thousands never mind the subscription fees. As as I said at your risk...

I manage 3 properties on Airbnb, just a little family thing. And PriceLabs is a real life saver for me, I did it all by myself for 3 years, and then I’ve been using PriceLabs for half a year. So I have something to compare it to.
It really takes away so much headache with checking your prices every day. Yes, it has a bit of a learning curve at first, but once you figure it out, it’s so worth it. Plus, their Customer Support goes above and beyond in helping and educating.
What I love most is the possibility to see yourself compared to the market and your closest competitors. So when we’re going through the hardest season this year, I can see whether I’m doing something wrong, or it’s just the low market trends, and then act accordingly to that.
The main service price absolutely covers itself and is 100% worth it, but the extra services like Market Dashboard and Listing Optimizer are awesome and useful but overpriced in my opinion. So don’t feel pressured to be subscribed to everything at once.

They can't improve basic parts of the platform upon request, and they have already mis-entered a major event, so I lost booking revenue on top of it.
At this point, I'm starting to look elsewhere for booking platform options.

Just horrible. Don't do it! I signed up for a free 30 day trial. They got the pricing and minimum stays all wrong. My rental on the beach in San Diego they priced at $100/night in August. Just ridiculous. Also they have no customer service phone number and communication with them is a nightmare.

We bought an existing Airbnb back in April of 2025 and when we took it over, the previous owner had been doing a flat rate of $195 a night no matter when.
We followed the advice of a YouTube channel called “Thanks For Visiting” who said Price Labs did something called “dynamic pricing”, which looks at your local market, the events that are going on, the availability in the area and what other people are charging, then it dials-in the price and changes it in response to market conditions.
We had nights where we make $450 a night during a college graduation and the year before we made $195!
We make more money and we are not wondering if we are leaving money on the table and we’re also more confident that it’ll rent as Price labs keeps on watching what’s going on in our local market, whereas we would just set it and forget it before which was losing us money.
For 20 bucks a month, I think it’s a bargain. You can manipulate and make your own changes where price labs may not know something specific about your market, so you have the best of both worlds.
If you haven’t signed up to Price Labs, do yourself a favor and just do it, you’ll thank yourself later!

This is scam! Don't trust this platform! I had an onboarding call and set up all my listings on this platform. Hours of work! Just to learn that it will disregard the maximum that i put in the price range and will put a crazy high price for all my listings. We stopped receiving bookings! ZERO new booking and the next two weeks of the calendar are empty. Wasn't it suppose to be smart and decrease prices because of zero occupancy in the next two weeks? When i descreased prices manually, it took 30 minutes to sync even though i pressed sync now. When i cchecked, the prices didnt change at all! Even though it says the prices were updated 2 minutes ago.
Also, i put mark ups for booking com and airbnb and they are not reflected at all! The support is completely useless! Dont waste your money and time with them. These people are scammers. They deliver zero promises. Its all marketing. You will loose money because of them. Shame on Price Labs!

I operate a single property listed across various platforms using one PMS. Despite only having some listings synced for approximately four days, I was charged the full $60 by PriceLabs.
The billing structure appears to be fully automated, with no apparent pro-rata adjustment for short-term or partial-month usage. Even if a listing is synced for only a few days, the full monthly fee is applied. This lack of flexibility is concerning, particularly for small-scale operators.
Based on my experience, this pricing model does not seem designed to support small businesses or single-unit hosts. At $60 per month for one property, the cost significantly impacts profitability — to the point where one questions whether it is financially viable. It begins to feel as though one is hosting primarily to cover software fees rather than generate income.
I will be reviewing alternative competitors that offer more transparent, proportionate, and small-business-friendly pricing structures. In its current form, this service does not align with the needs of smaller operators.

Terrible customer serice. They say they give phone support, one can book a 15 minute call. Ive raised 2 tickets and not heard from them in over a week, this happened on two separate occasions. While the software is excellent I am looking for another company that offers even decent customer service so that I can actually use the software correctly.

tested PriceLabs expecting better results than Airbnb Smart Pricing, but saw little to no improvement. Unfortunately, the real problem was billing.
I canceled my subscription well in advance of the next billing date, yet PriceLabs still charged me. I reached out to support with proof that my account was canceled, and they refused to refund the charge.
Between the lack of performance improvement and the billing experience, I do not trust this company and would not recommend it to other hosts.

We signed up for a 30-day free trial of PriceLabs and found it helpful enough that we've been using it for about 8 months. It takes the guesswork out of setting prices on our Airbnb listing. I like that it recommends a "market" base price based on your STR's parameters, then adjusts the base price based on how it performs relative to the market. Our base price has steadily increased (now up about 40% from where we started) while maintaining a 94% occupancy. There have been a couple of hiccups (one week PL recommended we reduce our base price downwards by about 30% for no apparent reason - advice we thankfully ignored, only to receive a recommendation the next week that we increase it by 8%) but overall we're pleased and it's been worth the monthly cost.
