HouseJet Refund Policy Doesn’t Match the Sales Process

One issue that needs to be addressed publicly is HouseJet’s refund requirement tied to “HouseJet University.”

To request a refund, HouseJet requires agents to prove they completed their internal university training.

Here’s the problem:
When their salesperson took my $3,000+ payment, there were no questions about completing HouseJet University.

No prerequisites.
No verification.
No requirement before payment.

If we compare this to a real college or university, the process works the opposite way. You must meet admission requirements before enrollment is accepted.

HouseJet is applying the “University requirement” after the fact—but it was never presented as a prerequisite when they collected the money.

I’ve been a licensed Realtor since 2006. My expectation was simple: a lead generation system producing legitimate buyer and seller leads.

Instead, I received more than 90 leads that did not convert into legitimate opportunities.

My refund request remains unresolved.

I am still requesting a full refund and a clean separation.

In the meantime, Realtors researching lead systems continue contacting me asking for alternatives.

I would never do business with these people again. I was sold on a $3600 service with a guarantee of success or my money back. The marketing produced a very small number (45 over a year) of very unqualified leads, and despite numerous support tickets, I was not reliably notified that the leads were generated in the first place. The seller who sold me the deal left me with the impression that I would get roughly 60% buyer leads and 40% seller leads. I did not receive any seller leads, and I also got some rental leads that were equally as trash as the buyer leads. Then I went to submit my refund request, which was a very extensive process, only to get denied. Don't do business with a company that doesn't deliver on what they promise and that's going to throw the book at you. You're far better off working with Zillow or Realtor.com even if at a higher price point.

Do not waste your money on this

Do not waste your money on this. I did this for a year and the leads were HORRIBLE. A few of them began to stalk me. The process to get a refund after the one year is a nightmare. I use alot of lead programs like realtor.com / Zillow, etc. This has been by far the WORST experience ever. The leads were NEVER viable and horrible leads. Many of them stated they never even inputted their information for buying or selling a home.

⭐ 1 Star — $1,500 Wasted. I Would Not Recommend.

I paid $1,500 for HouseJet leads and did not get one legitimate client.

In my experience, many of the leads were not viable real estate prospects. I received wrong or non-working phone numbers, and several people I reached said they had signed up by mistake or were not interested in buying or selling real estate. These were not simply leads that failed to convert—the quality of the leads I received was the problem.

I have been a successful real estate agent for years and have closed many leads, so I understand that not every lead converts. That was not the issue here.

When I asked for a refund, I was told I did not qualify because I had not made eight contact attempts for every lead. In my opinion, the refund requirements are structured in a way that makes it extremely difficult to qualify for a refund—especially when some phone numbers are invalid or people say they signed up by mistake.

After spending $1,500 and getting no legitimate business, I was essentially told to continue working with the company until I eventually closed a deal, and then I could get my money back.

I feel like HouseJet took my $1,500 and left me with nothing of value in return. In my opinion, it was a complete waste of money. I would not spend another dollar with this company and strongly caution other agents before giving them their money. Alexa K

DO NOT USE!

DO NOT USE!! Run the other way. They are not a referral company and if they manage to generate leads they are junk. All responses from support are canned. They certainly do not work to improve and hold up their end of the false commitments they make.

Misleading sales practices and impossible refund conditions

I strongly advise other real estate agents to stay away from HouseJet. I paid roughly $3,600 for their lead program based on explicit verbal promises made during the sales call. I was told I would receive an exclusive territory and that my money would be fully refunded once I closed a deal—or if I didn't close a deal within my contract window.

Unfortunately, the reality did not match what was sold to me:

Misleading Sales & Communication: I verbally negotiated a 6-month contract terms, but the agreement I was sent and signed was for a full year. When I tried to reach the manager who made the verbal promises, I was ignored, and the salesperson completely ghosted me. Shortly after signing up for "exclusive" area rights, another HouseJet sales rep called me to sell leads in the exact same geographic area I had just paid for.

Lead Quality: The leads provided were terrible. Out of all the contacts assigned to me, not a single one yielded a viable transaction.

Burdensome Refund Fine-Print: Getting a refund is nearly impossible due to technicalities in the fine print. You are required to call every lead at least 8 times (with no clear policy on what happens when a lead explicitly asks you to stop calling), and you must watch all training videos.

Questionable Ethics: To make matters worse, part of their training literally teaches agents how to pitch "guaranteed buy" programs with contract caveats designed to ensure you never actually have to follow through on the offer.

Read every single word of the fine print before signing anything with this company. Better yet, save your money and generate your own local leads. HouseJet did not deliver on their promises.

HouseJet’s standard response below is a deflection meant to make it look like they are acting in good faith.
Their reply completely ignores the actual issues I experienced:
Misrepresented Contract Terms: I verbally negotiated a 6-month contract, but the agreement sent over was for a full year. When I tried to reach the manager I negotiated with, I was ignored, and the salesperson completely ghosted me.
Double-Selling Territories: Shortly after paying for "exclusive" access to my area, another HouseJet sales rep called me trying to sell the exact same geographic area I had just paid for.
Rigged Refund Conditions: Their "refund policy" is built on fine-print technicalities (such as requiring 8 calls per lead, with zero clear guidance on what to do when a lead explicitly asks you to stop contacting them) designed so agents can't realistically qualify.
My grievance is not about failing to fill out a form; it is about being sold a product under false pretenses with misleading territory promises and unviable leads. My review stands as a warning to other real estate agents to read every single word of the fine print before giving them a dime.

I have just completed the courses on…

I have just completed the courses on “University,” and I am excited to begin this journey with HouseJet. While I have been licensed for 5 years, I have only started pursuing real estate full time after retiring as a teacher. There is information here that (even though I have done countless trainings and courses) have not been taught previously. So I am am looking forward to employing these strategies and see where this takes me. I have joined several other lead generation companies in this past year, without a satisfactory result, but I do appreciate the training and information taught and intend to employ these strategies. As a teacher, I certainly value excellent training and only need to be told something once to utilize and adjust my strategies accordingly. So thank you for a great start, and am hopeful that this is the start of a brand new future in real estate.

Be aware of this scam company that just…

Be aware of this scam company that just takes your money and runs. They claim to have a money back guarantee but I can verify, I purposely done everything they asked to get my money back and they denied it...lol After a year they gave me ZERO viable leads. Absolute scam!!! The 5star reviews on here are almost certainly them trying to fool people!

STAY AWAY FROM THIS COMPANY

I signed up in November of 2026. In the following months I did receive leads. The leads however were nonresponsive to text, email, phone calls. When I tried to ask about the lead quality, I was meet with a condescending salesperson telling me I need to work those leads for 8 months or better to make something out of them. The lack of support was to say the least astronomically huge. The salesperson was less than personable and when I fired back he claimed I was abusive to him which I was totally only to get him to show how narcissistic he was. I honestly believe this companies only goal is to get people in the door and pay up. I know this for a fact because I was looking on line for another possible lead gen and came across one, agreed to a phone call and when the rep called me it came in as HOUSEJET. When I asked why they did not advertise with the housejet name he said and I quote, " Thats how we get people in the door'' spoken like a true car salesman. DO NOT USE THIS COMPANY!!

It is a rarity I leave poor reviews, but I have to say that the person representing this company could be the most rude person I have spoken to on a sales team. He came right out and said "we don't trust real estate agents" I am thinking he is in the wrong business. The person I had an appointment offers very poor customer service! How could I trust a company to provide me with leads when your conversation starts out like that?

SCAM Alert: If anyone is considering Lead generation companies, make sure you avoid **HOUSEJET** at all costs! The company is a SCAM, leads are worthless and they will NEVER return your money citing the most ridiculous reasons. They need you to contact each lead 8 times. This is in addition to their Chatbot also contacting the lead multiple times. Make sure you spread the word and warn others as well. I have seen other agents posting with the same experience. Unfortunately for me, I had already paid them the $3k yearly subscription and it was too late to back out(wihtin 3 hours of siging up) . So I stuck with the system for a year, chased their worthless leads, closed NONE because 90% of the leads didn't respond after email, text and phone calls, and the one person who showed remote interest could not afford to buy. Just FYI....I have 24+ years of experience practicing Real Estate full time and do a large chunk of business. I was only testing the system so I could pass on leads to my team members. IMO, a toad in a pond has a higher chance of buying or selling a home than any of their leads. Btw, I am in the Top 1.5% of agents in the country per Real Trends and have sold over $400Million in Real Estate. I am an broker and owner of my boutique firm. So again, the problem is not my lack of conversion or follow up skills. It's the POOR LEADS and unscrupulous business practices by Housejet.
