A slow start and tbf i disagree,d with their sales tactic,so was gonna cancel the deal.but,,it worked, all kicked in after a few week and a quick sale is now going through at a price im happy with,, dont listen to other companys false promises, these did what they said...they were right

Initially I was offered a guaranteed fixed price for my property and with good communication, at a later date the offer was reduced, so it wasn't a guaranteed price.

Review of Goodmove 

If you have chosen to sell your property to a company offering a cash sale at a short time frame, of say 1-4 weeks, you need to do your research.  You need to contact several companies and filter out the sales patter and deceptions and sometimes outright lies. 

I had one company tell me that anyone suggesting that I would receive 80% of the market value was deceiving me.  Also some companies ask for a signed option to purchase the property within a 4-6 week period.  They often do not mention that the point at which they are legally contracted to buy your property is at the point of exchange of contracts.  They also often do not inform the seller that there is a 14 day cooling off period under such an option.

I also had several organisations attempt to confuse me by suggesting that their higher offer was a cash deal when in fact it was a Modern Auction Method valuation.  This means that the property is auctioned by the agent under an online Auction.  Once the highest bid has been received the buyer has 56 days to complete.  As a seller you need to understand that you have no assured sale until exchange of contracts so your sale may fall through during this process.

I had a very steep learning curve and had to deal with organisations not responding in a timely manner, telling me incorrect information until I probed a little deeper and actually lying to me.

I found Goodmove to be in another league.  I found them to be honourable, honest and quick to respond.  I highly commend Adam Gilman and Tom Sugden.  

The lawyers that were suggested to me were exceptional in how they operated the conveyance process.  Adam was true to his word and I completed within 7 days of the day we agreed a value after a RICS surveyor visited the property. 

Within 24 hours or agreeing the sales price I had received a special delivery of all the conveyancing paperwork and whenever I called my solicitors I received quick responses. 

Do not work with any conveyancing solicitor who uses an online system.  I did and it was torturous.  The system was difficult to use and this particular solicitor did not even answer my calls.  I abandoned this sale when I discovered Goodmove.

Insist on using paperwork via special delivery.  You will however have to deal with an online identity check and the one I used with Goodmove was fine and worked well.

I would recommend Goodmove in a heart beat.  They will make a profit on my house which I do not object to as in this instance I wanted certainty of completion time and was prepared to sell at a discount for this certainty.  I would say however that if you do your research you will find that Goodmove are not greedy their margins overall are less than 10% of their turnover.  One competitor I researched achieved in excess of 25%  net margin, which I feel is greedy.
