My partner and I would definitely recommend Vanguard's services. They helped us so much to make an informed decision to buy our first home in South London. We contacted them to conduct surveys on the two homes we were deciding between and they were really helpful for us to make our mind. We had no idea how key surveys are when deciding to buy a home. These two surveys were a great investment for peace of mind in the future.

I have worked with the team from Vanguard before and they were excellent then and now they are under the umbrella of Vanguard they remain excellent. The L3 Survey was conducted very professionally and in depth. Tom the surveyor discussed the survey beforehand, gave a verbal briefing and then helped with post report clarification queries.

I instructed Vanguard Property Surveyors to carry out a Level 3 survey for a property I am purchasing and was extremely pleased with the service.

Tom’s survey was detailed, thorough and clearly explained. It identified the important issues with the property, included useful estimated costs and helped me understand which matters required the most attention. Tom also took the time to discuss the findings with me and provided balanced, practical advice without being unnecessarily alarming.

Using the report and Tom’s guidance, I was able to successfully renegotiate the purchase price and secure a meaningful reduction.

Friendly and reliable service. We used Vanguard for two properties in quick succession as first time buyers. The first propetry was found to have Japanese Knotweed. The surveyor, Tom, was incredibly helpful both times and answered all of our questions kindly. Would definitely recommend this surveyor. Very detailed report.

The booking process was straightforward and well-organised, Rosanna was particularly helpful in coordinating everything efficiently. The standout feature is the post survey call with the surveyor. Being able to talk through the findings directly, ask questions, and get clear explanations, adds real value to what can otherwise be an large opaque report. This review is long overdue so I can only apologise to the team for the delay. But the survey I had completed in April was my second time using Vanguard; but I have worked with Rosana and Tom on previous surveys I have had done. As always, my experience with the team is lovely. Rosanna has always been professional, polite and helpful every step of the way; despite how many surveys I have had done, and she has always kept me updated and answered any question I had. My post-survey call with Tom was great, once again, he was thorough in his explanation of his findings and used jargon free language which helped me to understand key information about the property I am buying. The final report did not disappoint, it was thorough and detailed, and the pictures included within it were very helpful as they illustrate the findings, especially those that were not visible to me during viewings; with the report, I was also able to renegotiate my final purchase price. Thank you all for a great all round service, and apologies for not completing the review sooner.

Worth every penny – exceptional service from start to finish

We recently instructed Vanguard Property Surveyors to carry out a Level 3 survey on a property we are in the process of purchasing, and I genuinely cannot recommend them highly enough.

As first-time buyers navigating what can often feel like an overwhelming process, the level of support, professionalism and communication we received from Vanguard was outstanding.

From the very beginning, the customer service was excellent. The team were responsive, helpful and proactive throughout, keeping us informed at every stage. We were particularly impressed by how quickly the survey was arranged and completed, and the report was delivered ahead of schedule.

A special mention must go to Tom, our surveyor, who went above and beyond during the inspection. Despite encountering a number of challenges on the day, including restricted access to certain areas of the property, he was incredibly thorough and persistent in ensuring the inspection was completed as comprehensively as possible. It was clear that he was committed to providing us with the fullest picture possible rather than taking the easy route.

The post-inspection phone call was invaluable. Tom took the time to talk us through his findings in detail, explain what was genuinely concerning versus what was routine maintenance, and answer all of our questions patiently and honestly. That conversation alone gave us a huge amount of confidence and understanding.

The written report itself was exceptionally detailed, clear and easy to follow. Rather than simply highlighting issues, it provided practical context, recommendations and next steps. Where further investigations were required, the recommendations were specific and professional, helping us understand exactly what information we still needed before making an informed decision.

What impressed us most throughout the process was the feeling that Vanguard genuinely had our interests as buyers at heart. At no point did we feel rushed, dismissed or treated as just another customer. The level of care, diligence and professionalism shown by everyone involved was exceptional.

I've used Rosanna and Tom for my homebuyer's survey twice now as my first flat purchase fell through, and both times they've been extremely communicative, thorough, and clear - the dream when you're a first time buyer! It can feel like very overwhelming when you're not used to the home buying process, but they put you totally at ease. Would highly recommend, and will likely use them again in future for any other surveys I need.
