I recently sold my house with Cowling & Payne and I can’t thank the team enough for the high level of service and professionalism from start to finish. I wouldn’t hesitate using them again in the future.

rented a 3 bed house in wickford via this estate agents,we moved into the property August 2020 and everything was perfect and fine
Had house inspections every four months which were fine and they were happy with us as tenants
Not the quickest at sorting problems,you had to keep chasing them to be done and sometimes you report a problem and it's not resolved atall
In may 2024 cowling and Payne rung and said they will need to come and do an evaluation of the house but wouldn't say why so there's me panicking
We then got told by cowling and Payne that the landlord wanted to.put the house on the market and is selling up,so again panicking that myself husband and 5 year old are gunna be left homeless as there was hardly anything on the market for rent,as we had a young child they said we will be a first priority when something suitable becomes available,this was not the case,they didn't keep to there word
Day after we moved which was 3rd week September (we went into shared ownership with help of parents lol)
We came back and done a clean of the house
Day after my husband gets an email with 252 attatchent photos saying the house has been left ina terrible condition,sent more photos then what they did explanation
I admit some bits needed carrying out which I admitted but that was only for 1 thing,but things that were even on the things pointed out in the inventory they were bringing up and taking pictures of
Cowling and Payne must be either down right thick or they are not competent at doing there job
The landlord in the end was getting annoyed with them that things was taking so long and that the sale of his house couldn't go through until matter was resolved
Cowling and Payne came back with ridiculous made up quotes of things that they wanted done
In the end I just said I'll go 50/50,and that was accepted
But beware of this estate agents as they will want to take all your deposit plus more so stand your ground
They are a terrible estate agent,totally changed towards us as soon as house was put up for sale(in a nasty abrupt way)
