Auf diese Weise kann bei einer nachträglichen Erweiterung des Wohnraums der Abstellraum in den Wohnraum der Basiseinheit mit einbezogen werden. Dies ist besonders leicht möglich, wenn die entsprechenden Trennwände zwischen Basis- und Erweiterungseinheit im Deckenbereich Querträger aufweisen, so daß die Trennwände leicht demontierbar sind. Die Basiseinheit 12 und die beiden Erweiterungseinheiten 16,18 sind über Durchgänge 28, 30 miteinander verbunden. Diese Durchgänge 28,30 sind an einer definierten Stelle an jeder Einheit 12,16,18 vorgefertigt. Bei einem nachträglichen Anbau einer Erweiterungseinheit 16,18 an die Basiseinheit 12 brauchen diese vorgefertigten Durchgänge, die mit passenden Wandraumelementen verschlossen sind, nur geöffnet zu werden, so daß ohne größere Umbaumaßnahmen eine Verbindung zwischen zwei Einheiten 12,16 bzw. 12,18 herstellbar ist.The
Fig. 4 zeigt in der Basiseinheit 12 ein kombiniertes Wohn/Eßzimmer 32, eine Küche 34 und einen Wirtschaftsraum 36. An den Wirtschaftsraum 36 der Basiseinheit 12 schließt sich über den Durchgang 30 ein Flur der ersten Erweiterungseinheit 16 an, von dem aus Türen zu einem Abstellraum 38 und zu dem Garagenstellplatz 26 abzweigen. Auf der anderen Seite der Basiseinheit 12 führt der Durchgang 28 von der Basiseinheit 12 in eine große Diele 40 der zweiten Erweiterungseinheit 18. Von dort aus zweigen Türen in zwei Kinderzimmer 42,44 und ein Bad 46 ab. Die Kinderzimmer 42,44 können auch als Gästezimmer und/oder Arbeitszimmer benutzt werden. Die Kellerräume und das erste Obergeschoß der Basiseinheit 12 sind aus Gründen der Übersichtlichkeit nicht dargestellt. Für die Basiseinheit 12 und die zweite Erweiterungseinheit 18 ist ein Schacht 27 vorgesehen. Von diesem Schacht 27 führen Versorgungsleitungen zur Basiseinheit 12 und zu einem Kopplungsschacht 29 für die zweite Erweiterungseinheit 18. Die Erweiterung der Basiseinheit 12 durch die zweite Erweiterungseinheit 18 ist problemlos möglich, indem von dem vorgefertigten Schacht 27 mit den vorinstallierten Anschlußmöglichkeiten für Gas, Wasser, Strom, Kanalisation etc. die entsprechenden Versorgungsleitungen für die zweite Erweiterungseinheit 18 nach erfolgtem Anbau zu dem separaten Kopplungsschacht 29 gelegt werden. Auf diese Weise ist der Versorgungsanschluß der zweiten Erweiterungseinheit 18 ohne großen Installationsaufwand möglich. Dies betrifft auch die Installation von Fernwärme oder von Kommunikationskabeln. Das kleine separate Abstellhaus 20 im Vorgarten der zweiten Erweiterungseinheit 18 kann bereits eine vorinstallierte Versorgungseinheit aufweisen, wie z.B. Gastherme, Wasserzähler und Stromzähler. Die installationstechnische Verbindung zwischen Basiseinheit und zweiter Erweiterungseinheit ist daher derart konzipiert, daß über die Schächte 27, Leitungen sowie Kopplungs- und Anschlußschächte 29 eine problemlose Erweiterung der Basiseinheit 12 möglich ist, auf der anderen Seite jedoch die zweite Erweiterung 18 bereits in der Hausanordnung nach Fig. 4 separat abgerechnet werden kann.
Die Abtrennung zwischen Kinderzimmer bzw. Wohnzimmer 44 und Flur bzw. Küche 40 in der zweiten Erweiterungseinheit 18 erfolgt durch eine Drehwand 41, die nach einer Abtrennung der zweiten Erweiterungseinheit 18 von der Basiseinheit 12 eine leichtere Umgestaltung z.B. von der Zimmeranordnung Kinderzimmer/Flur 44,40 (Fig.4) in die Zimmeranordnung Wohnzimmer/Küche (Fig.6) ermöglicht.FIG. 4 shows in the base unit 12 a combined living /

Fig. 5 zeigt eine Alternative zu der Hausanordnung gemäß Fig. 4. Im Gegensatz zu Fig. 4 ist der dort abgebildete Abstellraum 38 in das Wohn/Eßzimmer 32 der Basiseinheit 12 mit einbezogen. Dies ist auf einfache Weise möglich, wenn in den entsprechenden Trennwänden zwischen der Basiseinheit 12 und der ersten Erweiterungseinheit 16 im Bereich der Decke zwischen Erdgeschoß und erstem Obergeschoß Querträger eingezogen sind, so daß für eine Verbindung des Abstellraums 38 der ersten Erweiterungseinheit 16 mit dem Wohn/Eßzimmer 32 der Basiseinheit 12 nur noch die darunter befindlichen Wandelemente entfernt werden müssen. Entfernte Wandelemente könnten beispielsweise zur Verstärkung der Wand 48 zwischen dem Garagenstellplatz 26 und dem Wohn/Eßzimmer 32 verwendet werden. Diese Wand 48 muß nämlich sowohl hinsichtlich der Schall- als auch der Wärmedämmung hohen Anforderungen genügen, während sie vorher nur als Trennwand ausgebildet war. Nischen 50 können zur Lagerung von vorgefertigten Wandraumelementen 52 (Fig. 5 und 6) verwendet werden. Durch die in Fig. 5 dargestellte Umbaumaßnahme wird der Wohn/Eßraum 32 um eine Fläche von 16 qm erweitert und genügt nun höheren Komfortansprüchen.FIG. 5 shows an alternative to the house arrangement according to FIG. 4. Die veräußerbare zweite Erweiterungseinheit ist hingegen mit einer Grundfläche von 42 qm und einem Gartenanteil von ungefähr 200 qm eine sehr attraktive Wohnung, die angesichts der steigenden Anzahl von Singles auch in die bevölkerungspolitische Landschaft paßt.
