A deeply disturbing and unacceptable experience

We booked **The West London House through Booking.com in early July** for a family stay of 10 people from **27 to 31 August 2026**.

Our reservation was confirmed for weeks. Then, just days before our arrival, Flyp Homes suddenly cancelled it, claiming that the property supposedly needed **renovation works**.

But the circumstances surrounding this cancellation are extremely concerning.

Before cancelling our reservation, Flyp Homes specifically asked us **what we were planning to do in London** and asked us to confirm that **we would not be throwing any parties at the property**. We clearly confirmed that we had no intention whatsoever of organising a party.

Despite receiving this confirmation, they subsequently cancelled our booking anyway.

They had also requested the **passports of every single traveller** in our group. We provided them in good faith. Looking back at the sequence of events, this now raises serious questions about the real reason our reservation was cancelled.

After the cancellation, we also came across recent Google reviews and information suggesting that the property **may actually have been occupied during the exact dates of our stay**.

So what was the real reason for cancelling us?

The combination of:

* asking what we planned to do in London,
* specifically questioning us about parties,
* requesting passports from every traveller,
* receiving our confirmation that there would be no party,
* and then cancelling our confirmed booking anyway,

has left us with a **genuine and very serious concern that we may have been subjected to discriminatory treatment or profiling**.

I am deliberately careful with my wording: we do not claim to have definitive proof of racial discrimination. **However, the circumstances are highly suspicious and Flyp Homes has yet to provide a credible explanation.**

We were a group of 10 people who had organised an entire family trip around a confirmed reservation. Cancelling it at the last minute caused considerable stress, additional costs and completely disrupted our plans.

And Booking.com? Despite being informed of the situation, **they did absolutely nothing meaningful to hold the property accountable.**

Flyp Homes should answer some very simple questions:

**Why did you need to know what we planned to do in London?
Why did you specifically ask whether we would throw a party?
Why did you request the passports of every traveller?
Why did you cancel our reservation despite receiving our confirmation that there would be no party?
Why were we told that renovations were the reason?
And was the property actually occupied during our booked dates?**

After this experience, **I would strongly advise travellers to think twice before booking with Flyp Homes.**

A confirmed reservation should mean something. Customers deserve **honesty, transparency and equal treatment — not intrusive questioning, unexplained cancellations and unanswered questions.**

A Smooth and Successful Experience with Flyp

Flyp helped me sell my property smoothly and successfully. Before working with them, I had tried to sell the property three times through traditional sole agents, but none of those attempts resulted in a sale. Flyp’s approach was noticeably different, much more proactive and ultimately effective.

Mike Roux, the Relationship Manager, was absolutely fantastic throughout the entire process. He acted as an essential bridge between the estate agent, the buyer and the conveyancing solicitors, keeping everyone informed, resolving issues and ensuring the sale continued to move forward.

I am extremely pleased with the service I received, particularly Mike’s professionalism, responsiveness and commitment. I would happily recommend both Mike and Flyp to anyone looking for a more proactive and well-coordinated approach to selling their property.

Fantastic Company

I was a novice at selling a property and came across Flyp and their unique concept to selling. I called and, although a little nervous, signed up. Well I needn’t have been nervous. From that moment they guided me through everything. The photos were fantastic and only had to do them once and not for every estate agent. The property was unusual and was always going to be a difficult one to sell but it was kept fresh in the market and eventually sold at the acceptable price. I was always kept up to date every step of the way and the Flyp portal made it very easy to keep abreast of where we were. Communication was fantastic! I dealt with Chris who really couldn’t have been more helpful and I always felt like somebody was on my side. If I had a question about something Chris answered straight away. I really don’t know why anyone would go down the old route of selling a property, this really works even with a difficult property like mine. I would recommend Flyp to everyone.

A very positive service.

Initially, I wasn’t sure as it was a new experience in selling a house but I have to say the flyp team from start to finish has been excellent very responsive and positive especially Chris.

I am a local estate agent who has worked with Flyp on a number of different properties. I have always thoroughly enjoyed this process. The photos have always been to a very high standard and they are very thorough with their marketing information. I have built strong working relationships with their staff and in particular Chris Leech who i have always found extremely communicative, helpful and a pleasure to deal with.

Business to Business relationships are important and i value ours and Flyp's highly.

The whole thing was really easy to use, I could see all the updates and feedback in one place, and the team kept me in the loop the whole way thru.

Do not book with Flyp!!!!

Booked an apartment for one month through AirBnB. Very good responsiveness initially. However 2 days before arriving said the appt had some unexpected maintenance issues and we couldn’t move in. Rather than offer a refund they offered another property which was a 30 min walk away and on different tube lines making our commute for work much harder. We chose the original property for its location and also took out a 1 month gym membership next to the property for our stay. We advised that the new property wasn’t acceptable and asked either for a refund, a later check-in to allow them some time to fix the maintenance issues or a property nearer our work. 20 min response times turned into hours with no resolution. 24 hours from arriving in london we have no refund and are trying to find last min accommodation for a month. Do not trust or use them. So many similar reviews above.

When the maintenance issue arose, we quickly established it was more significant than initially anticipated and could not be resolved in time for your check-in. At that point, we instructed Airbnb to process a full refund on your behalf — however, the refund itself is actioned on their side, and unfortunately their timelines are outside of our control.

We understand this doesn't undo the stress of finding last-minute accommodation, and we recognise that the alternative property we offered didn't meet your needs given your work commute and the gym membership you'd already arranged nearby. That's a completely fair point.

Guest safety is something we take seriously and will never compromise on - which is why we couldn't allow a check-in while the issue remained unresolved.

We hope your stay in London improves from here, and we'd welcome the chance to make this right if you're open to reaching out directly.

Brilliant concept with real potential, but not yet optimised for longer or more complex sale

TL;DR

I would happily recommend Flyp for straightforward property sales where speed to market and broad agent exposure are likely to generate an early sale.

For properties that are likely to involve a longer marketing period, more complex negotiations or an involved chain, I’d think more carefully. The concept is excellent, but I don’t think the current service justifies the fee in these situations, and I’d probably negotiate directly with one or two of the strongest local agents instead.



Writing this review is actually quite difficult because I genuinely love companies that challenge old industries and try to improve them. Estate agency is crying out for innovation, and Flyp has done a fantastic job of rethinking how sellers can access multiple agents through one platform.

The onboarding experience was excellent. Everything moved quickly, communication was clear, and there was real momentum in the first few weeks. Being able to test the market through multiple local agents is a genuinely refreshing concept, and one I think has real potential.

However, after the first couple of months I felt the value Flyp added dropped away significantly.

In reality, only two of the agents became genuinely active in selling our property. Once it became clear who the strongest performers were, there was very little proactive input from Flyp to bring fresh momentum, onboard additional agents, challenge the existing strategy or refresh the listing. At that stage, the experience became almost entirely dependent on the estate agents themselves rather than Flyp.

Where I felt the biggest gap was during the latter stages of the sale.

Selling a home isn’t just about generating viewings. The real value often comes during negotiation, managing chains, keeping momentum, solving problems and getting a deal over the finish line.

In our case, Flyp were largely absent from this part of the process. The estate agent did all the heavy lifting, including managing the chain, negotiating between buyers and sellers, keeping everyone aligned, and even reducing their own fee to help make the deal happen. Without them, I don’t think the transaction would have completed.

That experience made me question whether Flyp’s current business model is fully optimised for sales that involve a longer marketing period or greater complexity.

It feels extremely well designed for the early stages of a sale, where the biggest value comes from launching the property, creating competition between agents and testing the market.

I’m less convinced it has yet evolved to support the later stages of the journey, where proactive strategy, negotiation and chain management become increasingly important.

That’s also where I think the pricing model deserves another look.

Because Flyp charges a percentage of the estate agent’s fee, the amount you pay increases as the property value increases. In our case, that meant paying several thousand pounds for a service that, after the initial onboarding phase, added relatively little compared with the work undertaken by the estate agent.

Personally, I think the value delivered today feels more consistent with a fixed-fee model than a percentage-based one.

Alternatively, Flyp could invest more heavily in supporting the entire sales journey—refreshing marketing, challenging strategy, bringing new agents into play where appropriate, and actively supporting negotiations and chain management—so the percentage fee feels justified throughout the whole transaction.

I also think there’s room for a more premium service. Photography, marketing and the ongoing sales strategy felt quite standardised, whereas some properties require a much more tailored approach as the sale progresses.

Overall, I still think Flyp is onto something genuinely exciting and I hope they continue to evolve the model. I wouldn’t hesitate to recommend it for straightforward sales where speed to market is likely to be the biggest factor.

For more complex sales, my advice would probably be to use Flyp to test the market initially and identify which agents genuinely perform. If the property hasn’t sold within the first 4–8 weeks, I’d either negotiate directly with the strongest-performing agent or discuss a fixed-fee arrangement with Flyp if that’s available.

All Hype and no delivery unfortunately

The agents lacked confidence in them so as a result the agents they enlisted to promote our property were minor players and not local.
No viewings and even with a request to promote to database and SM followers for a discounted sale we received no viewings.
Flyp as with most agents just want to drop the price even when we had property priced well below the market current Semi-detached properties.
Given we had a new kitchen, bathroom and refurbed throughout with a large garden and parking to front and rear not a sniff.
And yet with my own promotion I received 2 offers.
Maybe avoid Flyp and as with agents they talk a good talk but end up wasting both your time and money.

Thank you for your feedback, though we feel the full picture is important for other readers.

The agents we instructed on your behalf were active and local, and they put genuine effort into marketing your property. They reached out to matched-buyer networks, listed across online portals including Rightmove, and collectively contacted hundreds of applicants through email campaigns. Despite this activity, the feedback they reported back was consistent: buyer interest was minimal, and the asking price was above market for the location and size of the property.

We'd also gently challenge the claim that the property was priced well below market. The agents undertook a detailed comparable market analysis, referencing recent sales on the same road and buyer feedback from active applicants. That analysis pointed to a market value notably below the asking price you set. It's also worth noting that the property had previously been marketed by another agent at a lower asking price and failed to sell - the price was then increased before coming to us, not reduced.

Buyer feedback throughout was consistent on two points: they felt the property and garden were in good condition, but the asking price was a deterrent. This was shared with you promptly and regularly.

When you proposed that agents privately communicate a willingness to accept lower offers while continuing to advertise at the original price, they were not comfortable proceeding on that basis, and the instruction ended when you withdrew, as it was absolutely your right to do.

We note that the offers you received through your own promotion were at the price level our agents had advised from the outset, and we're glad you've had interest at that figure.

Our role is to share what the market is telling us and let you make the decisions, which is exactly what we did. Of course we wish that a higher offer was out there, but the market was clear on what the feedback was, and we're genuinely sorry that it wasn't what you were after this time.
