Why Not Pune? — A meaningful dialogue on making Pune a global GCC hub.
Having spent over 26 years in the real estate industry, and working closely with business leaders across sectors, I have never seen a forum wherein Government and Industry collaborate with such clear intent and transparency to determine an outcome.
The session was addressed by the Honorable Chief Minister of Maharashtra Devendra Fadnavis Ji, alongside Commissioner of Pune Municipal Corporation Shri Naval Kishore Ram Ji, and Shri Ganesh Bidkar Ji, with senior bureaucrats and 25 GCC CEOs/leaders of Pune. The session focused on one shared ambition—further strengthening Pune as a preferred destination for Global Capability Centers.
Honorable Chief Minister of Maharashtra Shri Devendra Fadnavis Ji emphasized on Talent, Progressive Policy Framework and Government Support iterating the following points;
• Government’s openness to industry-led policy interventions to address concerns of GCCs
• New GCC policy incentivizing Global Occupiers
• New portal launch by PMC focusing on continued engagement with GCC representatives.
• Pune’s deep engineering and technology talent, combined with its established IT, manufacturing and innovation ecosystem, remains one of the city’s strongest advantages.
Pune Municipal Corporation Commissioner Shri Ram Naval Kishore Ji and senior government officials discussed infrastructure initiatives aimed at improving mobility and quality of life. The key focus areas included:
• Expansion of Metro network and focus on last-mile connectivity
• High-capacity mass transit route (HCMTR), 43.6 kms completely elevated 6 lane corridors.
• Outer ring road – MSRDC; 170 kms
• Inner Ring Road – 83 kms
• Road & traffic improvement plans with the help of AI.
• Completion of Riverside Road connecting East & West Pune.
Hon. Mayor Smt. Manjusha Nagpure highlighted the importance of such dialogues in strengthening Pune’s engagement with the industry and the global business community.
Additionally, I believe that Pune offers quality Grade A real estate infrastructure necessary to support GCC's long-term scalability requirements. Pune is expected to deliver around 65 million sq. ft. of Grade A office supply across micro markets by 2030. This creates a clear advantage for tenants.
GCCs can plan their next five to seven years of growth, secure quality real estate, focus on scalability, and do so in a more cost-effective manner… 75% of Office space being Green Certified.
As Pune continues to build on its talent & technology ecosystem, livability index, proactive governance, the opportunity is clear, “Why Not Pune?”
