I've had a lot of problems with the home since I've moved in. The support in the Atlanta/Woodstock area for maintenance has been rapidly declining. I've had a flooded kitchen for over two months and is still waiting to be fully resolved. I've also requested credits on my monthly rent due to the major inconvenience of not being able to use my kitchen with zero response or acknowledgement, despite me checking in several times to see the status. I will not be renewing my lease next year if this type of support continues and I'm very disappointed in the maintenance team in the Atlanta/Woodstock area. Someone was supposed to come out to resolve this ticket last week and I received a 3 minute notice that they would be at the house, but I was on my way home. They came, left, and no one has called to reschedule. I don't even know who the vendor is. There is zero communication and zero accountability from that team.
First off I love my home..... and when I have a problem with any issue at my home tricon always make sure they send the right technician out to make sure the job is done.... customer service is amazing and they always put they feet in my shoes and make sure I'm satisfied
Awful beyond words. Zero concern for residents. They do nothing to ensure there is proper work done for the work orders. We have been without AC for 3 months, had our patio done so poorly it needed to be redone, and other similar issues.
Tricon is absolutely terrible. In less than a year of living here, I have experienced nine separate instances of water leakage. Each time a repair person comes, they haven't been briefed on the situation, so they simply fix the leak and leave. I explain the issue every time, yet nothing improves. I discovered that there were water leakage problems even with previous tenants. This company offers no apologies and has never once sent a reply. No one should live here—or better yet, a person in charge at Tricon should try living here themselves. At the very least, please contact me with an apology and a response. Also, please provide the name of the person in charge. You must contact me; I will be forced to take legal action.
I have always found that when I have an issue with something in my home, Tricon has stepped up. If they can’t fix it, they call someone who can fix it our fence, our roof and our a/c. Regarding our a/c, if it is not cooling or heating, they are here the same day.
I would NOT recommend renting through Tricon Residential based on my experience. I rented through Pathlight but Tricon took over during the lease. When I moved out, I left the home in excellent condition, and I have photos documenting the condition of the property at move-out. Despite that, Tricon sent me a bill containing thousands of dollars in charges that I strongly dispute.
Among the charges:
• $2,000 for trash removal — Tricon claimed there was trash near the front door, in a bedroom, and in the garage. I dispute that this justified anything close to a $2,000 charge.
• $832 for a refrigerator — The refrigerator was not broken. The photo they provided showed paint on the refrigerator that could be peeled/cleaned off.
• $337 for painting — The home had already been touched up and was left in good condition.
• $2,800 to replace flooring throughout the home — There was absolutely nothing wrong with the floors when I moved out.
Tricon kept the deposit, assessed additional charges, then reported that balance to collections. Based on the condition in which I left the property and the documentation I have, I believe there contractors caused damage to be able to bill. It appears costs associated with improving or renovating the property were passed on to me as move-out charges. I have seen many other reviews from former Tricon residents describing similar disputes over move-out charges and security deposits.
Anyone considering renting from Tricon should document EVERYTHING—and take extensive photos and video immediately before turning in your keys. I am keeping all of my photographs, correspondence, invoices, and collection information. I believe these practices deserve serious scrutiny, and a lawsuit should be filed to hold them accountable for residents being improperly charged after moving out.

I received a reply today 9/4 from Tricon stating that remediation was completed which wasn’t the main issue. The fact it took a week to have some one come out but that time most of the water had dried up by then n is now causing smell no mitigation was done no water vacs was used. Also the issue happened 8/11 and here it is 9/4 3 weeks later and now someone is here to fix the foundation so my concern is valid that TRICON TAKES FOREVER to fix repairs and also go the CHEAPEST ROUTE POSSIBLE. I pay $4510 a month there is no way things shouldn’t be addressed promptly. ON TOP of NO ONE HAD REACHED OUT TO ME TO TALK ABOUT this matter to even ask for videos to see the severity of what happened.

They don’t fix nothing. I have been living with mildew carpet since August 23,2026. Haven’t heard from them since the pipe burst and I’ve been walking in brown water over my feet. 0 out of a 10 do not recommend.

When we first moved in maintenance was awesome! The application process was easy and fast, rent payment in the app was easy, the administrative team was fast to respond due to military orders, and the home itself was GORGEOUS. We loved being able to rent from you guys and we hope when the timing is right we can do so again in the future!

The whole experience has been mortifying. I would never recommend Tricon to anyone. The home they advertised is not the home I moved into there is multiple things wrong. They give you the run around the home was not move in ready plumbing issues mold in the home and trimites in kitchen. And I’m still fighting them to fix these issues and I have only lived here for 29 days. And when I move out I will write a terrible review. My advice would be to run there’s better companies out there.

Tricon is not a good property management company at all. People show up at our house to render services we didn’t ask for and other times I schedule maintenance they set a 3 hour block and called me two hours after the scheduled time. We pay for services they no longer provide and they provide no reconciliation for issues.

This past required service was the best ac repair company.. Southern AC.. was spot on. The whole event even though stressful as we had no AC during summer in SC went well and quick.. this company was great
