Based on my experience, I would strongly recommend that real estate professionals consider a different commission advance company—one that is transparent about its pricing, fees, and the actual cost of receiving an advance.
My biggest concern with eCommission is the lack of clear, upfront disclosure regarding what the advance actually costs. Their transaction is structured as the purchase of a portion of a real estate commission rather than a traditional loan, but regardless of how the transaction is characterized, I believe a customer should be able to clearly understand exactly how much money they are receiving, exactly how much they are giving up in return, and what that translates to as an actual cost.
When I specifically asked for an itemized breakdown showing the cost associated with advancing a particular amount of money, I was extremely dissatisfied with the level of transparency I received. I could not get a straightforward breakdown by email or phone that clearly explained the pricing in a way I believe every consumer should receive before agreeing to a financial transaction.
In my opinion, the cost was extraordinarily high, and the lack of transparency surrounding that cost made the experience even more troubling. I personally found the business model and pricing predatory and unacceptable.
Real estate professionals work extremely hard for their commissions. If you are considering a commission advance, I strongly encourage you to shop around, compare the TOTAL dollars you will give up—not merely the amount of cash you receive upfront—and insist on receiving every fee and cost in writing before signing anything.
I would not use eCommission again, and based on my experience, I cannot recommend them.
I would also like to hear from other real estate professionals who have had similar experiences with eCommission or commission advance companies operating this way. If you have experienced difficulty obtaining a clear breakdown of the true cost of an advance, please reach out to me.
If this is a broader industry practice, I believe it deserves serious examination. Perhaps there needs to be stronger disclosure requirements, regulatory attention, or legislative advocacy requiring commission advance companies to clearly disclose—in plain English and actual dollars—exactly what an agent is paying or giving up before entering into the transaction.
Transparency should not be something a customer has to fight for. If a company is purchasing thousands of dollars of your future commission, you should know exactly what that transaction is costing you before you sign.
