Every maintenance task starts with a question. Repair or replace. Can this wait. Can we prove the inspection happened. What needs attention first. Those are the right questions. The problem is that answering them means opening a work order system, a document folder, a set of drawings, and a spreadsheet — then calling someone who remembers the rest. The information exists. It just isn't connected to the asset. #IWMS #Vlogic #Facilitymanagers

Three things have to be consistent before a capital program becomes legible to leadership. The process: plan, define, authorize, deliver, close. The information: budget, schedule, risk, status — meaning the same thing on every project. And the owner view: one place where portfolio reporting comes from. Most organizations have the first one written down somewhere. The second is where it breaks, because every project manager inherits their own definitions and nobody ever wrote them down. Flexible enough for every project. Consistent enough for every portfolio. #CapitalProjects #FacilityManagement #IWMS

Every project team can tell you where their project stands. That isn't the same as leadership knowing where the program stands. Project visibility is a reporting problem solved at the project level. Portfolio confidence is a definitions problem solved across all of them — what counts as on schedule, what counts as committed budget, what counts as a risk worth escalating. Buy software for the first and you'll still be reconciling spreadsheets before every board meeting. #CapitalProjects #FacilityManagement #IWMS

A CMMS records what happened. It doesn't tell a technician where the drawing is. That gap costs real money: fifteen minutes per tech per day, across twenty techs, is about $65,000 a year at a $50 burdened rate. Our calculator puts your own figures against it and shows the share that's recoverable when the drawing, manual, and history sit on the asset itself. Run the numbers here: https://lnkd.in/eCMTa89N

A 30-minute repair takes 50 minutes in most hospitals. The other 20 go to finding the asset history, locating the life safety plan, checking the warranty, and calling the one tech who knows that air handler. None of it maintains anything. All of it is paid time and it's the same information a surveyor will ask you to produce. When a work order lands, what's the first thing your techs go looking for?

One asset record, and everything attached to it. Service history, current life safety drawings, PM and AEM completion, floor plan location, lifecycle cost. Connected, not scattered across six systems. Which means the technician starts work faster, and the surveyor gets proof instead of a reconstruction. Learn more here: https://hubs.ly/Q04x2ZcB0

40% of a hospital repair happens before a technician touches a tool. Finding the asset history. Locating the life safety plan. Checking the warranty. Our new ebook for healthcare facility leaders covers where that time goes, what it costs, and what the best hospital teams do differently. Most maintenance teams aren't slow. They're stuck waiting. Waiting on the asset history someone kept in a spreadsheet. Waiting to figure out which mechanical room the unit is actually in. Waiting because the site next door does intake completely differently. Three things fix most of it: One record per asset. Every asset on the floor plan. One process across every site. Which of the three is the biggest gap on your team right now? #FacilityManagement #MaintenanceManagement

Most campus capital plans don't fail at the funding stage. They fail at the tracking stage. A capital project management system in higher ed has to do three things: - Keep the full project portfolio in one place - Connect it to the space and asset data underneath it - Produce a defensible number when someone asks for one That third one matters more every year. Deferred maintenance backlogs keep growing, and the case for the next round of funding only lands when you can show exactly what the last round bought. If you're heading into FY planning, the time to fix the tracking is before the projects start.
