But perhaps the more interesting question is whether some of what we are seeing is actually a nod to the future of housebuilding. For years, the industry has understandably talked about volume. More homes. More outlets. Bigger landbanks. More regions. Growth. But are we sometimes looking at the wrong metric? Housebuilding is an extraordinarily capital-intensive business. Land is bought years before the final home is sold. Planning is unpredictable. Build costs move. Sales rates fluctuate. And developers are increasingly being asked to absorb more infrastructure, regulatory and planning obligations. Against that backdrop, relatively modest margins can involve an enormous amount of capital and risk — despite what some of the headlines might suggest! Which is why return on capital employed deserves far more attention. Miller Homes Ltd is an interesting example. In 2025, Miller increased ROCE from 22.9% to 29.9%. At the same time, completions increased 29%, turnover increased 34% and adjusted operating profit increased 40%. This morning Adam Daniels took us through the economics of some individual sites. One of the examples generated a ROCE of 311%. Three hundred and eleven per cent! It was a striking illustration of why looking at margin alone doesn't necessarily tell the whole story. Perhaps the question isn't simply: “What margin is being made on each house?” It is: “How much capital is being put at risk, for how long, and what return is it generating?” That feels particularly relevant when looking at Vistry. A smaller landbank. Greater selectivity. Tighter capital allocation. Fewer regions. More focus on cash and returns. Perhaps rather than sensationalising the announcement, there is a more interesting question to ask. Is this a nod towards the future of housebuilding? The country unquestionably needs more homes. But if delivering those homes requires developers to take increasing amounts of planning, land, build-cost and sales risk for relatively modest margins, something has to give. Maybe the next chapter of UK housebuilding isn't simply about more homes and more scale. Maybe it's about generating better returns from the capital you put at risk. Scott Chamberlin gefällt dasScott Chamberlin gefällt dasIn memory of my dad, Ian Beal ❤️ It is with great sadness that I share the news that my dad, Ian Beal, has recently passed away. Dad dedicated more than 40 years of his life to the construction industry. Starting with a technical background, he worked his way up through the industry to become a Managing Director, building a career he was incredibly proud of. Throughout those years, he worked for some of the biggest names in house building, including Redrow, Miller and more recently, Persimmon, as well as many other companies across the industry. But Dad’s career was never just about buildings, projects or business. He genuinely cared about people. He cared about the staff who worked for him, the colleagues he worked alongside and, importantly, the customers whose homes they were building. He always believed in looking after people and doing things properly. Over more than four decades, Dad built an incredible network of friends, colleagues and professional relationships within the construction industry. I know many of you will have worked with him, learned from him, shared a project with him or simply enjoyed a few laughs with him along the way. Dad was always incredibly supportive of me, particularly in my own career in construction. Having someone with his experience to turn to was something I valued enormously. He was always there with advice, encouragement and support, and I know how proud he was to see me following my own path in the industry. I wanted to share this here so that the many people who knew Dad through his long career could hear the news and, if you wish, share your own memories of him. We are incredibly proud of the career he built, but even more proud of the man, dad, husband and friend he was. He will be deeply missed by his family, friends, colleagues and everyone whose life he touched. Rest in peace, Dad. I love you and I will miss you more than words can say. ❤️

Scott Chamberlin gefällt dasScott Chamberlin gefällt dasLast week marked one year since I joined Miller Homes Ltd as a Land Trainee, and it’s hard to believe how quickly the time has gone. Going into the role, I knew there would be a lot to learn, but I underestimated just how much goes into the land process and how many different areas of the business contribute to bringing a site forward. It’s been a year full of learning, challenges and new experiences, and I’ve really enjoyed gaining a better understanding of the housebuilding industry and the role Land plays within it. A particular highlight has been completing the Gateley Legal Housebuilders Course, which has given me a much greater understanding of the legal side of the industry, although there is still a lot more to learn! I’m incredibly grateful to everyone at Miller Homes who has supported me over the past year and taken the time to share their knowledge and experience. Special thanks to the other members of the Land team, Neil Ballett, Ciaran Kinsella and Jack Polson for helping me on this journey. I’m looking forward to continuing to learn from my colleagues and the wider teams, taking on new challenges and seeing what the next year brings. Here’s to year two!
