He's the one who makes sure what we design actually gets built, on time and without cutting corners. Shweta Sawhney, Founder & Group CEO, celebrates hers today. Everything Altre stands for, from taking on hard problems to delivering solutions the right way, started with her. Happy birthday to both of you, from the team that gets to build alongside you. #altre #teamculture #birthday

ANURAG TYAGI, MRICS shared thisOver the last few years, I’ve seen the same challenge emerge across many organizations when it comes to office design. The office is often still planned around attendance rather than attraction. But in today’s hybrid world, employees are far more likely to come in when the workplace provides experiences, collaboration, and value that simply aren’t available from a home office. We put together a full breakdown of what's actually changed in how offices need to work in 2026. This is the first of a few things I'll be sharing from it. Full report linked below. ANURAG TYAGI, MRICS shared thisWorth a read for everyone across the commercial real estate and workplace ecosystem.ANURAG TYAGI, MRICS shared thisYour office has a measurable IQ. Most leaders have never checked the score. Cost per square foot tells you what it cost, not what it returns. We just released the Altre Office Fit-Out Playbook 2026: the exact air, light, acoustic and cost benchmarks that turn a workspace into a performance asset. The real question for 2026 isn’t what your office cost. It’s what it’s returning. Comment “PLAYBOOK” and we’ll send it to you. Offices are now being designed for focus, collaboration, retention, wellbeing, and performance. So what exactly should the modern office deliver now? ANURAG TYAGI, MRICS reposted thisANURAG TYAGI, MRICS reposted thisOffices today are no longer competing with other offices. They are competing with the convenience and flexibility of working from home, and that changes the rules of workplace strategy entirely. The smartest companies are now looking at offices through a far sharper lens of: – Retention – Productivity – Collaboration – Utilisation – Operational agility – Long-term occupancy strategy In many ways, the role of the office is being redefined altogether, and what was once viewed just as a real estate decision is increasingly becoming a business performance decision. Stay tuned for Altre’s first Office Fit-out Playbook, which explores how workplace expectations, design priorities and delivery models are being redefined for 2026 and beyond. ANURAG TYAGI, MRICS liked thisANURAG TYAGI, MRICS liked thisGrateful to have been invited to the Google for Startups Sprint earlier this week. It was a focused room of consumer tech founders, investors and operators, and Altre was glad to be part of it. Takeaways that every founder should hear, here is what stayed with me: On building the business: - Vulnerability is a strength, not a weakness. - Get the basics right: the product you sell, the customer experience, and repeat business. - Self-funding is the most powerful way to build. Don't burn cash in the early days. If you can afford to scale boot strapped it will benefit you in the long run! - A founder and an entrepreneur are not the same thing. The difference is worth thinking about. 🙂 On pivoting - The hardest part of a pivot is accepting it. Worse than failing is refusing to admit you're going the wrong way. - When the vision changes, be honest with your team. Tell them the truth, and be convincing about what comes next. On financial discipline - The day you raise capital, you're no longer the only owner of your company. - Being disciplined with your numbers from Day 1 is crucial. On the founder mindset - There's no perfect role model. Take one trait from one person and another from someone else. - People will leave. Don't let that shake your confidence. - Be a problem spotter. Question your relevance every day and stay edgy. As a founder building Altre Digital, a lot of this hit close to home, especially financial discipline and questioning our relevance every day. Thank you Google, for bringing this room together! Some of the best moments were the hallway chats. Thanks to Ragini Das and the Google team for putting together a room where founders could be candid. ANURAG TYAGI, MRICS liked thisANURAG TYAGI, MRICS liked thisIndia is using flex offices far more than the US, the market that popularized them. In the US, flex is about 2.2% of office inventory, barely up from ~2% last year. In India it's 10-12%, and coworking made up about 20% of office leasing in H1 2026. (The bases differ, so it's not a perfect like-for-like comparison.) Part of it is plain demand. GCCs and startups want to open in a new city without a long lock-in, and headcount plans keep shifting. The part I think gets less attention is search. Flex only works at scale if you can see what's available and compare it quickly. At Altre, occupiers look at flex and conventional inventory together and compare price, location and building specs in one place, instead of piecing together broker decks. Once that's possible, "we need seats in a new city next quarter" becomes an easy ask. We expect India's coworking sector to grow 15-20% a year through 2030. I'm curious whether the US catches up or India keeps pulling ahead. #FlexibleWorkspace, #PropTech, #GCC #CommercialRealEstate Altre Digital ANURAG TYAGI, MRICS Mahipal Rajpurohit Ajay Kumar Anjula Tyagi Neha Mutreja

ANURAG TYAGI, MRICS liked thisANURAG TYAGI, MRICS liked thisNew chapter. Joined Zodia Custody today as Compliance Director. For a long time, I watched the digital asset space from the sidelines, knowing that the infrastructure for institutional participation wasn't ready yet. It's ready now. Digital assets is the next frontier for institutional finance. Zodia is the custody infrastructure making it possible — bank-grade, regulated, and institution-first. Right in the middle of Australia's digital asset moment! Delighted to be working with Sophie Bowler and Ryan Hodges in the Australia team. ANURAG TYAGI, MRICS liked thisANURAG TYAGI, MRICS liked thisBFSI has become one of the largest occupiers of office space in India, and the underlying market dynamics have shifted meaningfully in a short span of time. Global Capability Centres are no longer a back-office function, they now drive the majority of demand. Occupiers are increasingly consolidating into fewer, larger, campus-scale leases rather than distributed smaller footprints. Mumbai and Bengaluru continue to anchor the market, but Hyderabad has emerged as the sector's value anchor, offering cost-competitive rents and a rapidly expanding Grade-A supply, making it the fastest-growing BFSI office market in the country. For organizations making real estate decisions in this sector, these shifts carry direct implications for long-term portfolio strategy. A detailed breakdown is coming soon in India BFSI Industry Report 2026. #BFSI #GCC #CommercialRealEstate #IndiaRealEstate Altre Digital Shweta Sawhney ANURAG TYAGI, MRICS Mahipal Rajpurohit Aaradhna Mangla Rohan Bhattacharyya

ANURAG TYAGI, MRICS liked thisANURAG TYAGI, MRICS liked thisIndia's BFSI sector isn't just leasing more office space. It's leasing differently. Investment banks, GCCs, and financial institutions are consolidating into fewer, larger campuses, chasing risk analytics, compliance, and AI-driven mandates rather than back-office headcount. The result is a sector that's grown its office footprint for three straight years, concentrated in a handful of cities that now set the tone for rent and availability nationally. We've put together a full breakdown of where BFSI is leasing, at what price, and why, across India's top eight markets. Full report coming soon along with a way to understand the data in a smarter manner. #BFSI #commercialrealestate #india #altre Shweta Sawhney | ANURAG TYAGI, MRICS | Mahipal Rajpurohit | Vidushi Kajla | Aaradhna Mangla | Rohan Bhattacharyya

ANURAG TYAGI, MRICS liked thisANURAG TYAGI, MRICS liked thisWhat happens when AI does the analysis, but you still have to do the work of turning it into something useful? This is one of the gaps we’ve been thinking about at @Altre. In commercial real estate, an answer is rarely the end of the process. It usually needs to be shared with a leadership team, discussed internally, compared with other options and eventually become part of a decision. That’s why we built Aly Takeout. You can ask Aly a question, get the analysis, and with one click turn that analysis into a structured, shareable report. For example, ask Aly: “What city is best for setting up an R&D GCC?” Aly does the analysis across the relevant data points and gives you the answer. With Takeout, you can take that analysis out of the conversation directly into your email and share it with your team. AI should not just give you an answer but help you move the decision forward. That is what we are building Aly to do. #AI #ArtificialIntelligence #CommercialRealEstate #PropTech #Altre Altre Digital ANURAG TYAGI, MRICS Prakash Singh Mahipal Rajpurohit

ANURAG TYAGI, MRICS liked thisANURAG TYAGI, MRICS liked thisEarlier this week marked another proud milestone in Alight's growth journey in India as we officially inaugurated our newest office in Coimbatore and welcomed 230+ colleagues who are going live from this location. 🚀 What makes this moment special is not just the opening of a new office, but the expansion of our ability to serve clients, create opportunities, and strengthen our presence across India. Coimbatore is home to exceptional talent, a strong educational ecosystem, and a growing technology community. We are excited to become part of this vibrant city and to provide an environment where our colleagues can learn, collaborate, innovate, and thrive. As I walked through the office and met many of our colleagues, I was reminded that buildings don't create great companies, people do. The energy, enthusiasm, and commitment of our colleagues are what truly make this inauguration meaningful. A heartfelt thank you to everyone who contributed to making this launch successful, and especially to our new Coimbatore team members for embarking on this journey with us. India’s real estate market is still in its early growth phase and has a long way to go before it reaches its full potential. The demand for homes—especially in the mid-income segment—is increasing steadily as more people look to own good quality housing. Developers are also becoming more organized and focused on creating better living spaces with long-term value. This phase of steady growth is setting the foundation for a much stronger and more stable real estate market in the years ahead. https://lnkd.in/gPg2kWAM #RealEstateIndia #IndianPropertyMarket #HousingGrowth #MidIncomeHomes #PropertyInvestment #RealEstateTrends #HomeBuying #UrbanDevelopment #AffordableLuxury #IndiaGrowthStory #RealEstateOpportunities #PropertyInsights #FutureOfHousing #RealEstateJourney

Are we looking at Pune real estate through too narrow a lens? So many development conversations in Pune eventually land on the same question: how much FSI can we consume? FSI matters. But I don't think it should be where the strategy starts. Two land parcels with similar development potential can lead to completely different outcomes. One might be better suited for bungalows. Another for plotted development. Another for mid-rise housing. Another for high-rise. In some locations, the right answer is a mix of formats, or a phased approach altogether. The real question isn't "how much can we build?" It's: what development format is inherently compatible with this location? That takes more than an FSI calculation. It takes a read on: → Surrounding development → Road network and accessibility → Neighbourhood character → Buyer profile → Existing and future infrastructure → Ticket size and affordability → Market absorption → Competition → Construction economics → Holding capacity → Exit or long-term income objectives This is where a developer's real responsibility begins. A landowner owns the land. An intermediary facilitates the transaction. A developer should bring something more — the ability to read the land and the market together, and determine what the land should become. Maximising FSI consumption maximises built-up area. It doesn't automatically maximise value. Maybe the better question isn't "how much can we build here?" It's "what's the right thing to build here?" I believe Pune's next phase of real estate needs a lot more of this conversation.
