💡 Luxury has levels 🔸Because it’s the highest class categorized by STR, Luxury spans a wide range of price points. 💡 Performance varies by Luxury level, but not much 🔸Price and demand are often inversely related. Europe's Luxury hotel segment provides a clear example, with occupancy at lower-priced Luxury hotels running seven percentage points higher than properties in the top price quartile. 🔸From a growth perspective, occupancy gains are much stronger among lower-priced Luxury properties, although occupancy has been rising for all quartiles. ADR is rising, too, which highlights several points: 1️⃣ The appetite for high-end travel has not diminished. 2️⃣ High-income consumers have not reached the bottom of their pocketbooks. 3️⃣ We are likely seeing some trade-up into Luxury travel, given the 3% occ growth reported by the 25th percentile. While it’s possible there is trade-down within Luxury, growth across all four quartiles does suggest new or traded-up travelers.
